Malls to undergo facelifts

DAYTON | — Glimcher Realty Trust, owner of the Mall at Fairfield Commons and the Dayton Mall, is planning a $35 million expansion that could bring a host of specialty shops and restaurants to both shopping centers.

 

The demand for upscale retail, coupled with Glimcher's desire to maintain its market dominance, is pushing the company to revamp its two Dayton-area properties. Glimcher's plans follow recent moves by a competing developer to establish a $186 million retail and entertainment center in Beavercreek.

 

"Part of it is defensive and part of it is offensive," company President Michael Glimcher said. "We've been talking about this for two years and we've decided it's time to get more aggressive."

Interesting concept...I can see a Borders at Fairfield Commons.

 

However, the additions to the Dayton Mall looks pretty minimal.

MIAMI TWP. | Construction crews are bulldozing dirt and ripping up asphalt at the Dayton Mall.

 

Construction has begun on the $19 million mall redevelopment project that will add a 96,000-square-foot, open-air lifestyle center to the mall's parking lot along Ohio 725.

 

The center will include shops, a bookstore and three full-service restaurants. The mall's facade also will be renovated and a courtyard will be added.

The Miami Valley is about to catch a giant retail wave.

 

Construction of The Greene, a $186 million upscale retail and entertainment center at Interstate 675 and Indian Ripple Road, is pushing other local shopping venue owners to pour millions of dollars of improvements into their existing centers. As a result, Miami Valley residents soon will have more shopping options.

 

But some retail industry insiders question whether this onslaught of retail construction is good for the region. They say the Dayton area may not be able to support all of the new projects and that some could struggle or never get off the ground.

Dayton Mall retrofit starts to take shape

Open-air pedestrian-friendly concept has ground breaking ceremony

MIAMI TWP., Montgomery County | Shoppers navigating the ripped-up asphalt and temporary dead-ends in the Dayton Mall's parking lot along Ohio 725 know that lifestyle-center retailers are on their way.

 

What they don't know is exactly how this "walkable community" will look and feel, and who those retailers might be.

 

But a concept site plan from Glimcher Realty Trust, the Columbus-based owner of the mall, lists 19 retailers and four restaurants for its $19 million retrofit of the 1970s-era indoor mall.

The placement of the trees looks odd. Some of that looks like trees surrounded by pavement and no parking. Some that look part of the same area are in grass some in pavement.

 

Weird indeed.....

^That is odd... maybe it was just done by whoever made the map.  "Hmmn an empty spot... needs some trees!"

Cost Plus!  I remember them when I lived in the Bay Area..they are sort of a better Pier One.

 

The Track and Trail place sounds interesting. 

 

I also see a bit of retail musical chairs, too...the Borders will be moving from that South Point or Southtown shopping center just east on 725, which is where that dead K-Mart is.  Bravo is in an outlot in the same shopping center.

 

Too bad we are not getting a Joseph Beth.  With the decline Books and Company (which has really went downhill) Joseph-Beth is the best in the region (yet the Wexner gift shop is still tops for design and architecture books/mags).

 

In any case, the Dayton Mall needs all the help it can get.  It was one of those DeBartolo malls, which are very utilitarian, even for the times they where built in.

 

Am I the only one not a big fan of the "open air" shopping?  It sucks in the winter!

DAYTON, OH - Glimcher Realty Trust recently started work on Dayton Streetscape, a new lifestyle component that will be connected to the existing 1.3-million-sf Dayton Mall. The 90,000-sf addition will feature high-end restaurant and retail tenants in an open-air, pedestrian-friendly setting.

 

P.F. Chang's China Bistro and Jared jewelry store anticipate opening in time for the 2005 holiday season with the balance of the stores opening in first quarter 2006. Signed retailers include Cost Plus World Market, Sur La Table, Birkenstock, Track & Trail, Borders Books and Music, and Bravo! Italian Cucina.

 

The Dayton Mall is situated at the intersection of State Routes 725 and 741 and is bordered by Interstates 75 and 675. Anchored by Elder-Beerman, Lazarus, J.C. Penney and Sears, Dayton Mall also includes 145 specialty stores, including a 10-unit food court. Recent store openings in the mall include Old Navy, Linens ‘n Things and DSW Shoe Warehouse.

The Rusty Bucket Tavern and Grill, a mainstay in the Columbus market, is kicking into the Dayton area this fall with a locations at the Dayton Mall.

 

The 4,500-square-foot restaurant will seat 170 people and serve more than 80 beers from around the world, said Gary Callicoat, president and partner in the Rusty Bucket.

 

He said the tavern will cost about $750,000 to build and will employ 45 people.

DAYTON | The Borders bookstore at South Towne Centre that closed in February will reopen next month at the Dayton Mall.

 

The new 22,000-square-foot store is part of a $19 million retrofit of the 1970s-era Dayton Mall now under way by mall owner Glimcher Realty Trust, based in Columbus.

 

The retrofit includes 19 retailers and four restaurants in an open-air, pedestrian-friendly place that blends shopping, food and entertainment.

