Went for a nice evening walk last night along the river front and through Franklinton and snapped a few pics.  I'm loving how this city keeps filling in more and more and more...

The shared living building, the last image, looks great and pretty much exactly like the rendering.

Plan for Former Starling Middle School Site Moving Forward

“Affordable housing developer Woda Cooper Companies is moving forward with a plan to renovate the former Starling Middle School in Franklinton. The historic building, constructed in 1908, served as the original West High School and was listed on Columbus Landmarks’ Most Endangered list in 2021.

A more recent addition to the building will be torn down, and two new buildings will be constructed on the three-acre site. The historic building will be converted into a 45-unit apartment building, while the new-build portion of the project will hold 52 units.

Jon McKay, VP of Development for Woda Cooper, said that he expects work to start before the end of the year on the project, and that construction will proceed on both the renovation and the new buildings at the same time.

The apartments will range in size from one to three bedrooms and will be affordable to renters making between 30% and 80% of Area Median Income.”

Correct!

I should've worded it a little different.

Love places like this, it’s basically the same as South End Cafe on parsons. They hire people getting back into the workforce and have good drinks and some pastry items. Everyone should go check them out.

There was a CU article talking about this as a townhome unit, but I don’t remember seeing any details other than that.

Columbus nonprofit Franklinton Rising training at-risk youth in construction trades, sending them to work for companies like Marker

“A workforce development nonprofit in Franklinton is branching into new construction, training the future labor force for commercial and residential contractors.

Tom Heffner, president of Franklinton Rising, said the group has rebuilt eight vacant, boarded up homes in Franklinton since 2015.

The organization last week started its first ground-up construction project on Chicago Avenue in Franklinton. Two new duplexes will rise on a site in between two other duplexes previously rehabbed by the organization.

The homes are built by a group of trainees, typically between eight to 14, who are considered "at-risk youth." Program participants get life skills training and basic construction training.“

An article in today's Dispatch suggests we should see dirt moving on site soon:

"Franklin County, its Alcohol, Drug and Mental Health Board and the Central Ohio Hospital Council broke ground in February on their new Mental Health and Addiction Crisis Center, 465 Harmon Ave. Located in South Franklinton, it's across from the Franklin County Children's Services building, south of Interstate 70.

The nearly $60 million project remains on track for an expected 2025 opening, with officials in the process of finalizing paperwork and other elements within the next 30 days before gearing up for construction."

“The former Starling Middle School in Franklinton will soon serve families once again, but this time as apartments.

Affordable housing developer Woda Cooper Cos. plans to turn the old school at 120 S. Central Ave., which was built in 1908 as West High School, into 45 apartments. There will be 19 one-bedroom, 24 two-bedroom and two three-bedroom units.

There was a ceremonial groundbreaking for the project earlier this week, with representatives from all of the funding partners. City and state officials also spoke.

Columbus Mayor Andrew Ginther stressed the importance of projects like this to provide housing for people with all kinds of jobs.”

Prices will range from $400-$1295 a month based on unit and income. This is an amazing project and can’t wait to see it finished.

Only because I can't quite remember, but does anyone know the status on the project for 630 W Broad Street next to Holy Family Catholic Church?  I thought a while back there were 2 buildings that were proposed, but forget if they actually got final approval and an estimated start date?  I believe it's actually 2 lots, one of which buts up right against 315.  I just can't seem to locate the final details and was curious.

Also, I know Gravity is planning to do their Phase 3 "Greenhouse" addition, but has there been any chatter of the lots just west of this phase, I believe the old parking lot and building for Byers Auto?

Furthermore, I'm very excited over the next few years to see the inevitable momentum move over 315 even further west towards the Tommy's Diner area of Franklinton.  W. Broad Street is going to be lined with newbuilds by the time the next decade is up I'm sure.  It really does have the opportunity over extended time to become what the Short North is but perhaps without all the college kids and convention crowds all the time.

I think you're talking about this:

"The proposal, from Marker Development, calls for five floors of apartments over a two-story parking garage. The bottom two levels would also hold a lobby and about 4,400 square feet of commercial space (on the Broad Street side of the building), and six townhomes on the Gay Street side of the building."

https://columbusunderground.com/seven-story-building-proposed-for-west-broad-street-bw1/

amped91 mentioned in late January that he saw an "application for a demo permit within the last couple weeks".

Hopefully we'll see movement on site soon.

If you are talking about the plan posted above me, it is back before the Franklinton commission this month, and I think it’s for final approval.

Does Franklinton commission hold their meetings at similar time as downtown?  I think DT is on the 23rd this month.

Yes, it’s the 24th this month. They are usually a few days apart or one day. And the university district is also usually around the same time. This month it is the 25th.

I don't like having two big greenhouse projects and yet neither of them are actual greenhouses. 🫣

If we get a true urban greenhouse project do we have to call it something else? Lol

Also. Mural work has begun on Gravity

Very happy to see this finally happening, I'm sure they needed to wait for better seasonal weather.  I think people thought that the current panels were the final product.

Most of the current panels are the final product. The entire east side and 90% of the north side is going to be sandstone and black panels. But they also didn't have all the panels in until relatively recently. While it looked done, they had misc panels and sections still Uninstalled for access to the structure behind.

Yup yup. They got conditional approval last year, pending lighting and landscaping, and now they’re back to get approval for that.

Would be nice to see it break ground this year.

In addition to the adaptive reuse component, the project will also include two ground-up buildings with 52 units. All of the property’s units will be reserved for residents who earn 30 to 80 percent of the area median income. Rental rates are projected to range from $400 to $1,295 per month depending on income restriction and size of the unit. Five units will be reserved for those with mobility challenges and two units for those with sight and hearing disabilities.

McDowell place went up quick, and those townhomes look great. Hopefully we start seeing some more of those added to parking garages. They should have done this on the peninsula garages.
