ODOT redeveloping Franklinton facility in $90M project

 

"The Ohio Department of Transportation has undertaken a $90 million project in Franklinton.

 

ODOT is replacing all the buildings at 1600 W. Broad St. that today house the central garage and sign shop with new facilities. When finished the site will be home to 11 buildings, including the new District 6 Franklinton outpost.

 

Materials will stay at the Grove City outpost, but trucks and workers that had been there will move to the new Franklinton location.

 

Demolition work started earlier this year and construction on the new facilities will end in the fall of 2026."

Such a catch 22. In a sense, jobs and light industrial near the population is good but also, could have been an opportunity to move such a massive site outside the beltway to free up the land for better land use near downtown.

I thought that originally, but I feel like that location has such s**tty access it might not be bad to just keep it this. It is massive though, so it could be reworked to allow access if it was residential or something else.

I know it would take quite a bit of planning/engineering, but I have always thought it would be awesome to find a way to connect Grandview Ave to Broad Street through this area.  Or some way to make an exit from I70 over the railroads to Grandview Ave.  The connectivity from Broad/I-70/Franklinton into Grandview would be so convenient and nice IMO.

Punch Bowl Social coming to Gravity in Franklinton in 2024

 

Can’t remember who said it, but someone was right about what was coming. Should be interesting to see how this competes with 16-bit. 
 

Denver-based Punch Bowl Social is coming to Central Ohio.

The chain, known for its bowling, arcade games, food and drinks, will occupy 20,970 square feet in Kaufman Development's Gravity complex in Franklinton. The Columbus location is expected to open next spring.

“Punch Bowl Social has created these incredibly high-energy, enjoyable spaces around the country and we’re thrilled they’re making their next home in Columbus, in Franklinton and at Gravity,” Gravity Founder Brett Kaufman said in a release.

“Part of being a conscious community is this idea that we want people to live life to its fullest and having fun, celebrating and laughing is a really important piece of that.”

The concept combines a variety of games and social activities such as bowling, darts, billiards, arcade games and karaoke with a restaurant and bar.

The menu includes everything from burgers and sandwiches (including a Beyond Burger for vegetarians), ahi tuna tacos, entrees such as chicken and waffles and more. Befitting its name, the drink options include bowls of alcohol-infused punch to serve groups.

All we need now is a Lucky Strike and we can officially call it the Bowling District.

Honestly they do need an awesome antique style bowling alley downtown. No arcade games no corn hole, just a 6-10 lane old school bowling alley.

There's another existing bowling alley in the former Knights of Columbus / Salesian Boys & Girls Club building at State and 6th

 

Not currently operating, but the building was bought by Connect. Would love to see them reopen it to the public as part of its redevelopment

I hope connect goes under and is forced to sell all their properties. s**t company and a s**tty person. They would ruin it and make it something boring like all their other places. Dude needs to focus on his housing block stuff and sell everything else.

He'll faceplant with the housing blocks - he's in way over his head. I personally think he should open a hotdog stand based on his past comments...

200-Unit Apartment Building Under Construction on Mount Carmel Site

 

After years of planning and a significant demolition job, new housing is now under construction on the former Mount Carmel West campus in Franklinton.

 

A four-story, 200-unit apartment building is on track to be completed in late 2024, according to Matt Negron, Director of Development for Thrive Companies. And on South Hartford Avenue, work is ongoing on several new single family homes.

 

A total of 37 residential units (mostly single family homes, with some townhomes mixed in), will be built on the west side of Hartford, north of State Street. Two of those homes will be sold at below-market prices and will become part of the Central Ohio Community Land Trust, helping to ensure their long term affordability.

Good to hear, any knowledge of how the second phase is renting out? Is it filling up or are there a lot of empty units?

Has anyone heard of City Goods in CLE? I think they’d be perfect in Franklinton. I’m a crazy and decided to tag Kauffman in a post they made on Instagram and he liked my tag and City Goods responded to Kauffman and said “Let’s talk” sooooooooo if by the grace of the gods they appear in in Franklinton in 4 years I’m never going to shut up about how I helped.

Gather in Greenville SC is another great example of a really cool public space that would be of great scale for shipping container use but unfortunately, as Mikey's found out the hard way, our local laws on shipping container use actually inhibits functional uses of them that could add to this and other projects.

Land Grant submitted plans to convert the building with Manifest painted on it, into a bar space. It was approved by the commission today.

Hopefully it’s a new type of concept. They might have said it during the presentation, but I didn’t hear it. 

Excellent. I’d always wished there was a lunch option at Gravity when I lived there. 

I wish the city, in all their love for public art, would get a program together with the rail lines to do some cool murals on the old, rusty bridges.

The city needs to revive the Franklinton Gateways plans, especially with the explosion of growth on both sides of the tracks.

Murals were added to the railroad bridge on Nationwide between the AD and new Crew stadium, and look great. So it seems like the railroad isn't opposed to the idea - Franklinton should definitely get the same treatment
