Franklinton SID aims to keep booming area safe, clean

 

If you've noticed that much of Broad Street in Franklinton is looking cleaner, you can thank the new special improvement district ambassadors.

 

The recently launched Franklinton SID is bounded by the railroad near the Scioto Peninsula, runs down Broad Street and ends at the ramp to Interstate 70. It includes the Gravity development, the CoverMyMeds campus and a number of businesses along Broad Street.

 

A SID is an area where property owners pay an additional tax or fee for services, like cleaning the neighborhood. The Franklinton Board of Trade, a nonprofit that focuses on beautifying and improving Franklinton, started talking about a SID in 2018, and finally got its services up and running last year.

Warner Junction apartments to welcome residents this summer

“A new affordable housing project from the Finance Fund, a nonprofit community development organization, is almost ready to welcome residents to its multifamily component. 

 

The $11 million Warner Junction project includes a three-story building with 40 units, ranging from one- to three-bedroom units, and five neighboring duplexes called Warner Homes. It is the product of a 2018 initiative from the Ohio Housing Finance Authority: the FHAct50 Building Opportunity Fund.

 

The Warner Homes duplexes are occupied now, while the apartment building will be ready for residents this summer. Fairfield Homes is the property manager. 
 

Amenities at the building include a community room, a fitness facility and a counseling or telehealth room, Mohrman said.”

The 315 underpasses through Franklinton have always been pretty disgusting.  I doubt this covers that, though.

I wouldn't say it's an embarrassment. Maybe underwhelming would be more accurate.

Agreed on underwhelming.

I think this speaks to the rapid development in East Franklinton. Even though its not an old build, when Casto committed to R&R, they were very much going out on a limb with their investment (considering the neighborhoods infancy) and built a cheaper product.

They delivered them to the wrong development. 

 

Bridge Park has been wondering where their next shipment of Skywalks went for days now. 

 

 

 

Highlines are reformed skywalks.

One of the more disappointing aspect of River and Rich 2 is that they'll have a fenced in surface parking lot facing Dodge Park. The southern end of their lot would've been a good place for more of the walkup townhomes in the first phase that face the levee. It'll be more glaring if/when Sullivant is re-extended to McDowell along the proposed "private drive." Dodge Park should be seen as more of an asset to Franklinton

Gravity really spruced up that old Buyers lot for their renderings 😂

 

And I really like the Makers development too! I was honestly expecting something a lot smaller there. As East Franklinton and the Scioto Peninsula continue their respective buildouts, this is going to be such an awesome area of the city to walk around! Hopefully it will even give the Short North a run for its money.

That’s fair, I would say extremely underwhelming. 

I sure hope that last section that will be left at River and Rich becomes that 12 story tower.

In all the dev proposals this week, I think this one was missed. It sounds like the 15-story tower on Broad is officially dead. Not surprising, considering it’s been so long since we’ve heard any updates. I’m still disappointed though.

That seems like such a terrible area to have a school.

New Phases of Two Franklinton Developments Approved by Board

“Before weighing in on several new proposals at last week’s meeting, the East Franklinton Review Board voted to approve the latest additions to two significant development projects in the neighborhood.

 

The third phase of the Gravity development – which was first unveiled last fall under the name Greenhouse – was approved unanimously by the board. The approval was conditioned on the applicant coming back for further review of lighting, landscaping, and materials, as well as a requested change to the design of the project’s parking garage.

 

The second phase of Casto’s River & Richdevelopment was also approved unanimously, and the approval also came with several conditions; the applicant will need to make changes to the design of an elevated walkway, and will need to return for final approval of lighting and signage plans.”

If it looks anything like that pic it will be great. That pool area looks like a great place to just hang out-it looks like it would not be in Columbus if you know what I mean. We need more things like it.

 

The changes in Franklinton in the nearly 20 years since the floodwall are great and really picking up steam and I am all for it.

Kaufman seems to get his stuff pretty spot on with the renderings also. I hope he buys up more of franklinton and keeps the growth going.

They’ve improved so much since they started out… quality with Kaufman has gone up pretty noticeably

Same. The old Beyers site needs to go. If NRI is just going to sit on it for several more years, Kaufman should make a play for it.

Even if NRI develops it, I'm over square 4 story brick buildings that are generic as possible.

I didn't see this here... for the former Starling Middle School at 120 S. Central Avenue.

Kinda like Barrett on the south side? That turned out really nice, hope this is well thought out too. I love that the original building is being repurposed.

There's no layout, but if anything, the number of non-school units seems kind of low to me.  I would imagine that the 2 new buildings would go on the southern part of the site south of the school, but that would still leave quite a bit of space.  It would be nice to see some kind of sidewalk-fronting townhomes or something along Brehl Avenue behind the school building, but I suspect a lot of that is going to be left for parking.  Without seeing the plan, it's hard to say.

While I was out here, the artist that's working on this project said there's an official unveiling event this Friday at 6p at The Slingshot, with free food & entertainment.  

He said everyone is welcome.

Omg the hand looks so creepy by itself 😂

That implies they won't look creepy pulling a giant slingshot 😉

Town Square Station multi family affordable housing unit is going up.

Building is being prepped for demo (lots of asbestos) to make way for the affordable housing component of Gravity 2.

And apparently Gravity is going to put the former AD Farrow showroom into use until they’re ready to start on Gravity 3 (did Farrow even use this new addition before they decided to move??).

I'm fairly sure I saw motorcycles in there at some point, but I can't say if it was actually used or not. If it was it was extremely briefly.

Yeah I remember seeing some in there. Not for a long time, but they did get some use.
