March 3, 20223 yr It is most likely a typo. Gravity 2 includes a 6 story office building that is sufficient in size for hundreds of jobs, not thousands. Add on any retail, building staff, etc and perhaps it was supposed to be 1,000 jobs. 7,400 construction jobs would also seem to be a typo. Granted, the Intel factory is supposed to be 7,000 construction jobs. Would be kind of funny if the type was in the application and thats what won them credits rather than the type being in the press release.
March 3, 20223 yr ^I wonder if the OhioHealth primary and urgent care facility is still planned to be part of Gravity? I haven’t seen much mention of it recently, but I was thinking it was supposed to be around 100 employees. Granted, that’s no where close to 11,000. Like I said in the other thread on the topic, I don’t think all three phases of Gravity and the Idea Foundry combined could bring that many jobs.

March 17, 20223 yr That's probably not great for viabililty of the structure. Is the property still listed for sale? I'd honestly be indifferent if it was gone. (And I'm very rarely in the mood to tear something like this down) .The site makes it difficult for meaningful restoration and interaction with Broad or State. If we could go backwards, I really wish this land had been acquired and included in the peninsula development. I would rather tuck the parking decks in between the tracks than take up SO MUCH space east of the tracks. Add some retail or something to Broad and State. Perhaps a portion of the top of a deck could have been used as an extension of a 'highline' project as well. But I guess there's no looking back now. 😕 Edited March 17, 20223 yr by DTCL11

If the structure can be saved, I think it should be saved. I think you could build high-rises on the surface lots on both ends of this building without making it totally useless. Even though the area is bound by railroad tracks, there are tunnels leading you directly to the Scioto Peninsula parking garages and the Gravity parking garages. You could turn the outdoor areas between the building and the railroad tracks into cool pedestrian alleyways so that space isn't wasted. I think it has the potential to be a really cool area and bridge the gap between Gravity and the Peninsula, all without tearing a historical building with character.

Loopnet says it is not for sale but I did find an active listing elsewhere. It has been for sale since spring of 2019. And whether or not it gets torn down some day, I still wish CDCC had acquired it for the full peninsula project. They could have pulled in a partner specifically for it that may specialize in rehab as well. And along the lines of your idea, might have had some sway to tunnel under the western tracks for full connectivity. Turn part of the building into more artist Lofts etc to continue the Franklinton feel etc. Along the lines of connectivity, I'd love to see them bring back the proposals, or others similar, the the Franklinton Gateways from a number of years ago

March 18, 20223 yr Is Spaghetti Warehouse still open? I agree with cbussoccer, the building should stay. Columbus has so few areas with an industrial vibe, this site has a lot of character. And who knows? Maybe in the future there will be a light rail stop near this location?

But the location of the collapse being the kitchen will be the biggest hurdle to getting the restaurant up and running again. If it had been anywhere else, probably could have worked around it. Not only is the roof impacted, the kitchen equipment, the exhaust system and possibly HVAC system is gonna take awhile. All that weight on a rotting roof structure, it's extremely fortunate that none of the equipment fell through and seriously hurt someone.

Can't imagine we have too many serviceable structures still standing from the 1800s left in this city. It's not a question of can. When they say something is too far gone, it's almost always more along the lines of "It's beyond our monetary interest to save it."

I’m willing to give DeHays a bit more of the benefit of the doubt, though, given his past work on difficult projects, especially the Trolley District. If it must come down though, I hope he doesn’t just sit on the property for several more years now before doing something with it.

If the building is unstable it is because they building was left to rot for 30 years. The building was murdered by neglect. And it is a nice building with some character too. Ugh.

We need much more of them(maybe with just a bit more color or diversity of construction?) It looks like such a nice little street to live on where you can amble down to a shop or restaurant. Will look even better when the trees/greenery grows in.

March 27, 20223 yr It’s looking like it’ll be a pretty long process for Spaghetti Warehouse to move back into its W Broad location, if it’s able to at all. I’m hoping they open their “pop up” in the large, empty retail spot at Gravity 1.0, to keep them basically in the same location. Also kinda hoping they end up not moving back and the site gets redeveloped to fill in the large parking lots (I’m also Team Find a way to preserve the original building).

I walked out of the lobby, looked to my right (towards the river) and was amazed by what has happened in such a short period of time. It’s really starting to feel like the riverfront is in the city as opposed to the edge of the city. Once the tower goes up it’s really going to be impressive.

Now we need a shot looking back west from over COSI to see how the other perspective looks to compare. But either way, It is a huge development from when it was just nothing but parking lots and some derelict low buildings. *praying for some more height to really make this look like part of downtown*

March 31, 20223 yr It was my first time back since they were almost topping put with the first building. That view is just stunning coming through. I didn't get a chance to, but when I go back I'll snap one across the other courtyard. There is an area just begging for overhead art, pedestrian islands etc across broad to connect 1.0 and 2.0. As a side note. Whatever was going on at cosi what a total sh*tshow for traffic today. Absolutely no regard for other drivers, let alone bicyclists or pedestrians. Illegal turns. Weaving in and out, extreme acceleration. Wrong way drivers. 3 u turns on the Broad St Bridge. I've never seen people so manic to park to get in to cosi. Edited March 31, 20223 yr by DTCL11