Brazilian steakhouse to open at Dayton Mall

Dayton's first Brazilian steakhouse, to be called Cena, will open in October in the Village at Dayton Mall. It will be a local, independent restaurant, operated by Eva Christian, owner of Cafe Boulevard in the Oregon Historic District.

 

Christian, the sole owner, puts a $1 million pricetag on the venture, which will seat 260 in a dining room and lounge and have patio dining in season and Brazilian entertainment on weekends. Cafe Boulevard, opened in 1997, will remain open, she says.

 

The churrascaria, with origins in the fireside roasts of the gauchos of southern Brazil, has become wildly popular in New York, Chicago and Miami. The flamboyant feature is servers who carve huge skewers of grilled meats at the table. The $30 dinners are all-you-can-eat, including an array of salads, appetizers, soups and side dishes.

Eva Christian, though Croatian, had her first restaurant not in Dayton, but in Germany, either in Nurnberg or Erlangen or thereabouts.  The Cafe Boulevard was sort of the American version of her German place. 

 

Cafe Bouelvard was also one of my favorite Oregon places, and I'm looking forwad to this new venture of hers. Latin American cuisine sells in Dayton, as proven by El Meson and the numerous Mexican places around town (there even used to be an Argentinian place in Oakwood). 

 

This should be a pretty interesting restaurant, if only for the cuisine.

Dayton Mall continues new restaurant signings

 

The Dayton Mall's menu of restaurants continues to grow.

 

First Watch Restaurants Inc. has selected a space in The Dayton Mall Village, an open-air shopping center in front of the mall. Bonefish Grill also is eyeballing a location at the Miami Township retail center.

 

First Watch, a breakfast and lunch eatery, is tentatively slated to open its mall store on Sept. 25, said Abby Albaum, marketing manager for the Bradenton, Fla.-based restaurant chain.

Outdoor-oriented Orvis to open store at The Village at Dayton Mall

MIAMI TWP. — Orvis Sporting Traditions officials confirmed Thursday that the Vermont-based company will be opening a store in early November at The Village at Dayton Mall.

 

Construction continues on The Village, a $30-million open-air retail and restaurant center under construction at the corner of Ohio 741 and Ohio 725 and part of the Dayton Mall. Plans call for 25 retailers and restaurants upon completion of The Village in late spring 2007.

 

The privately-held Orvis Company sells high-end equipment and apparel for fly fishing and hunting in addition to home furnishings and gifts in the style of country living. Orvis also arranges guided fishing and hunting trips. It's top competitors are Bass Pro Shops Inc. and L.L. Bean Inc., according to finance.yahoo.com.

MIAMI TWP., Montgomery County — Change isn't scary, it's the retail world's response to customers — to keeping them curious and always coming back, said Michael Minns, Dayton Mall manager.

 

"Change keeps this place really fresh," Minns said, pointing out that in just five years, more than 30 merchants have come and gone from the mall near Interstate 75 and Interstate 675 in Miami Twp.

 

Scanning its modern, shiny, twinkling and bustling interior, Minns said it's easy to forget that the Dayton Mall has been around for three decades.

The Rusty Bucket Corner Tavern has set Nov. 1 as the opening date for its latest restaurant.

MIAMI TWP. — Cena Brazilian/Mediterranean Steak House, the second restaurant of Cafe Boulevard owner Eva Christian, has opened in the Village at Dayton Mall.

 

Construction delays postponed the opening of the restaurant, which had been scheduled to open in October. But the restaurant held an unadvertised "soft opening" Saturday night and will be open for both lunch and dinner today, said Denise Leibold, Cena's office manager.

A Bonefish Grill restaurant will open May 7 at the Dayton Mall, one of four tenants expected to launch there in the near future.

 

A seafood concept, Bonefish Grill will be in The Village, a $20 million open-air shopping area on the mall's north face. It will occupy 7,200 square feet, including space for outdoor seating, said Dave Casper, the mall's marketing manager.

MIAMI TWP., Montgomery County — Road construction near the Dayton Mall could begin as early as July, according to local transportation officials.

 

The work is expected to be the first step in a host of upgrades planned for the business district around the mall, said Steve Stanley, executive director of the Montgomery County Transportation Improvement District.

 

"(The mall) is this county's largest retail base. It's the primary source of sales tax revenue, so it's vitally important in a competitive world that we update and maintain the public infrastructure to meet today's demands in the vicinity of the mall," Stanley said.

Well, if you are talking about that quasi-lifestyle center its open and in operation. They never did land a Cost-Plus.

Shoppes at 725 to land three new tenants

 

The Shoppes at 725, the retail development across from the Dayton Mall, has inked deals for three new tenants.

 

The $9 million-plus center, developed by The Beerman Realty Co., has signed leases with GameStop, Smoothie King and Cookie Cutters, filling roughly 5,000 square feet of retail space.

Expansion sought for Dayton Mall area

 

The Dayton Mall corridor may be adding new retail areas, restaurants or even apartments, according to WDTN.com.

