That's a pretty cool looking proposal! Franklinton is really going to have some crazy architecture with this (if it gets built) and Gravity.

Wow, this and the Edwards proposal on West Broad St. have come out of left field, in a good way. I really like this proposal as is. As has been mentioned, the artistic twist is fresh and fits well in the area. I really hope this gets built as is (and that Gravity 2.0 gets started soon!).

The thing I love about Franklinton is that most projects seem to be received well no matter what. I know cover my meds had some opposition, but that is a very different case than these buildings.

I really like the colored glass, but the more I think about it I'm wondering how practical it would be to live with. Is your apartment going to feel like a strip club if you only get red colored light shining through, I think yellow light be even worse. I wonder if that will change at all before they finalize the design?  Maybe break it up into smaller sections so you'd have more of a mix? I don't think a couple red windows would be bad to have, but I do think only red windows would be a kinda terrible.

 This gives me more hope that Franklinton can get the fun, quirky, modern architecture. I was worried that gravity 2.0 might encourage developers to start heading toward more bland development but this is great. Gravity 2.0 is great but after the precedent they set with 1.0, I wanted more tbh.

I was also incredibly taken aback by the negative comments on CU (especially in comparison to the overwhelming positive comments on the Edwards proposal on E Broad [which is objectively hideous]). The idea that the architecture in Franklinton should be more colorful and experimental should absolutely proliferate and it will be its own destination for that alone (just like in Wynwood). Especially as the "Short North Arts District" becomes far less about the art.

If you change the color ratios a bit it will be more like Brushstrokes in Flight

Yeah, sadly CU seems to be getting more and more of the negative Facebook type crowd. 

After CU got rid of their forums, the comments gradually became more and more similar to what they are on their Facebook page.   A lot of suburbanites and NIMBYs comment now where before it was much more development enthusiasts similar to here.  I know Walker is definitely not anti-development in any way, so that aspect of things must be somewhat frustrating.

Yeah I always love when Walker comments on the Facebook comments. It’s usually a pretty funny interaction. He isn’t anti development at all, so at least they try to keep their page positive. 

Yeah he's basically like, "Dammit... no!" to everything since the comments are so wacky.

He is currently responding to a bunch of negative comments about lack of parking for this project. 
 

let’s be real, there is a ton of on street parking all over the place. There isn’t really any residential housing within a few blocks of this. There will not be a problem with parking. 

Jman approved of the project in the comments.  That's all that really matters, right?

CU has update to include commentary from the developer and I'm very impressed. As much as 2/3 could be below market rate.

^The Byers site is owned by Nationwide and nothing has been announced for that property. 567-575 is next door. Thanks for all your photos!

Yeah I’m curious if nationwide will even do anything with it, or just hold on to it for a few years and make a good chunk of money when they sell.

Ahh, thanks! My bad, I didn't double check while I was biking around. I knew someone had bought the Beyers property a couple of years ago and figured that it was the likely site of the tower. Hopefully this new tower (along with the 2nd phases of Gravity and River & Rich) close by will encourage NRI to move forward with whatever they have planned for the property. 

 

If this tower does gets built while the Towne Motel is open next door on the same block, it will really emphasize the stark contrast between the old and new Franklinton.

I love that Towne Motel. Whenever my wife and I drive by, I always tell her it would be awesome to fix up into a boutique hotel.

Haven't seen it posted here yet, but Gravity 1.0 has recently seen two new tenants. On the retail side is Axon, a new fitness facility:

Hopefully as these spaces continue to fill, it will be more motivation to get started on 2.0...

Yea, I think we were all just hoping it would be under construction by now.

I drove through the downtown area yesterday for the first time in a while and I noticed there are now 2 tower cranes up at the CoverMyMeds construction site. Kind of surprising for a relatively short building. 

^It probably has more to do with how tight the site is and the need to reach all corners of a long building.

The CU article (linked above) reports that this property will be auctioned off by Columbus City Schools on August 27.

Although this historic school and property is located in West Franklinton - a bit away from the red-hot redeveloping East Franklinton - it is also located near I-70 and across the street from the new Starling Middle School property.  It will be interesting to see if a developer bids for this property with the idea of turning it into another Barrett-style renovation/redevelopment project.

According to the above linked article, Woda Cooper Development Inc., a Columbus-based affordable-housing developer and property management company, plans to purchase the former Starling Middle School in Franklinton for $1.23 million.  The three-story, 58,500-square-foot building at 120 S. Central Ave. and West State Street sits on 3.1 acres.  The school opened in 1910 as the original West High School.

The amount of potential for this area is like sitting on a powder keg.  What I feel is usually and after thought connector street, you have Souder Road getting much more future attention with the addition of the Covermymeds headquarters/campus also leading over to the new Crew Stadium site.  Then you have Broad and Town Streets going East to West into The Peninsula which is already beginning to take off.  I'm very excited to see what this area in East Franklinton becomes over the next decade or so!!!

Yes this site has a lot of talent. It already has decent urbanism built in really.

Yep, hopefully they can figure out something decent. With covermymeds so close, you would think there is plenty of potential for people who want to easily bike to work.

One of the problems already, is that the "cat is out of the bag".  Franklinton, The Peninsula area, although not very developed yet, but already is slated for a lot of development.  In terms of affordable housing and just normal pricing, given the current state, it's still hard to come by.  I have a friend, in his late 20's, ready to buy his first home, wiling for it to be a bit of a fixer upper, who wanted to buy a house in the area, and literally a burned out tear down home was going for $90k.....and I MEAN BURNED tear down.  The market in Columbus is hot real estate wise, and this neighborhood although not even close to fully developed or converted yet, is already expensive....

Uh oh, this next property tax reassessment might be tough on current residents.

Yeah I consistently check house prices in the area, always interested in buying and since the middle of summer prices in Franklinton have gone up $100,000 it seems. Even for worthless destroyed properties. It is nuts. 

No pictures yet, but it looks like they've restarted work on Gravity 2.

What makes you think that? Are they moving dirt? Is there heavy machinery on site? I’m just trying to gauge how excited I should let myself get lol

There’s machinery on site. I couldn’t tell if it was for Gravity 2.0 or the work on  State St. Fingers crossed we see things happening this week.

There has been machinery on site previously but it was removed.  Hopefully they aren't just using it to stage.
