Woda Cooper is renovating the old school at 120 S. Central Ave., which was originally built in 1908 as West High School, into 45 apartments. "We will start delivering our first units in the first quarter. Throughout the spring and early summer, we will have artists painting murals all over the project, with some really exciting announcements including international artists and sculptors adding place-making and activation to the site." Gravity's second phase includes four buildings, all wrapping up: - A 12-story residential tower on West Broad Street, with 17,000-square-feet of ground-floor restaurant space. The building includes 256 studio and one- and two-bedroom apartments, along with several amenities such as a rooftop deck. The building is expected to open in late spring. No restaurant tenant has been identified yet. - A 175,000-square-foot, five-story office building, at Broad and McDowell streets. OhioHealth will soon start to build out half of the first floor with an urgent and primary care unit. Tenants have not been identified for the rest of the building, though some of the space will be used for Gravity programs such as meditation and sound baths, Sasso said. - An 890-space parking garage on McDowell Street. The garage, expected to open in early 2023, will serve Gravity as well as the surrounding neighborhood. - A five-story residential building on McDowell and West State streets. In addition to 56 studio and one-bedroom apartments, the building will feature 36 shared-living apartments, each with four or five bedrooms around common living rooms and kitchens, similar to student apartments. The building will also feature several common spaces, including art studios, meditation rooms and a demonstration kitchen. The shared-living residential building is expected to open in the first three months of 2023, welcoming the first tenants to Gravity's second phase. Sasso said the rest of Gravity will gradually open throughout 2023 and be fully open by late fall. Sasso said Kaufman Development also expects to soon announce plans for the Idea Foundry, the business incubator at West State and Lucas streets, across from the Gravity development, that the company bought in March for $5 million. December 21, 20222 yr Was driving around gravity 2 & Scioto peninsula the other day and I noticed that It doesn’t feel like there’s a lot of retail spaces in the projects. They will still be great for the area/downtown but I don’t know how much a person who lives in Columbus but not in either development will actually want to be over there. I can’t imagine there will be much to do over there other than like tafts brewporium.

This really should be paved since people cross there too despite the BS "no pedestrian crossing" signs. There will be more people crossing here once Gravity II opens. In Ohio, every intersection (signalized or not) is a legal pedestrian crosswalk. This "no ped crossing" signage is such a traffic engineering solution to keeping cars moving at a Level of Service of "A" while inconveniencing pedestrians. You're right - there needs to be an island and pavement markings for a crossing. Maybe this rapidly urbanizing stretch of Broad needs a lower speed limit - but that will never happen as long as we continue to let traffic engineers design out cities.

Unfortunately I’d be surprised if we see much in the way of pedestrian improvements or road dieting because of that. Im guessing the city will just wait until 2028 and address it when they start the Broad/Main BRT (which I believe will remove at least two traffic lanes). The speed limit on Broad drops to 30 (from 35) as soon as you cross the Scioto leaving downtown, but if anything people go faster at that point than they do in DT…. These also seem like they will be pretty big townhouses. From the renderings it seems they will be 4 stories, unless they have them split, which would be strange to me. The townhouses on gay st are mostly all over $500,000 and those are not in a hip busy area.
January 8, 20232 yr This lil fella at McKinley Manor shot up pretty quick. The NCR senior living center should be opening soon. Framing for the first two of an eventual 14 SFHs (plus a four unit building) is now up at Mount Carmel. And this portion of the MC site should be going vertical any day now too. I can’t remember if Brian Higgins’s apartment building proposal for W Town has received final approval yet, but the convenience store that was on the property has been Loewendicked, so maybe we’ll see this project get started this year too. And a few shots of the progress at McDowell Place.

Broad St., next door to Holy Family Church in Franklinton. The proposal, from Marker Development, calls for five floors of apartments over a two-story parking garage. The bottom two levels would also hold a lobby and about 4,400 square feet of commercial space (on the Broad Street side of the building), and six townhomes on the Gay Street side of the building. Plans and renderings for the project were submitted to the city in advance of this week’s East Franklinton Review Board meeting. The proposal was also discussed by the board in April, when a less fleshed-out design was brought before them for an initial discussion of the site. Not sure if they have anything to do with the upcoming Marker development, but they appeared to be doing infrastructure work directly behind the buildings that are there now.

Historic Building in Franklinton to be Demolished “A local developer with a track record of restoring historic structures is making plans to demolish a 138-year-old building in Franklinton. The building, at 555 W. Town St., has been vacant for over 30 years and is beyond saving, said Brad DeHays of Connect Realty. “We have worked with Columbus Landmarks on the demolition discussion because we do not typically desire to demolish any contributing historic structure,” he said. “However, the wood support columns without footers, dirt basement floor, and crumbling structural brick walls do make this building a hazard to the public…the entire building is structurally unstable.” The building will likely come down within the next 90 days, according to DeHays. As for what might replace it on the site, he said that it will likely be housing, but it is too early to share specific plans.“ https://columbusunderground.com/historic-building-in-franklinton-to-be-demolished-bw1/ Noticed today that this building is gone now :/ From the looks of the soil, I’d say it came down fairly recently.

March 2, 20232 yr Speaking of more properly Kaufman should buy…. Homes for Families selling its Franklinton office building on Grubb Street Columbus nonprofit Home for Families is selling its headquarters at 33 N. Grubb St. in Franklinton. The organization has issued a request for proposals as it hunts for a buyer, a process that will be guided by NAI Ohio Equities' Matt Gregory, Andy Dutcher and Philip Bird. (The firm itself was selected by a different RFP in 2021.) The organization is using the RFP to ensure it finds a buyer that will be flexible as it finds a new space for all its services. The RFP includes request for prospective purchasers to outline their amenability to a delayed closing and potential for a leaseback scenario not to extend beyond the end of 2024.