 

Miami Township officials are looking to hire a consulting firm to development a plan for enhancing the already bustling area around the Dayton Mall. The firm will help determine what could be added to improve the area.

New planner picked to re-imagine Dayton Mall area

 

A new planner has been picked in a long-term bid to reconfigure the Dayton Mall area.

 

The Miami Township-Dayton Mall Joint Economic Development District, or JEDD, has signed a contract with Stantec Consulting Services Inc. to create a new master plan for the Dayton Mall area. Stantec, based in Boston, beat out six other proposals for the work. The company has been involved in re-development in several major metros, most recently in the Columbus suburb of Dublin.

Miamisburg classic theater sets target opening date

The group hoping to renovate and reopen a historic theater in Miamisburg now has a target opening date.

 

Work has begun to renovate the historic Plaza Theatre on Main Street, which closed as a theater about 50 years ago. The building is almost 96 years old, said Andy Chance, owner of Canopy Creek Farm in Miamisburg, who is on the committee to bring the building back.

Dayton History to develop new museum at the Mound

 

Dayton History is developing a new educational center at the Miamisburg Mound.

 

The history group said Monday morning it is planning a new education center at the site of the Mound, formerly a government research site converted into a business park. The organization is in the process of collecting artifacts and digitizing 80,000 negatives from the collections of the Mound Science and Energy Museum.

Dayton Mall planners envisioning life after Sears

 

The development efforts around the Dayton Mall are planning for life after Sears.

The plan is already showing the potential removal of the southern Sears anchor in favor of a "Main Street" corridor that connects the mall to Lyons Road to the south. Those out-lots at the mall could be converted to residential units to create a "walkable, active community with a sense of place."

 

The Sears space in particular was targeted because of the retailer's challenges but also its size at the mall — Sears and its parking lot sit on 15.6 acres along the southeastern edge of the mall, just southwest of The Villages at 725. Seritage owns the site and Sears leases it from them. Seritage is actively marketing the leasing of the Dayton Mall and trying to lease the site, and Snyder said the township is talking with them to guide prospective redevelopment at the mall.

I'm totally fine with this area slowly morphing into some sort of "Greene South", since there's only so far you can take pedestrian-friendliness with the way that area is laid out. What I don't want to see is the "main street" swapped out for a bunch of big box stores, sort of like what happened to the old Westgate Mall site in Fairview Park. Good on the township for at least pursuing an idea that could help create some sense of place.

It also helps that it's the major bus hub for the southern suburbs.

Another downtown Miamisburg building in line for redevelopment

Another of Miamisburg’s historic buildings is on track for a new life.

 

The city, with development partnership with Downtown Miamisburg Inc., got three responses to a request for qualifications for the re-use and redevelopment of the Suttman property at 26-32 S. Main St. right in the middle of the city’s central business district. Downtown Miamisburg Inc. looks to redevelop the property through a public-private partnership.

 

The group is considering next steps for how it picks a developer now.

 

“Our goal would be (a) mixed use (development),” said Chris Fine, development director for the city. “To see some type of retail and commercial activity, something that drives foot traffic, for the first floor and apartments on the second floor. We’re on the front edge of seeing a market for high-quality apartments in downtown.”

Miamisburg's Plaza Theatre returns to vibrancy

A quaint, historic theatre in downtown Miamisburg has been restored to its former glory.

 

The Plaza Theatre, at 33 S. Main St., has been a part of the Miamisburg community for 100 years this December. Founded on Dec. 25, 1919, the theatre charged 22 cents for a movie ticket, featuring 700 seats and a Wurlitzer organ.

Historic Miamisburg building eyed for mixed-used redevelopment

An historic building in downtown Miamisburg is on track for a new life thanks to a development team that has taken over the project.

 

The Suttman building, a three-story property built nearly 120 years ago, is planned as a mixed-use facility that will consist of first-floor retail and apartment units. The site is being developed by commercial real estate development and consulting firm Simplify Real Estate, as well as MODA4 Design, an architecture and design company. Both companies are based in the Dayton area.

 

The city of Miamisburg and the two firms have entered into a development agreement to finance, renovate and transform the building while maintaining much of its historic structure. Once completed, the property will feature eight apartments on the second and third floors (four per floor) and possibly a restaurant or some other type of retail outlet on the ground level. It also features a basement that could also be used for retail, as well as an outdoor patio that would complement the first floor space.

A week old, but good news for the Dayton Mall area. Hoping Washington Prime can either get the spot filled in soon or demolished to take advantage of the frontage on 741.

 

 

Elder-Beerman store at Dayton Mall sold in $3.6M deal

The owner of the Dayton Mall has purchased the attached vacant Elder-Beerman store, a major step in redevelopment of the large space.

Washington Prime Group purchased the 220,000-square-foot space from Elder Ohio, a trust registered in Delaware, for $3.6 million. The Miami Twp. location has been vacant since Elder-Beerman closed and went out of business in August 2018.

I own a store at this end of the mall. Unfortunately we can't stick around to see what happens since the physical video game industry is in such bad shape.
