Proposed 50-story DTLA apartment tower takes another step forward

 

A draft environmental impact report published last week by the Los Angeles Department of City Planning offers a closer look at a proposal from Mitsui Fudosan America (MFA)to redevelop a Downtown parking garage with a high-rise apartment building.

 

The project, first submitted to the Planning Department in 2017, had called for the construction of a 40-story tower on a property on the north side of 8th Street between Hope Street and Grand Avenue, featuring a minimum of 547 dwellings above roughly 7,500 square feet of ground-floor commercial space and parking for nearly 600 vehicles.

 

Updated plans submitted earlier this year to the City of Los Angeles now call for the construction of a taller 50-story tower containing a 580 studio, one, two-, and three-bedroom dwellings with 7,500 square feet of street-fronting retail space. Parking for 636 vehicles would be provided on eight above-grade levels and three subsurface levels.

53-story apartment tower planned above The BLOC's parking garage

 

Three years after taking over management of The BLOC in Downtown Los Angeles, developer National Real Estate Advisors is following through on plans to add a residential high-rise to the property (and a lot of signage).

 

An entity affiliated with the Washington, D.C.-based firm recently submitted plans to the Department of City Planning seeking approvals to construct a new tower atop The BLOC's parking garage - a fortress-like structure which fronts 8th, Flower, and Hope Streets. Plans call for a total of 466 apartments in a mix of studio, one-, two-, and three-bedroom layouts, with 441 parking stalls provided within the existing garage.

 

Handel Architects is designing the proposed residential tower, which would add 41 stories atop The BLOC's existing 12-level garage, resulting in a 53-story, 710-foot-tall building. Architectural plans show a contemporary glass-and-steel structure with a sculpted glass rooftop and an outdoor deck. Additional amenities are planned at the lowest floor of the new tower.

Bjarke Ingels-designed 670 Mesquit development showing life signs

 

After nearly five years of quiet, plans to redevelop one of the Arts District's numerous cold storage facilities with a towering Bjarke Ingels-designed development has roared back to life.

 

To close out the year, the Los Angeles Department of City Planning has published a draft environmental impact report for 670 Mesquit, Vella Group's proposed mixed-use, high-rise complex along the east bank of the L.A. River.

Late in 2021, a filing with City of Los Angeles unveiled plans from National Real Estate Advisors to construct a new apartment tower at The BLOC in Downtown. New images posted to the website of landscape architecture firm RELM offer up new angles (and new details) on the skyline-altering project.

 

The proposed development, according to its Planning Department case filing, would consist of a 53-story tower featuring 466 studio, one-, two-, and three-bedroom bedroom apartments, with 441 parking stalls to be provided in The BLOC's existing 12-story parking garage.

CAA is moving its HQ to new Century City office tower

 

After nearly two decades, a JMB Realty's plans to redevelop a long-vacant site in the heart of Century City is about to come to fruition.

 

Earlier today, Creative Artists Agency (CAA) announced that it would relocate its headquarters into Century City Center, the 37-story, 730,000-square-foot office tower that has long been planned at 1950 Avenue of the Stars. JMB Realty is expected to complete construction of the building in 2026.

 

Designed by Johnson Fain, the tower will also include two acres of landscaped courtyards and gardens, and will sit almost directly above a new subway station now being built at the intersection of Constellation Boulevard and Avenue of the Stars. JMB expects that the tower will achieve LEED Platinum Certification.

Redwood-inspired DTLA tower takes a small step forward

 

A proposed Downtown high-rise with a design inspired by California's redwood trees has taken a key step forward, following the publication of a Sustainable Communities Environmental Assessment for the project.


The project, slated to replace a mid-century warehouse located at the southwest corner of 11th and Hill Streets in the South Park neighborhood, is being developed as a joint venture between Australian developer Crown Group, Magnus Property Pte Ltd., and ASRI. Under current plans, the two-story industrial building would make way for a new 40-story edifice featuring:

  • 319 one-, two-, and three-bedroom condominiums;
  • 160 TORS units;
  • 3,429 square feet of ground-floor restaurant space; and
  • 390 parking stalls on six above-grade levels and two basement levels.

i just noticed this --- unlike nyc's moribund half built and leaning chinese oceanwide tower downtown, it seems there is a chance the also long stalled los angeles version could get restarted. maybe that means for nyc too, i dk?

