Walkthrough of CoverMyMeds building

I couldn’t figure out if videos could be uploaded, but the link goes to it. Pretty cool looking so far. Excited to see these finished.

Fascinating building.  Appreciate the tour link.  Business First also reported on this new tour video, with a little background on the growth of the company, at the below linked article:

Yeah I actually really like these buildings, and think they can go a long way in helping Columbus pull some bigger tech businesses.

They have had machinery on site (which would later be removed) in the past, but this is the first I've seen any building materials on site. It did just appear to be sewer pipes though.

The equipment on the Gravity 2.0  site mentioned a couple of weeks ago has (so far) just been used for additional sewer/utility links to the site. State has been torn up east of Mc Dowel  (Thur. 1-21-21)

The new utility connections are now making there way down State and onto the site (Wed. 1-27-21)

Downtown Farrow Harley-Davidson dealership to close

Farrow Harley-Davidson is moving across town after 80 years of business on West Broad Street.

The brand’s 491 W. Broad St. dealership will close Feb. 28. Its business and employees will relocate to the Farrow East location at 5840 Scarborough Road.

The motorcycle dealership has been open at that West Broad Street space since 1941.

Right after they completed their new addition. So odd.

Sorry, here is more info from the article, the building is owned by a different group.

“The West Broad Street site is owned by FTON Property Partners, which traces back to Bob Althoff, the previous owner of the dealership who also held on to a minority stake in the business. Ricart is not part of that group. It is a prime piece of property in the growing Franklinton area, across from the Gravity development and near the redeveloping Mount Carmel West site and the Scioto Peninsula project.”

Still seems odd they would go through with the new build. Seems like that building would be better sold off and something built out there. Who knows what they plan on doing with it.

Thanks for the extra info. Makes sense for them to move otherwise. HD doesn’t really fit in with where the rest of the neighborhood is heading.

Ha, that's like when I lived in 5XNW and one resident had a Harley. I was like "Is someone's dad visiting?" when it fired up since all the other bikes around were 250s or 350s. Including mine.

Wow. Can’t say I expected that. Is the renovation even complete?

No. Looks like the Ricarts wanted it to be close to ASK and MotoOhio plus have more freeway visibility. Bike dealers tend to cluster like how all the ones in Lancaster are close to each other on 33. I remember there was an Easyriders catty corner from the Franklinton A.D. Farrow for quite a while in the '90s and 2000s when those big bikes were hot.

Drove by about 2 weeks ago and saw bikes sitting in the new part, so maybe.

So if it holds bikes that means the roof isn't leaking. Which means the interior may not be finished but a new tenant would probably want it done at least somewhat differently than planned.

If I was the owner I would either sell, or try to develop it into a larger and taller building.

Right. That's the last thing we need is an influx of people from the suburbs coming to old neighborhoods and creating the problems they left Hilliard because of.

That height looks like it's just for the 5 story Murphy building. The 12 story building will probably be in the range of 150-180 feet tall.

It does say just down a bit, that the height of the mixed use tower is 154 feet. Maybe it was already approved and they didn’t need to discuss it this round.

Sorry if this has been discussed before, but do we know if they're planning on burying the utilities? I'm assuming yes?

From photos and memory, I think they are already buried along here.

Ah the other streets, yeah I have no idea. They are doing a lot of road work on town and rich street so maybe that is happening.

Looks like some movement on the Gravity 2.0 site.  There is some new equipment there in the middle of the site that doesn't appear to be for the nearby road work.  Also, this week, an influencer posted about the views of downtown from Gravity 1 and tagged the Gravity Instagram account.  The Gravity account replied saying that more views are coming.

They also have open retail spaces available on some commercial rental pages, so that’s a good sign.

I feel like it’s flat enough now can they start building up please lol I’m arguable more excited for gravity 2.0 and scioto pen. than I am for any other developments.

I'll definitely take this over the complete inactivity, though. The single porta potty that has been the only thing on site for months finally has a purpose.

Agree, the scioto peninsula is so exciting because it nearly completes the puzzle.  However, we still need a way for visitors and locals to quickly get around the core city.  Some sort of transportation between franklinton, german village, franklin park, airport, italian village, short north, campus, grandview yard, arena district, and downtown would make it more of a destination city and one that could start landing more large events - which of course adds more interest and value to those areas...  Buses aren't an attractive option, nor are driverless cars.  Need something permanent that entices development around it.  Rail obviously would be great but it takes a long time to stand up and costs a lot.  I may be missing something big here, or just a little off my rocker, but I think elevated cable cars (e.g. gondolas) would be cheap-ish to stand up, expandable based on demand, wouldn't affect existing infrastructure, and could add a uniqueness that would attract interest.  I know this isn't the transportation thread, so I'll just leave it at that.

^That black tubing is an erosion control measure - it's a wattle with a filter sock. Construction sites are protected this way to avoid silt runoff to the storm sewers. It could mean construction is starting or it might mean the City cracked down and demanded the site be protected.

By the time it’s all said and done this project won’t be finished until 2025 smh

I don't know. It's going to be hard to beat the initial (lack of?) pace of the LC buildings downtown. The daily crew of 6 people or less for what felt like yearsssssssss.

That project was ridiculous. What made it even crazier was how fast the larger Kaufman projects went up nearby.

May 2014, both 250 High and LC are starting site prep/foundation work:

3aUAooZ.png

June 2014, 250 High is working on their 3rd floor, LC has done nothing more than move some machinery around:

U9rwG0z.png

August 2015, 250 is completely done, LC has installed a tower crane and poured a little bit of concrete:

DvBtgpK.png

August 2017, LC has finally topped out and Kaufman's second project, 80 on the Commons, is close to being topped out:

b9nDPUo.png

October 2018, 80 on the Commons is done while LC is mostly done except for it's courtyard area which is supposed to contain a pool:

dRqwNij.png

November 2019, the pool/courtyard still isn't finished, and for some reason the railing area has been completely redone:

YAd9Zwc.png

November 2020, the pool/courtyard is finally done...I think, 6 years after the project first broke ground:

DB4TLf2.png

Although, to their credit, the second LC building only took five years to complete....

August 2015, demolition is done and site prep has started:

igPbaoM.png

November 2020, finally done....I think:

Let's hope Gravity 2.0 does follow this same trajectory.

The Gravity II site looks like its been prepped to build a parking lot, not a building....

Not a crazy build tall or anything but, I am excited for more infill and continued architectural diversity in the neighborhood. Exciting stuff.

Yeah, really hoping Franklinton can become the area that has diverse and interesting architecture. This looks pretty cool, and 3 stories in this area isn’t bad.

I'm just confused why they are calling it a home office.

I assume they just mean their main office -- they may have other offices in other cities, with Columbus as primary

I wasn’t quick enough to snap a pic, but there’s now several pieces of equipment on the Gravity 2 site. It’s finally happening, guys!

I can be of assistance here

gravity2_7.PNG

Couldn't get a pic driving by, but things actually started today.  Even more equipment on site and two drills were working.  One of the drills was right at the corner of Broad and the tracks.  So, where the 12 story building is set to go.

Feels like things are really getting set to heat up this summer around Columbus.

Even though the original design of this building was better, this one will still be amazing. The whole complex will look great together.
