June 17, 2024Jun 17 The policing of aesthetics and height is really how every city has gotten into this mess of a housing situation. I just don't get it. If a developer believes they can make a project work and is willing to work with the commission on materials and quality, then let them shoot for the stars. The project really is not even that rogue, we have random taller buildings all over. Such a dumb hill to die on for these commissions, and its even more ridiculous they refuse to express why they voted it down. I have a feeling we are going to enter a bit of a development stagnation until the new zoning kicks in bc I cant imagine as a dev that it's worth the battle/costs to play these games with the new regulations on the horizon. It’s not. Ellis was certain the project was a go. The commission is full of idiots that don’t even know their own rules or community. Want to talk about NIMBYs? These are your NIMBYs. Quality and materials definitely need to be policed, in fact much more heavily than this city currently does. However, at the end of the day, this was a massing proposal. They denied the massing. They denied the density. And they denied the height. The very people that claim to be pro density and anti parking turned down a development for its disagreement with those two very factors.

July 12, 2024Jul 12 Columbus fire station to be renovated, given a new purpose to the community "As a part of Columbus Mayor Andrew Ginther's capital budget, an old fire station will become the center of the Franklinton community. Before the new Station 10 was finished in 2008, it was the oldest fire station in the city. Now, the historic building will get a new purpose. Ginther is planning a renovation to take the building from being used for public safety to being used for public service. The plan is to keep as much of the original design and charm as possible, replacing old bay doors with windows and keeping the historic staircase. It will serve as a safe place for community members to gather, meet with city services they may need and improve the safety of the area. The total cost of the project is just over $8 million. Rob Ellis, of Pink Development and Construction, unveiled a plan in May to build an 11-story, 81-unit building at 278 S. Glenwood Ave., a vacant lot located between two warehouse-style buildings. Since that initial announcement, though, the proposal was modified – the zoning application submitted to the City of Columbus would have actually allowed for a 200-foot-tall building with 162 residential units. In June, the Franklinton Area Commission voted 12-0 to recommend disapproval of the requested zoning changes. The Development Commission weighed in on July 11, also voting unanimously against the zoning application. Still hope they can readjust the design and get something tall-ish approved for here.

For some reason there was some big outside money that ran a bunch of ads against it if I remember correctly from what I’ve read.

August 6, 2024Aug 6 Local developers, CMHA partner on next phase of Franklinton apartment complex Construction has started on new Franklinton apartments across the street from River & Rich and the developers have announced it will have a separate name, Westrich. The $70 million apartments are being developed through a high-profile joint-venture between the Columbus developers that brought River & Rich online. The new apartments will not only have a different name, but they'll also be marketed separately. They are slated to open in 2026. Casto is the lead developer on Westrich, but the Columbus Metropolitan Housing Authority has long-owned the land where River & Rich's first phase sits and where this next phase will be built.
