What comments? Per the submitted PSCP the Broad St. access is part of the plan. The only City comments I see are to label street names and add a north arrow. 

 

I'm indifferent about a Broad St drive, there's one there now. I'd like to see the two tunnels utilized to the east but there may be clearance issues (both vertically and turning radii for deliveries).

Further down - traffic dept. They do not approve for Broad Street access.

Hopefully ten years from now there will be a few taller buildings in the surrounding area that will hide this building anyway.

Post it here. It doesn't show up on the PSCP that aderwent posted.

My concern here is how monolithic it will look from east or west. A 15 story wall that is potentially 600ish ft wide is... gross. Even if semi masked by other development still seems... gross.

They don't support it; that doesn't mean it's not approved. They are requiring a traffic study be done, and identifying any impacts with the State Street pedestrian improvements, the Broad Street streetscpaing, and the Broad Street BRT project.

 

edit: Considering they're just moving the eastern-most curb cut and eliminating the western-most curb cut, I don't see how it wouldn't be approved.

Yeah, it would almost be better for it to go down to a shorter height on the state st side. That might already be the plan, but who knows.

Columbus developer Robert Weiler Co. is working with Falco, Smith and Kelley LTD and the owners of Spaghetti Warehouse to redevelop the site of the restaurant's former home into a 15-story tower with 534 residential units, a 577-space parking garage and about 15,000 square feet of retail space.

Spaghetti Warehouse closed the Franklinton-area restaurant in March 2022 after part of its roof collapsed. The restaurant has since reopened downtown, though the goal is for the restaurant to move back when the new building is constructed.

 

Despite the structural issues, Columbus Landmarks CEO Becca Kemper said she hopes the original building is "saved in some capacity." She wants the developers to consider what the building means to Columbus residents.

 

"It would be quite a loss because that is a building that represents what started that district," Kemper told me. "That building is beloved by many in Columbus."

Be careful don’t give the developer any ideas since this is in the downtown district that commission would probably approve a lasagna building.

I have a feeling they will have the part along broad be shorter, so it does t block gravity, but who knows. I 100% agree with you on the solar roof on parking garages, the gravity one looks just as bad. 

I thought we already had a lasagna tower proposed for Columbus.

CMHA approves $100 million for apartment financing, including second phase of River & Rich

 

"River & Rich apartments in Franklinton should begin in the next several months after the Columbus Metropolitan Housing Authority board recently authorized a $47.5-million bond sale to help finance the development.

 

The second phase will be 234 apartments units with commercial space.

 

That new phase expansion will sit on the property that once held the housing authority's 11-story Sunshine Terrace tower. The property could also accommodate a third phase of the development."

Glad to see more development, but good lord I wish Casto would stop developing in urban areas. They are terrible and have zero creativity. There is not reason for not building taller in this area. They are a joke and I doubt phase 3 brings anything else exciting.

I don’t even see phase 3 happening, but hopefully I’m wrong.

Well it's office. That explains why it isn't happening. But the original design for the apartments is way better.

There is. Keep in mind this is in partnership with CMHA and partially dependent on bonds. Plus we are at the mercy of time versus cost. We've waited long enough to see movement, so in this case, for the sake of continuity and further density, I'm ok with it. And as far as creativity, it's standard. But not the bad kind that Uncommon evokes. Not sure Casto is one to want to kick out.  They still seem to maximize land use, prioritize retail and pedestrian experience, and are building in such a way to allow future builds. 

 

Casto isn't the juggernauts that Kaufmann, NRI, Edwards, are downtown but that's OK. I can't really say anything they've done is bad or a joke. We are still going to see smaller developments especially in the neighborhoods.  I'm not sure any of them would be putting a 12 story here as well. 

 

It still appears to be a somewhat quality addition to the neighborhood. We are at the disadvantage of having seen a prior proposal but alot has happened since 2019

Yeah that area needs a lot of work. The power lines, sidewalks and the road are all awful. Hopefully once most of this development is done, that’s the next step.

Franklinton has some terrible infrastructure. It needs a lot of work.
