We could use the density-this is Broad Street we are talking about, not some quaint residential lane. We need more projects along other major arteries as well. Overall very good news. 400 square feet for the studios should make these within reach of more people also. Young people don't need much, as opposed to us old people who have had time to acquire mostly useless sh$t that we have become irrationally attached to and have become like packrats.

April 28, 20214 yr Ya, if you can't build taller stuff here, then where? Its on Broad, and its inside the Innerbelt. Tall things NEED to be built here when there hasn't been much more than 5-over-1's built in the rest of the city. I do think the board members are aware of this though, or are more cognizant of Franklinton's role within the regional context. Developers also know there is less resistance here than almost anywhere else in the city (outside of downtown proper) to height and density. Its only a matter of time before the next one is proposed.

Members believed this is the type of land use/density the corridor analysis would want developed along West Broad. is this talking about MORPC? Seems like if they verify this development is a good thing for the corridor, they will approve the height.

I laughed at this because I had thought the same thing. In five or ten years the residents of Gravity will be wailing(pun intended)about the shadows, traffic, and what about the children? lol. Hopefully the cat is out of the bag for everyone that this area will be dense and have height, and so those people will simply not move in. The main reason this is not happening now is with the exception of a few working class isolated pockets, East Franklinton east of the 315 was basically uninhabited. Same with the Scioto Peninsula-no population exists to form a NIMBY brigade.

The building at 480 West Town is to be renovate into a restaurant space. The house at 468 West Town is to be renovated into office space. June 3, 20214 yr Sorry for low quality, I’m too excited to resist posting. With COSI reopening today, I’m thinking about all the people who will visit this summer who haven’t been to Franklinton/Scioto Peninsula in a year and a half. They’re in for quite a surprise.

June 3, 20214 yr I absolutely love it!!! When you look out at Franklinton, you can see all the untapped potential. Open lots and surface lots everywhere. I'll be curious to see what the pace ends up being given they only have so much steel on site and how quickly they can have more delivered etc etc. The first photo is a moment ago showing work Starting on the 3rd floor. June 21, 20213 yr I really really hope we start to get some condo investments here and soon because when I tell you that a condo in this area would be at the top of my list, I'd be one of the first to put a deposit down. I LOVE where Franklinton is heading. And I'll always add the caveat.... as long as they keep keeping it fresh, funky, and art forward.
June 21, 20213 yr Looks like CASTO is returning to the commission this month regarding River & Rich Phase II... and it's not what we hoped. The submission is a pretty significant downsizing form the 12-story multi-use proposal. Looks like CASTO has ditched the office component and a chunk of apartments in favor of a smaller 4-story and 5-story building. Now, the good news is the project scope is a smaller footprint which means something taller or denser could still be in the works, a LOT less parking, and includes retail now. Overall it is just a smaller project this time around. Ill toss the renders and submission below.
