Ya, basically my feeling too.  But once they get something good up there, leave it for awhile :)

I don't mind the mural either, the graffiti artist Eduardo Kobra has many murals with a similar design and the bright colors and geometric pattern work well with the building and the neighborhood. I just think it's strange he chose to do a self portrait for this location.

His Neil Armstrong mural in Cincinnati is fantastic. I don't mind this one either, it adds a nice splash of color even if its subject matter is a bit of a non sequitur.

Agreed the Neil Armstrong one looks great.  I guess I just don't love spray painted hearts - but it's subjective and I'll get over it :)

River & Rich Announces Franklinton Arts District Project Partnership

 

CASTO and development partners Robert Weiler Company, Kelley Companies, Columbus Metropolitan Housing Authority, and Smoot Construction have announced a partnership with the Franklinton Arts District for the ALLOY ArtSpace project, creating new murals for the mixed-use development project River & Rich.

 

River & Rich is set to begin phase one of the project on September 24. There will be 10 murals on the front of the buildings facing Rich Street, plus one large-scale mural located on the back of the building.

Gravity project to take Franklinton to new heights

Developer Brett Kaufman will share new details today about the next phase of his Gravity project in Franklinton, which includes a 12-story tower.

The proposed project includes:

 

*A 12-story mixed-use building with 150,000 square feet of office/retail/restaurant/spa space and 100,000 square feet for residential living and/or a hotel.

 

*A six-story co-living apartment building in which tenants would rent individual bedrooms but share living spaces, which Kaufman described as “upscale amenities in the heart of Columbus at a more affordable rent.” The residential portion could be 90,000 square feet and 10,000 square feet of restaurant/retail space.

 

*The Murphy Building, also six stories, would be renovated with 35,000 square feet of office space and 8,000 square feet of retail.

 

*The one-story Solazzo Building would be renovated with 5,000 square feet for “experiential retail,” with potential tenants such as a brewery, winery, farm-to-table restaurant or spa.

 

*Townhouses and apartment buildings, between four and five stories, about 10,000 square feet of townhouses and 10,000 square feet of apartments.

 

*Green space, potentially with shipping containers for small retailers including bodegas, juice bars, boutiques and podcast studios as well as about 3,000 square feet of retail.

 

*A parking garage with both private and public spaces and a rooftop green/park space.

Gravity 2.0 project in Franklinton lands first approvals

 

Kaufman Development has landed some of the first approvals needed to go forward with a new tower in Franklinton.

 

The project is the proposed Gravity 2.0 development in East Franklinton, and the East Franklinton Review Board approved a reduction in parking requirements as well as landscaping, graphics, lighting and some exterior materials.

 

It also OK'd the height of the mixed-use development, which includes a 12-story tower that will rise to 167 feet, with a decorative element.

 

There are some other elements of the 380,000-square-foot development that are subject to more review, including proposed townhouses and a parking structure.

So I think part of this is that Franklinton is a lot more open to development right now simply because they haven't had much of anything new built there in decades.  As things progress and the neighborhood gets new residents, I expect the level of NIMBYism to start increasing.  It will take a while to reach that of Clintonville-Short North, but it'll definitely get a little harder to get approvals this fast as time goes on.

 

The level of shade thrown at Vic Village by the developer after this was awesome, though.

The second phase of Kaufman Development’s Gravity project is moving forward. The East Franklinton Review Board yesterday voted to approve the overall plan, just a month after the five-acre development was first proposed.

 

Some changes to the design of the four new buildings proposed for the site were made: a new outdoor area was added to the upper floors of the 12-story building at the northeast corner of the parcel, and the office building proposed for 455 W. Broad St. was expanded and modified.

 

Another change was the removal of a planned “art walk” that would’ve led pedestrians through the ground floor of the five-story parking garage that sits in the middle of the development.

I just love the framing of that River & Rich photograph.  The balconies, the neighboring 400 West Rich building and the downtown skyline are all beautiful.  They even got a reflection of the LeVeque Tower in one of the River & Rich windows!

Late August view of the Out Of Town affordable apartment project from Town Street.  I have to say that I'm liking this project much more "as built" than in its original rendered form.  The original renderings used a black stucco-like exterior that sort of gave the building a rather lumpy appearance.  But with the battleship gray metal siding and the edging that helps define the sawtooth roof, it now a crisp/smart looking appearance:

The Mount Carmel Health System announced that they will be opening their new 210-bed Grove City hospital in January 2019.  Because of that, the planned changes to their Mount Carmel West campus in Franklinton will not occur until then.  The planned Mount Carmel West changes are as follows:

  • Opening of a freestanding ER in a renovated former outpatient surgery center on Green Street at the edge of the West campus.
  • Demolition of most of West's inpatient buildings, making room for an expanded College of Nursing and new educational, wellness and commercial development.

A walk around: Construction is redefining East Franklinton

It’s pretty easy to get lost in East Franklinton these days, weaving through all the construction. Some streets are unrecognizable from just five years ago. 

