Marketplace at Gravity creating new food, shopping options

 

More shopping, food and art options are coming to Franklinton.

 

Marketplace at Gravity will launch this weekend at 501 W. Broad St., bringing a mix of local and national retail brands, music, art installations, a biweekly dining series and more.  

 

The 3,300-square-foot space previously was part of the A.D. Farrow Harley Davidson dealership and is across the street from the first phase of the Gravity project.

 

Brett Kaufman, founder of Gravity and Kaufman Development, called it an “incredible, immersive space where retail and lifestyle intersect in a meaningful way.”

“The former Starling Middle School will be converted to affordable housing by Columbus developer Woda Cooper. 

 

Woda Cooper plans to renovate the old school at 120 S. Central Ave., which was originally built in 1908 as West High School, into 45 apartments. There will be 19 one-bedroom, 24 two-bedroom and two three-bedroom units.

 

The developer plans to restore the tin ceilings in the building and use existing walls. Classrooms will be converted to apartments and the slate chalkboards will be preserved within units.
 

A new construction portion of the development will have 52 apartments in two three-story walkup buildings, for a total of 97 apartments. The units in that new building will also be a mix of one, two and three-bedrooms, McKay said.“

Looks like it will. The elevations show new buildings along Central and Brehl on what I assume is the parking lot and gym addition.

^The OSU tower is really becoming prominent from just about anywhere in the city. Gravity 2 even has some visibility from as far away as 670. Good pics!

Have we heard anything about this? Sounds like it could potentially something with some decent height...

Marker's most significant project to date looks like Wilson Place which would fit the same description.  Otherwise they have done fire stations, parking garages in Grandview Yard, Canes, some campus buildings, etc.

It is the project proposed in April. It still hasn’t returned to the commission with more detailed renderings. The commission was supportive of the massing, just asked for a few changes, making it not a huge full block buildout and breaking it up with different design. 
 

I would guess it will be on the meeting agenda for this month. Hopefully they changed it up a bit.

Marker's building Crossline and the Godman Guild replacement in Weinland Park - that's larger than Wilson Place.

It looks a lot better than Wilson place also, so that’s a little bit of hope. 

As I recall, they were just the builder for Wilson Place (no real input into the design - developed by Schiff) while they are the developer for Crossline and the Godman Guild projects.

The upper level courtyard and the grand staircase are both nice touches, I think. 
 

I also believe these renderings for 640 W Town from Arch City are updated too. Includes a couple views of the amenity deck, the renovated SFH, and the 3-unit building.

I don’t mind that design, I still hate the cutouts that seem to be in every building currently. The greenery looks great. One is the commissioners said they should try to match the gravity stuff a bit, so I wonder if that’s where that came from. 

I like that this future development was also shown in the materials. Seems like a decent spot for another fairly tall building, especially if this one fills up quickly.

Seems like a great spot for a 12+ story building. Maybe a few levels of parking topped with residential so most of the residential is above the currently proposed building, giving them an awesome view of everything to the east.

Seven-Story Building Proposed for West Broad Street

 

A local company has submitted plans to build a seven-story mixed-use development at 630 W. Broad St., next door to Holy Family Church in Franklinton.

 

The proposal, from Marker Development, calls for five floors of apartments over a two-story parking garage. The bottom two levels would also hold a lobby and about 4,400 square feet of commercial space (on the Broad Street side of the building), and six townhomes on the Gay Street side of the building.

 

Plans and renderings for the project were submitted to the city in advance of this week’s East Franklinton Review Board meeting. The proposal was also discussed by the board in April, when a less fleshed-out design was brought before them for an initial discussion of the site.

I didn’t realize it had townhomes, love that and wish the city would require something like that on more buildings, in certain areas. Columbus needs apartments and more housing and this is a great way to get it.

The historic building, constructed in 1908, served as the original West High School and was listed on Columbus Landmarks’ Most Endangered list in 2021. 

 

A more recent addition to the building will be torn down, and two new buildings will be constructed on the three-acre site. The historic building will be converted into a 45-unit apartment building, while the new-build portion of the project will hold 52 units.

 

Jon McKay, VP of Development for Woda Cooper, said that he expects work to start before the end of the year on the project, and that construction will proceed on both the renovation and the new buildings at the same time. 
 

The apartments will range in size from one to three bedrooms and will be affordable to renters making between 30% and 80% of Area Median Income.”

