I know I’m being nit picky but a concrete walkway would have looked so much better than this asphalt.

I think it is - notice the asphalt is flush with the storm sewer inlets.

I believe that particular building is a utility/meter room. But the fourplex should end up going at the corner of Hartford and State.

Not much in the Franklinton agenda this month. Another house to bar/restaurant conversion and Pilot Dogs upgrading their current building and adding a big expansion across 3 blocks. it was conceptual so there really wasn’t much to see, but the house conversion looks pretty good.

Did they happen to mention the house in between the two house conversions? It looks like four houses in a row, with one house closely in between the two restaurant conversions.

 

I only ask because I wonder if the middle one will be converted too.

I don’t think they did. I didn’t listen to the entire thing, just skimmed it. Hopefully it stays a house because it makes the neighborhood better.

I like these homes and the conversion is a good idea. I hate that Sweeney acts like people wouldn’t want a smaller sqft house and that it would just be torn down. I would love a house the size of this, especially in that area. Not everyone wants a gaudy 3000 sqft house

I interpreted this more as a fear it would be torn down for a larger apartment complex or something along those lines.

That could be true, good call on the more civil response. I’m just so used to decent sized houses being torn down and replaced with something massive.

I feel like these new permanent paths are a bypass for the existing trail. The trail will need to be closed during bridge construction. 

The property at 373 W Rich St sold to Pannell Music Center llc. I couldn’t find much of anything on the company. Looks like they are linked to a company called First Family Entertainment.

 

Hopefully they plan on restoring the property and don’t let it fall apart. Not even sure what type of stuff they would bring in.

First Community Land Trust Apartments Bring More Affordable Housing to Franklinton

“City leaders gathered today to celebrate the grand opening of a small-yet-significant housing development in Franklinton. The “Town Square Station” project, located at the intersection of Hawkes Avenue and West Town Street, is the first rental housing development built in conjunction with the Central Ohio Community Land Trust (COCLT).
 

“Today marks a new milestone in our city’s ongoing commitment to ensuring that every resident has access to safe and affordable housing,” stated Columbus Mayor Andrew Ginther. “Affordable housing in Columbus is not just a matter of providing shelter; it is the cornerstone of a thriving and inclusive community. Our Columbus Housing Strategy enables families to put down roots, children to excel in school and individuals to pursue their dreams.”

 

Town Square Station was made possible by the allocation of $1.4 million in funding from the U.S. Department of Housing and Urban Development (HUD) along with additional funding from the Franklinton Development Association.

 

In terms of affordability criteria for the one-and-two bedroom apartments, the 10-unit building includes a mix of rents targeting residents who make 50-60% of the area median income (AMI), which ranges from $34,750-$41,700 for individuals or $49,600-$59,520 for families of four.”

Franklinton Development Association's Town Square Station features permanently affordable units

 

Franklinton gained 10 new permanently affordable apartment units, thanks to a first-of-its-kind program in Central Ohio.

 

Town Square Station, at 202-204 Hawkes Ave., was developed by the Franklinton Development Association.

 

The building is owned by FDA, but the land is owned by the Central Ohio Community Land Trust. The units will remain permanently affordable because the land trust owns the land.

I had always hoped someone would come along and renovate this property. It's one of the few cool looking warehouse spaces left in the core city; I really hope the new owners do indeed plan on restoring it rather than tearing the builds down and putting up something else:

Derrik and Tiffini Pannell, owners of the Blu Note Jazz Cafe in Bexley, and Columbus real estate firm Robert Weiler Co. are the new owners of a pair of Franklinton warehouses just across the railroad tracks from downtown Columbus.

 

A Weiler Co. representative confirmed the firm is the minority owner of the property, following a deal that took place earlier this summer. The Pannells, who bought the property via Pannell Music Center LLC, previously said they were still firming up plans for the property. They couldn't be reached for further comment this week.

I hope they act quick. These buildings currently are an eyesore and a renovation of them would help further tie Franklinton and downtown together.

There was a plan floated for these before. I don't recall who proposed it though.

It was Casto and I wish they would have just done it. Hopefully the commission won’t allow a tear down. It’s about the only buildings that survived the flood and deserve to be remodeled.

Lolz. The commission and city don't care. If the developer decides to tear down they'll get approval.

There was a really bad flood in 1913 that basically destroyed all of Franklinton. There are only a few remaining original structures left now.

Land-Grant and Kaufman Development team up to turn Idea Foundry parking lot into a park

 

Land-Grant Brewing Company and Gravity are teaming up to run a new park in Franklinton starting this October.

 

The Gravity Experience Park is an outdoor community gathering space featuring an outdoor bar, concerts, artwork, pickleball, an ice rink and more in Franklinton.

 

Gravity and Land-Grant are turning The Idea Foundry’s former parking lot into a park with an outdoor bar, a small stage for concerts and other performances, pickleball courts, fire pits, picnic tables and other gathering areas.

 

The pickleball courts will be turned into an ice rink in the winter, expanding the space Land-Grant has to host activities such as those it features at its nearby brewery.

 

The park also will include three pieces of commissioned artwork: a stacked cargo art sculpture by a world-renowned muralist; a multi-media sculpture of a wooden and steel tree that will house a dozen LED illuminated stained-glass birds by Franklinton artist Andrew Lundberg; and a sculpture fabricated out of weldable steel pipe with a colorful patina that represents the robust, gritty and resilient nature of the spirit of Franklinton by the Franklinton artist team of Gerald Fitzpatrick and Rachel Schutt.

More Plans Revealed for ‘Gravity Experience Park’ in Franklinton

 

Kaufman Development has selected Land Grant Brewing Company to operate a new outdoor bar and “community gathering space” featuring pickle ball courts, a stage for concerts, space for food trucks and more.

 

The new space will be located at the corner of McDowell and State Streets, on a half-acre gravel lot that sits next door to the Idea Foundry and across the street from the recently-completed second phase of the Gravity development.

 

Kaufman Development Founder and CEO Brett Kaufman discussed plans for the park back in June, during a tour of the new apartment buildings and mixed-use spaces taking shape between State and Broad Streets.

Love to hear that phase 3 will start construction by September!!  Things keep chugging along westward and I like it!!  Broad Street is getting quite a nice vibe lined with buildings more and more.

I know people who have been playing it for about 5 years now, but it seems like it really became mainstream in the last year or so.

It became a problem in Groveport about 5 years ago because the tennis courts were always full of pickleball and people couldn't play tennis.

We use to play it in gym class back in the day (15+ years ago). It was always for the unathletic kids though haha. Bigger less intense ping pong, smaller less intense tennis, same size but less intense badminton. Probably why it has become so popular, its a super low impact physical activity that's in the next step up above just walking around.
