OAKLEY - A local developer is planning 20 luxury condominiums at the intersection of Brotherton Road and Allendale Drive overlooking the Hyde Park Country Club.

 

The $17.3 million development, to be known as The Lofts@4120, will include two- and three-bedroom condos in a six-story building that will be atop a two-level parking garage.

I think it would look way better if the two sections were stacked but that's just me.

i try to stay educated on this type of stuff, but could someone please tell me how a parking spot meets someone's lifestyle?

 

whenever i think of all the different aspects of my lifestyle, i can't say that a parking spot really gets much consideration.

That's probably becaues parking spots are a part of our everyday lives, we just don't think about it (those of us with cars)

I guess I did not realize how negative my comment could sound because I actually like it.  It is hard to tell what many of these new buildings will look like in real life based on the renderings though.  I also would not mind seeing the two sections stacked as I think height has more impact than footprint.

That's because young professionals can't cant afford $740,000, + $440 a month in association fees.  I know I sure as hell can't.

^Yeah, no shit...especially when you can spend $150K on a kick-ass house that needs some work, drop another $50K on improvements, end up making money when you move, not having borrowed $500K in the meantime!  And if you spend that $440/month on a lawn service and snow removal, you'll still have $200+/month left over!

^ that hasnt stopped the enquirer from using that term in any other article they have written in the past two years regarding new development. 

I think with the average "Young Professional" being up to their ass in student loan and credit card debt, paying interest on their new car, etc. the last thing they need to think about is a luxury condo. The "I'll pay it later!" attitude needs to go. My dream when I'm out of college would be to get a cheap condo, live in it for about 4-5 years then sell it and atleast get some of my money back.

I know this is not a major development, but being off work today and running errands in Hyde Park and Oakley I decided to drive by.  This site is completely cleared and looks ready for building with some equipment on site.  I only mention this because it was refreshing to read about a project and then see it in person shortly afterwards with actual work being done.  It seems like many times I read about a project and nothing is done for months and I'm left wondering what is going on.

Its basically a retirement home for rich old people.

i realize that.  i just cant imagine paying a mortgage and a fee of that much anywhere

There are benefits for having large amounts of rich old people in the city.  they commit zero crimes, they don't need schools, they are a potentially affluent transit user (once the eyes go) and there is always the possiblity of estate tax revenues.  I say bring 'em in.

I finally drove by this project today.  It is at the end of a really beautiful tree-lined street with small brick apartment buildings on it.  I would be pissed though if I lived toward the end of the street where the construction is going on, because it is a really tight fit and the dirt and work have spilled out onto the street.  The site looks very cool though and the foundation work looks about done and they will be going up very shortly.

Structural work continues at the Lofts @ 4120 in Oakley.

 

Seven Hills Development Corp. is building this six-story, 20-unit condo project at the end of Allendale Drive, adjacent to the Hyde Park County Club golf course.

 

The Greater Cincinnati MLS lists eleven units for sale from $780,000 to $975,000.

 

Cole + Russell Architects designed the project.

 

This was a very difficult project to photograph. I was photographing into the sun, so I apologize for the poor quality and the blurry shots.

OAKLEY - Seven Hills Development Corp. has finished its luxury condo tower, The Lofts@4120 - a $17.3 million development on Allendale Drive.

 

Overlooking the Hyde Park Country Club, the six-story tower has 20 condominiums priced from $740,000 to $940,000.

 

Floor plans range from 2,600 square feet to 2,850 square feet. Units have stainless steel appliances, granite countertops and balconies overlooking the country club's golf course.

 

Six condos have been sold, said Brent Van Lieu, president of Seven Hills.

I'm surprised we're not seeing more of this: people are moving out of the city for more square footage; converting some of these quads to double-ups would seem to have a market.

^ There are a ton of those types of buildings in Oakley begging for that treatment.

Wow.  I used to live in one of those brick buildings on Allendale in the early 90's.  Funny how things have changed around there.  I'm not sure about Van Lieu's comments, though.  It's not like a park around there.  The buildings are close together, parking is a mess, and it's a lot longer to downtown than 5 minutes.  Nevertheless, it looks like an interesting project.