 

By now, there’s an almost block-by-block plan to remake the area, particularly the West Town Street and West Broad Street corridors, and the first major projects are coming online. Casto, Kaufman Development and many of the other major development players in town have been building ever bigger there, inspired by a desire to see this near-downtown area transformed.

I wish they would not refer to the Scioto Peninsula as part of Franklinton. It is part of Downtown Columbus, not Franklinton.

Actually, if you're referring to the projects mentioned in the above article, they're in Franklinton. To be exact, they're in the East Franklinton District, which isn't a part of the Downtown District.

The map above shows the extent of the East Franklinton District. The Scioto Peninsula to the east is part of the Downtown District. All the projects in the above article are within this area. If the article referred to redevelopment of the area around COSI as Franklinton then they'd be wrong.

I don’t think it’s different. Historically, anything on the west side of the river was Franklinton, but it can also be part of Downtown.

^^ technically it is a part of downtown as shown in the City of Columbus website map of downtown, but yeah it is a minor point  I do like  how the Scioto Peninsula has been referred to in the past as the undeveloped western part of our downtown, and dense(and tall) development would help establish it as such. Which is why I am glad Buckingham was ushered out the door, hopefully with security accompanying them and only 15 minutes to pack their personal cubicle belongings in a cardboard box lol.

That map is a very modern view of things.  Traditionally, it was all Franklinton, and only recently, especially with the peninsula proposals, have people started to think of it more as being Downtown.  I'm just saying that "Franklinton" and "Downtown" aren't necessarily 2 different things in this case. 

 

But yeah, Buckingham had a horrid proposal.

I just happened to check back in here right after you posted this lol. And yeah, it really has never seemed attached to downtown anyway. Hopefully it will be developed and will be a nice transition to East Franklinton. Although I am sure I heard Hugh DeMoss refer to it as the west side of downtown back in 198.... LOL.  ?

CoverMyMeds would need zoning variances to build a planned 150-foot-tall headquarters in a Franklinton manufacturing district where the maximum height allowed is 35 feet, according to engineering plans filed with the city.

 

The fast-growing health IT company, acquired by McKesson Corp. last year, plans a $240 million, 400,000-square-foot office campus northwest of McKinley and Souder avenues along the Scioto River.

 

The first half is projected for completion in 2021, and the rest as long as three years later.  The site plan for both phases of construction was filed last week with the Department of Building and Zoning Services, bringing the project first announced in June a step closer to breaking ground.

Franklinton commission taking more time to review CoverMyMeds' HQ requests

CoverMyMeds is seeking several variances for a new headquarters in Franklinton, including an allowance to build at quadruple the maximum height for the industrial neighborhood.

 

The Franklinton Area Commission on Tuesday delayed the vote to its December meeting, said Trent Smith, commission chairman and executive director of the Franklinton Board of Trade. Even though that's not usually a business meeting, he said via email, he does not want to delay the question longer than that.

 

"The commissioners want more time to review the information and requested variances to have a more thorough understanding, and also have a little more time to consider the concerns of the existing McKinley Avenue businesses, before casting a decision," Smith said via email. "Also, we are requesting that a representative from the city come to the December meeting to discuss the traffic study."

The latest addition to Franklinton certainly stands out.

 

With its bright orange paint accents and angled rooftops, the 45-unit Out of Town complex at Town Street and Mead Alley is a looker on a block in Franklinton that has has drastically changed in recent years.

Hmm, surprisingly larger than I had anticipated based on the footprints but I do wish we could get away from the "Google Campus" mentality of these massive HQs. 

I’m excited to see the renderings of the tower portion (though it sounds like that won’t be built for another few years). This will improve the view from 670.

My understanding is that there is no tower portion, the two glass buildings you see are the fully built out design/campus. The tower I believe you're referring to is the existing OBM headquarters ad space that faces 670.

 

Does anyone know which portion or side will be phase 1?

Hmm, you may be right. According to the CBF article, they’re still asking for a variance of up to 150 feet, but the renderings released definitely don’t include a tower.

It's on the west side of 315, so they may sit on it a while, I'm guessing.  Or maybe not.  Things are moving fast in the neighborhood these days.  Fun Fact- this is where the Lucas Sullivant house used to stand, well over 150 years old when it was torn down.

From what I am reading, it seems like the industrial businesses are concerned about the land value and variances if this goes through. Basically they believe that this will not only skyrocket the value of the land (thus increasing their property taxes I assume) but also opens the door for these  types of developments to become the new normal. So yep, the industrial NIMBYS have arrived. My damn that impressive, a new breed of NIMBY I didn't even imagine possible. 

 

In all reality, the city is trying to push Franklinton hard and its gaining traction, they approved a massive tax package for CMM, and OBM already exists right next to  this so I honestly see the zoning board approving this and calling it a day. In the cities eyes if this opens the Franklinton flood gates (bad pun) for new development, I imagine they'll consider it a success.
