I actually don't think this one will sit vacant for too long because the surrounding area has some really good momentum right now. It's much different than the other demos you've listed. I think we see construction underway within the next five years.

It’s also a pretty weak building going in, so it’s not like they need a ton of funds for it. It’s a basic copy and paste suburban building.

But those are fair points. Certainly has more in it's favor than other spots. 

With tariffs on really common building materials being implemented and a general slow down in construction due to high interest rates any of you who think this will move fast are being delusional.

Maybe that's what Kaufman's recent sell off is helping them position for. I wouldn't be mad if Kaufman snatches it up.

Hell, anything is better than what has been proposed by the current developers. I know we haven’t seen detailed plans yet, but I’m not holding my breath on it being anything impressive.

Labor is going down due to more projects finishing and none taking their place. More oil production should greatly reduce operating and logistics costs and bring prices down. Tariffs are not a concern - we've got what we need here apart from lumber, which we'd just grab from brazil anyways.

Nice to see New city Homes step up to building new housing and filling in empty lots around Milo Grogan/Franklinton but can we please have a few different designs? Every home they build literally looks the same.

This completes the Downtown Scioto trail loop, which spans 3.5 miles around the Scioto Mile.

Representatives from American Electric Power (AEP) appeared at a meeting of the Franklinton Area Neighbors civic association last Wednesday to talk through the new policies which led to the removal of several trees on Sullivant Avenue late last year. AEP external affairs manager Michael LaScola opened the utility’s portion of the at-times contentious neighborhood meeting with an apology. 

 

“We really do want to be good neighbors,” said LaScola. “I’m sorry for what happened here. And the pictures, it looks terrible, I understand. And we do really try to be as selective as we can.” 

 

The trouble began in mid-December, when Nelson Tree Service, working on an AEP contract, cut down trees on Sullivant, allegedly without seeking permission from property owners or from the city. One of those trees happened to belong to the city, meaning its destruction violated the city’s new public tree code—an apparent error on the part of AEP.

So, that's fine AEP, but for every tree you knock down, you need to replace elsewhere in the city. No excuses.

They knew the fine was just part of the cost and didn’t care at all. The only way to make stuff like this not happen is to fine them massive amounts of money

The fine is only $260 per inch of trunk diameter, so even if it’s a huge tree, that price is still pocket change for AEP. They don’t care at all and I can guarantee they will do it again. 

No “sorry’s” needed. No fines needed either. Just an understanding and law that requires them to replace each tree with an equal size tree and maintain it until the roots take hold enough to sustain itself. Oh, and if that means digging up sidewalks and streets and moving infrastructure to accommodate the rootball hole then you get to pay for that work too. And you’re in charge of watering and fertilizing and pruning correctly. And if the tree dies in the first 10 years, you get to start over again. 
 

Its way too easy for people to decide to not care about an “oops” (whether intended or not) and beg forgiveness. Create adequate and fair consequences for the oops and the problem will cease. “You say you accidentally cut down a 60’ tree. No worries. We just approved A development off Trabue Rd and we’re letting them cut down some old growth trees so it’s easier to build where there aren’t any trees. Just go grab one of those to replace your mistake.” Win win. Sorry for the rant, but this is all starting to really upset me (different word choices in my head). We’re flat. We need trees to beautify our city and it seems we keep cutting them down. Ugh.

Don’t be sorry, this is 100% how it should work. When the fine or punishment isn’t severe, it’s just a minor inconvenience in their eyes.

AEP probably: best we can do is cut down some more trees 

I drove through Franklinton this morning and there's massive sidewalk / curb installation going on down State St and McDowell St. Hopefully new roads will follow it soon.