Fencing is up around the entire perimeter of the former Starling Middle School grounds. Hopefully we’ll see this started soon.

“When friends Tamieka Cobb and Rasheedah Crawley first drew up plans to create a community market in Franklinton, they knew even then it was going to be unique.

 

“We decided we don’t want a typical convenience store,” Cobb said. “We have a vision and are following through with it.”

 

Their store, known as Franklinton Market, will be located inside the River & Rich development at 40 W. Rich St. It’s planning to open in September, although an exact date hasn’t been announced.

 

According to Cobb, Franklinton Market will utilize regualar feedback to create store inventory that’s best-suited for the greatest number of customers.“

Ahhh, so there actually are some plans for the Graham Ford site. It’ll be great to actually see that land put to use. And I figured the west side of Mount Carmel would be starting soon—I saw a few pieces of digging equipment over there earlier today.

Pizzuti Cos. and Thrive Cos. have teamed up to redevelop the former Graham Ford site at 707 W. Broad St. adjacent to the Mount Carmel site, as part of the overall project. Negron said it will be part of later phases of development after the site is remediated. 

 

Thrive Cos. will start on the first phase of the project — about 200 apartments where the hospital once stood — in about a week. Some 10% of the apartment units will be held at 80% of the area median income and 10% will be held at 100% of the area median income, Negron said. 

 

Thrive will also build 37 for-sale homes at the Mount Carmel site. The first two homes were donated to the Central Ohio Community Land Trust, which keeps the units affordable through future sales. The project's second phase could include 220 to 250 more apartments, also on the site where the hospital once stood. The one in the article is from GVX. Are any renderings for the Franklinton project out yet? 
 

I’m not holding my breath for anything taller than six stories here. However, something with some height would look great on the Graham Ford site as it gets closer to 315.

Seems strange to be selling these parcels with the corner building becoming a school. Wonder why they sold off the 1 story separately, at least if I am remembering right, this was all part of the 15 story plan. I could be wrong though.

CMHA will start development of McKinley Manor, a $13.7 million, 44-unit apartment building, in September. The complex will be located at 1040 W. Broad St. in Franklinton.

 

The construction arm of Columbus-based Woda Cooper Cos. will be general contractor for the project. Bitzenhofer said Woda Cooper will also manage the property.

“The Columbus Metropolitan Housing Authority will develop a new apartment building to house low-income seniors being relocated from the downtown YMCA building. 

 

CMHA will start development of McKinley Manor, a $13.7 million, 44-unit apartment building, in September. The complex will be located at 1040 W. Broad St. in Franklinton.

 

The construction arm of Columbus-based Woda Cooper Cos. will be general contractor for the project. Bitzenhofer said Woda Cooper will also manage the property. 
 

The four-story project is expected to be completed by fall 2023.”

The rendering reminds me of the extended stay on Main downtown. 

This is a great project, I love seeing more affordable stuff in areas that will have access to everything. The building isn’t a looker, but for affordable housing, it will be great. I didn’t see anything about retail or commercial space, but hopefully that’s a plan.

Looks like a mid tier suburban hotel, but functionality is way more important than looks, especially when it comes to low income housing. I'd rather they leave the exterior pretty basic and spend the money on amenities for the residents.

Yep, with projects like these, the outside isn’t a big factor for me. As long as it has good amenities for the residents, bring it on.

So this first phase of the new mixed-use development is happening in the center of the site, where the middle of the old hospital was? I'm surprised they aren't starting along one of the thoroughfares

So it looks like this is "Parcel C" that they're developing first.

That looks accurate. It’s been so difficult to find any concrete plans for this whole development. I’m going to guess an apartment building for this lot, but have we seen anything for certain?

Columbus developer Kaufman updates timing on Franklinton projects

“Frank Sasso, president of Kaufman, said the second phase of Gravity will be ready for commercial tenants to build out their space this November. OhioHealth is the only tenant announced so far, but Sasso said the developer will have more to share in the coming months.
 

Gravity's $120 million second phase started construction in February 2020. Sasso said construction is nearing its end, and tenants will be able to move into apartments in January. 
 

Also in January, work is scheduled to start on the Franklinton Green|House, Kaufman's new health and wellness-centered concept, which will rise on a 2-acre site next to Gravity 2.0. The site is currently home to the Harley Davidson building at 491 W. Broad St.

 

"Our focus really is on Franklinton," he said. "We would love to continue to build out the Gravity neighborhood."‘
