Three More Walnut Street Homes Added to Live Music Project

 

Plans to convert a row of homes in Franklinton into a live music corridor have taken another step forward. A group known formally as Walnut Street Franklinton Partners, spearheaded by Blake Compton and Jim Sweeney, received preliminary approvals yesterday from the East Franklinton Review Board to convert three more houses into mixed-use live music spaces.

 

“The idea is to create a music hall with an artist residency,” explained Compton. “Traveling bands that might come to record across the street at Secret Studio might want a place to stay and play on the street.”

 

The first phase of the project got underway recently, with construction starting at 500 W. Walnut St., which Sweeney is renovating into a bar. Compton expects to start construction soon at 494 W. Walnut St. which is being converted into a restaurant on the ground floor with an apartment unit above. The three homes that received conversion approvals yesterday are located at 530, 532 and 536 W. Walnut St.

This is a cool project and it seems like walnut is going to be a little offshoot area to hang out. I don’t always like losing SFHs in these areas, but at least they are preserving them.

It turned out even better than the render! The south garage facade is painted, and the top floor is screened for the twelve story apartment building.

 

Franklin Station opened in 2014. South from there to State and including the Peninsula phases one and two and all of Gravity/Greenhouse includes about 40.6 contiguous acres. Before Franklin Station there were at most 100 people living in this area. By the end of 2027 there could be 3,300 people living here; over 52,000ppsm! Not to mention two hotels with 318 rooms total, over 140,000ft² retail, and over 554,500ft² of office space. That's an insane transformation.

I still wish Kaufman would have scaled up the original tower design. The big square tan box is *fine* but it stands out in the wrong way. The original design would have been a better anchor seen from east and west. It would have fit the overall look and feel of Gravity better too.

I agree, the new tower doesn’t look great, but the overall development looks way better now. 

I also just realized the top of the garage was supposed to be a green roof. Which is a big let down and as I've said for many years, should be required by the city anyway.

Progress continues on the new trail along Souder Ave that will connect Broad St to the new pedestrian bridge over the Scioto River.

 

Today crews began removing the old utility poles that are in the way of the new trail.

Real estate firm Kaufman (then Kaufman Development) bought the Idea Foundry and its parking lot at 421 W. State St. in February 2022 for about $5 million.

 

It's now for sale for $9.5 million. The listing states the property would be an opportunity for investors, developers or owner-users. Peter Merkle and Bastian Gehrer of NAI Ohio Equities are the listing agents.

 

“The real estate and the business have always been separate, so the Idea Foundry continues operating as usual," Idea Foundry founder Alex Bandar said in an emailed statement. "Kaufman has been a supportive partner that has advanced us forward, and we look forward to welcoming a new partner, as we continue being excited about our future.”

Maybe they have to get some extra money to fund phase 3. Would love to be surprised by something else though.

Brett interviewed with Business First back in December, discussing the company, and teased a big project being worked on right now, but no announcement or details yet. Kaufman also stated that for the first time, they are looking to acquire an out-of-state property and transform it into a Gravity-like community. He stood firm that Gravity can't really be replicated, but the ethos and well-being focus can be brought to existing communities, and that's the kind of purchase they want to make, somewhere existing that can be transformed. Stated their search is focused primarily on Austin, Denver, SLC, and Miami. 

 

Kaufman has a bit of a pattern of selling a property before they announce a new project. The only properties they still own/control are Gravity, LVQ, Main & Market (New Albany) and Greenhouse. Seems like we are in the "shifting/freeing up capital" phase right now so I imagine we will know more by summer on what is coming next.

That would be awesome. Would love to see him take on another big project downtown. Do they own any parking lots anywhere?

Didn't realize it until I came across this bulletin...

 

Once the new pedestrian bridge over the Scioto River and an adjoining trail along Souder Avenue to West Broad Street opens in early July, "the project completes the long-awaited Downtown Scioto trail loop, spanning 3.5 miles around the Scioto Mile".

"Derrik and Tiffini Pannell, owners of the Blu Note Jazz Cafe in Bexley, and Columbus real estate firm Robert Weiler Co. are the new owners of a pair of Franklinton warehouses just across the railroad tracks from downtown Columbus.

 

A Weiler Co. representative confirmed the firm is the minority owner of the property, following a deal that took place earlier this summer. The Pannells, who bought the property via Pannell Music Center LLC, previously said they were still firming up plans for the property. They couldn't be reached for further comment this week.

Yeah this is dumb and it’s a shame that they allow these buildings to be demoed. There are only a few original structures left in Franklinton, what a joke.

Spoke with a major developer yesterday. The numbers are really tight on all projects right now - as upsetting as it is they really have their hands tied. Most projects aren't even feasible as it is...