The project calls for 504 condominiums, a 184-room Park Hyatt hotel, and 150,000 square feet of retail space on the block bounded by Figueroa, Flower, 11th and 12th streets, per Urbanize. The futuristic Lucas Museum of Narrative Art is quickly changing the landscape of Exposition Park in Los Angeles.

 

Part spaceship, part education, dining and retail complex, the 11-acre campus is rising adjacent to L.A. landmarks including Memorial Coliseum and the space shuttle Endeavour exhibit.

 

The $1-billion museum, funded primarily by filmmaker George Lucas and wife Mellody Hobson, has pushed back its opening date from 2023 to 2025. The two-year delay, the museum says, is due to pandemic complications, specifically supply chain issues that have made the procuring of certain construction materials difficult.

And this is troublesome given that Metro just opened the Regional Connector light rail subway and the Purple Line extensions out to UCLA will open by the time this new building is occupied.  The best place to live in LA car-free is downtown.

actually driving around central los angeles is great. i freakin love it — its my fav city to cruise around aimlessly in. however, jumping up on the highways is a much different story. ugh, best avoided. as a tourist or casual visitor its easy to avoid though. parking can be hard too, but only right in front of the most popular places, otherwise its by far mostly easy. so my bottom line advice is definitely rent a car and drive around when in el lay, at least for a part of a visit.  👍

My first visit to LA I was there for a week for work. I stayed in Koreatown. Simply driving down Wilshire to Santa Monica, or around Downtown, etc. was actually very pleasant. LA has its issues with sprawl, but in the basin that encompasses most of the city, it's honestly a really nice drive when you can go 20 miles and it remains built up and urban enough along that stretch.

 

I also ended up on a Saturday (this was when restrictions on non resident visitors during COVID were in place so I couldn't do much) I ended up driving from San Clemente to Malibu along the coast. It took all day stopping and enjoying the weather, the views, etc.

 

I don't know if I'd want to drive around that city to commute per se, but it was surprisingly easy to fall into the California "let's drive everywhere" mindset when there haha.

The I-10 freeway near downtown will be closed for several months due to a fire:

 

It's like, we've now had several overpasses/viaduct collapse around the country due to fires, but somehow 9/11 required dynamite.

Except unlike now that synth soundtrack was crafted by someone who was a real musician - i.e. they understand modes, harmony, etc.  Plus, I really wanted to hear those live jazz bands more than I wanted to hear the synths. 

 

It's interesting to see how similar all of the futuristic "city-within-a-city" projects were.  There really isn't much of a difference between Century City and the World Trade Center - twin "signature" towers, no street grid, huge underground parking garage. In fact there is a similarity between the contrasting twin towers - both sets were oriented so that tenants couldn't see directly into the opposite tower.  For whatever reason it's okay to be able to see into neighboring buildings in a real downtown but not okay in a new, planned downtown.

Huge Arts District project clears hurdle on path to construction

A long-planned $1.4-billion real estate development at the foot of the newly famous Sixth Street Viaduct in downtown Los Angeles is closer to getting underway after receiving approval from the city Planning Commission.

 

The four-building mega development known as 670 Mesquit will have apartments, offices, a hotel, a charter elementary school, shops and restaurants if the City Council signs off on the plans to replace a cold storage facility on the west side of the Los Angeles River with the mixed-use complex designed by Danish architect Bjarke Ingels Group.

An Art Deco apartment tower is coming to the Westside, per a recent application submitted to the City of Santa Monica.


The proposed project from Jacmar Cos., slated for a property at 1427 Lincoln Boulevard, is dubbed Asterisk Santa Monica. Plans call for the construction of a 13-story building featuring 100 studio, one, two-, and three-bedroom apartments above a three-level, 100-car subterranean parking garage.

 

KFA Architecture is designing Asterisk, which would incorporate amenity space at the roof and ground floors, including an outdoor pool deck. Renderings show a building with a turquoise-colored facade, with detailing reminiscent of the Eastern Columbia Building in Downtown Los Angeles.

 

i love an eastern bldg doppleganger. come to think of it i am surprized it hasn’t been done before. i wonder if the turquoise is ceramic?

It didn’t say, but if it is a cheap material the building will look terrible.
