@NorthShore647 I can't express how much I appreciate these photo updates. It's really wonderful being able to see the progress being made in Columbus through your lens. Please keep them coming! 

 

 

From a development standpoint, I'm really glad CoverMyMeds went ahead and started with the second phase of their new headquarters. It will definitely be nice to have the height of this second building in the area and make the project more visible overall. 

 

I'm really excited about the Casto renovations on the two warehouse buildings at 375 W Rich. They're cool old buildings and just like anything in Columbus, its so much better to see these structures preserved and reused. 

 

That being said, it's a shame the Spiritualist Church will not be spared the bulldozer. While the structure doesn't hold much in the way of architectural or historical value, it's still a piece of the history of the neighborhood. With so many successful church conversions to other uses, its a shame something similar to the Staufs coffee shop in the converted church on Neil couldn't happen here.

 

Lastly, I am incredibly excited to see Gravity 2.0 go up! I hope the present situation with the pandemic hasn't been too much of a hurdle for the behind this amazing project.

This demolition re-opening views to downtown, and the addition of the line of new alley-loaded single-family homes, and the new park space, and the new mixed-use buildings... This is going to absolutely transform the character and vigor of this part of the neighborhood. New energy, new amenities, and a completely different feeling from how it has been for decades upon decades. I really hope the adjacent neighbors feel that way and are excited for the realization of this new master plan.

Can we all recognize how beautiful this historic townhome development is? Can we get it on the Register of Historic Places ASAP so it has some semblance of protection? There are so many new developments in its vicinity, including the one demolishing the church next door. This needs to be preserved at all costs. It is honestly a miracle that it's remained standing in a seemingly good condition as long as it has.

I love that building and it should be preserved.  Is it currently occupied? They let the church just sit unused and rot. We can't let them do the same to this building which adds so much character to the area. I also like the brick rowhouses that are across the street from it.

  • Starling Middle School, built in 1910 at 120 S. Central Avenue in Franklinton is the other building with hopes for renovation uses.  It closed in 2013 and was appraised in March 2019 for $1.23 million.  It is located in West Franklinton, away from rapidly redeveloping East Franklinton, but near I-70 and across the street from the new Starling Middle School property.

The Columbus Board of Education voted in January to sell five Columbus City Schools properties.  The former Starling Middle School, built in 1910 at 120 S. Central Avenue in Franklinton was the only one of these five to reach the public auction stage.

The CU article (linked above) reports that this property will be auctioned off by Columbus City Schools on August 27.

Although this historic school and property is located in West Franklinton - a bit away from the red-hot redeveloping East Franklinton - it is also located near I-70 and across the street from the new Starling Middle School property.  It will be interesting to see if a developer bids for this property with the idea of turning it into another Barrett-style renovation/redevelopment project.

The former Bellows School in Franklinton was struck by lightning during the severe storms that rolled into Central Ohio last night.  But according to the below linked CU article, the owner of the building insists that the damage was minimal and that his renovation plans for the historic building are still on track.

Yhezkel Levi, who bought the historic building in 2014 and announced plans to convert it into condos in 2017, told CU that Columbus Firefighters put out the fire caused by the lightning strike quickly, after determining that it was safe to enter the building. ... The portion of the roof that was damaged by the fire was the equivalent of about two sheets of plywood, he added, and should be repaired within a day or two.

 

The building, at 725 Bellows Avenue, was featured on Columbus Landmarks’ Most Endangered List in 2014 and 2015.  It was home to Bellows Avenue Elementary from 1905 to 1977.

 

It has been empty for many years, and little visible renovation progress has been made since Levi first unveiled his plan to convert the structure into residences more than three years ago.  That could change in the near future, though – the developer said that he is close to finalizing a new plan to convert the building into office space, and to expect an announcement on that front soon.

Has Gravity 2.0 been delayed?  It's looked like this for a while and there is no longer any equipment on site.

I hope not. Hopefully the city moving forward in "The Peninsula" will be a cue to the developer to go forward with it now-by the time it is finished this pandemic may well be over/we may be in economic recovery?

Thrive Cos. nearing construction of homes, apartments, park at Mount Carmel West site

Columbus developer Thrive Cos. plans to start construction by the end of year on the first two of 14 single-family homes along Hartford Avenue, part of its plan for the transformation of the former home of Mount Carmel West. With rezoning and other city approvals, multifamily construction could start by the end of March.

Glad things are moving quickly on the redevelopment of the Mt. Carmel West site. I was worried once the campus was torn down it would largely sit empty. I am bummed they didn't keep the old hospital tower with the glass pyramid roof. There are so many cool hospital to residential conversions here in NYC that come with such great history and stories. It would've been great to see the building repurposed to residential, especially with housing still being a very hot commodity in the area.

The layout was quite good. It would have been pretty easy to create decent urbanism with only a few major changes.

I'm waiting for CU to pick up this story. I'm not sure what parcel the mixed-use building is proposed to fill? The single-family infill I think will be great for this area and replace what they destroyed when they built the extra parking lots for the hospital.

Anytime I'm over that way with friends, I make sure to drive by the site to take a look.  As of late last week, there was still no movement and absolutely no equipment on site.

That’s one of my favorite projects for the city at the moment so I run by it every week to see if any progress has been made. Still nothing. Tempted to dm Kaufman on Instagram for an update. Would be cool to see Phase 1 of The Peninsula and Garvity 2.0 in construction at the same time. That area will be a gem when it’s totally built out in a few years. I think it will give the short north a run for its money.

I doubt that you'll get a response, but that's the worst that could happen by trying.  So, nothing to lose, really.  I toured the Gravity 1 apartments pre pandemic.  At the time, they were running a 2 month free rent special that was supposed to expire.  I just looked, and they are now running a 3 month free rent special.  There are still a lot of available units and many that have never been leased.  I imagine that's playing heavily into the delay along with the fact that the project includes office space that is in question during the pandemic.  Maybe I'll head in to the leasing office again.  The guy working was willing to talk about everything last time I was there.  Maybe he has some insight on any delays, now, as well.

The rental rates for Gravity 1.0 have definitely gone down. I just got an email from them with a 3-month free rent promotion. I hope this isn't a reason they're hesitating on starting 2.0.

 

Although the new rates are definitely more tempting for me, but I am not looking to move until mid next year 😞

The first phase (garage and office building) isn't slated to open until fall 2021 and the remainder at some point in 2022. The buffer is dwindling but with everything going on, I don't think they are terribly delayed at this point. I would assume they could get the first phase up and running within 12 months. I think with Ohio Health wanting to operate an emergency center out of it provides enough backing to complete that first phase even if they are sluggish about getting up the residential part. 

 

As an aside, I hope the reconsider taking the light feature from 1.0 and extending it across to 2.0. That 'webbed' lighting was in original iterations but removed later. I loved how it tied the two together. 

Some note: I'm surprised the Spaghetti Warehouse land has not sold yet. Surely there would have been a developer to see the speculative potential of that entire set of parcels.

Even if they are hesitating because of this, I'm still not too concerned, yet.  Once CoverMyMeds moves into their new office, I bet that many CoverMyMeds employees will look to lease here.  Add in the Mount Carmel redevelopment and Scioto Peninsula, and there will be growing desirability in the area.  Currently, it's just not a very attractive spot.  It's kind of on an island separated from other amenities.  I believe River and Rich has done just fine.  They are over there closer to a lot of other amenities, though.

That island in there between the railways would be so perfect for a lightrail/transit hub. Not that I see that coming. But at least developing the parcel up to Broad(maybe even leaving the Warehouse building intact)would help tie East Franklinton and the Scioto Peninsula together.

I thought about this same thing. They could easily develop on either side of the existing building, phase it so there is always some parking available, and open up the wall to State St. They should also make a formal pedestrian walkway from the parking garage at the Peninsula site, though the existing tunnel under the RR, and then build a new tunnel under the western RR and connect it to Gravity 2.0. It aligns so perfectly... Someone fund that, please 🙂

Funny thing about that is -- there is still a 'platform' at track level from when the fire union building was actually a train station. How cool would that be as a central station again once everything is complete at the peninsula and in franklinton? Then add a main hub at the bottom level of the new hilton/convention center. Feed a line up 71/Cleveland ave, one more north to bridge park/dublin, another to hilliard and gahanna's creek side (and airport) then down to canal and grove city. 

 

Someone fund that, too..

 

 

Anyone know what's going on with the lot behind the old rehab/correctional facility by Broad and Souder? It's being cleared out and looks like they're prepping it for something. I'll try to snap some pics next time I drive by.

I don't have an answer to your question, but I took a little detour when heading home yesterday to check it out.

See the latest developments in the fast-changing Franklinton neighborhood

 

The streets may be a little emptier this fall, but developers are pushing forward on projects that will change the Franklinton area dramatically.

 

Among the most notable projects now underway: the $500 million Scioto Peninsula redevelopment has begun site work. Most of the site west of COSI has closed to the public while an army of construction machines are now digging to make way for the first nine blocks of the 27-acre development.

 

"What we learned as we continued to design this site is we need to make it as dense as possible," said Guy Worley, CEO of master developer Columbus Downtown Development Corp. "This ground is so well-positioned that the years of thoughtful work has been worth it."

Kaufman got back with me, they said it is still a go, slowly but surely. So that’s good news, makes sense to not rush much during this time, just glad to hear it is still happening. 

Here's the cleared area at Mt Carmel from a different perspective. Still not sure which part of the site they were proposed that mixed use apartment building for... The single family sites on the other side of this street will really be great for changing the character of this site.

I drove through Franklinton recently as I've been trying to explore Columbus a lot now that I'm at OSU 😁 First off, I love how much new development and vibrancy there is here since I last drove through years ago. I'm not sure exactly what the development is called, but I love this new building - they have a surprisingly good array of shops on the first floor. I'd like to see more similar development along Rich Street, and there's definitely enough vacant land to do it!

 

One thing that strikes me about Franklinton is how much it reminds me of a small town in Appalachia Ohio. Streets like this and this for example remind me of my childhood stomping grounds around Steubenville. I really hope that developers make an effort to preserve the remaining in-tact residential streets in Franklinton. The narrow streets and small houses may not be appealing to all, but to me they really add character to the area!

Franklinton has different parts, an East, West, South, etc. I think that many of the streets that look like the ones you linked to will remain as most of the development will stay in East Franklinton and into West Franklinton along Broad Street around the old Mt. Carmel hospital complex there. I don't think it will spill out much more like along Sullivant Avenue and such, and I would imagine if it did it would be limited to infill and such.

 

*those particular locations are right by the area being developed though. I hope that the clusters of small homes and commercial buildings like the group near the dead end of Sullivant are preserved, but other short rows of old wooden houses have been torn down in recent years.

That whole area is about to explode over the next several years with the next phase of River and Rich, Gravity 2.0, Mt. Carmel redevelopment, and The Peninsula all going up simultaneously.

Love this and love Piet Mondrian. I really hope everything that goes up in Franklinton is art related. It will be a great thing for columbus.
