River and Rich 2, full Gravity build out, Symphony building, a few more Peninsula buildings and it’s going to really be crazy. Kind of reminds me of Fulton Market District in Chicago

Proposal unanimously rejected for high-rise tower on empty Franklinton lot

"A proposal that would have put a high-rise development on a 0.1-acre lot in Franklinton was unanimously struck down by an area commission last week.

The Franklinton Area Commission rejected the Rob Ellis-owned Pink Development and Construction’s proposal Tuesday in a 12-0 vote. Since a house on the lot was demolished in 2019, the parcel of land at 278 S. Glenwood Ave. has remained empty.

Originally submitted as an 11-story “boutique hotel” with 41,731 square feet of total floor space featuring 81 apartments, retail space and more, the proposal had been revised with multiple significant changes leading up to its presentation. Changes to the proposal included that it would no longer be a hotel and would be 20 stories instead of 11."

Now lets go back with the 11 story proposal!

That's a creative way to spam these commissions right before they lose power

These commissions need to go at this point. There was support from a variety of community organizations for this project, which was bringing much needed truly affordable housing to the area. They sealed the deal on never getting elected or put in power again…

Definitely not a surprise at all. Wish it were proposed downtown instead.

The policing of aesthetics and height is really how every city has gotten into this mess of a housing situation. I just don't get it. If a developer believes they can make a project work and is willing to work with the commission on materials and quality, then let them shoot for the stars.

The project really is not even that rogue, we have random taller buildings all over. Such a dumb hill to die on for these commissions, and its even more ridiculous they refuse to express why they voted it down. I have a feeling we are going to enter a bit of a development stagnation until the new zoning kicks in bc I cant imagine as a dev that it's worth the battle/costs to play these games with the new regulations on the horizon.

It’s not. Ellis was certain the project was a go. The commission is full of idiots that don’t even know their own rules or community. Want to talk about NIMBYs? These are your NIMBYs. Quality and materials definitely need to be policed, in fact much more heavily than this city currently does. However, at the end of the day, this was a massing proposal. They denied the massing. They denied the density. And they denied the height. The very people that claim to be pro density and anti parking turned down a development for its disagreement with those two very factors.

Not unexpected, but still stupid. Well, on to City Council, I hope.

The historical society posted some progress pictures of the engine house remodel.

Looks like they are going the gravity route, which is great. Still disappointed with the development, but the helps make the ground floor better, which in the end is the most important aspect anyway.

Lame, I’m not a fan of them getting a demo permit without them having detail plans for the replacement.

How do they get away with it? Do they just hire lawyers or is it because this site isn't in the Downtown overlay?

Code violations can be found in nearly every building. I’m sure somewhere there’s language buried that if there’s enough it can make a building uninhabitable and therefore eligible for demo without stipulations.

Columbus fire station to be renovated, given a new purpose to the community

"As a part of Columbus Mayor Andrew Ginther's capital budget, an old fire station will become the center of the Franklinton community.

Before the new Station 10 was finished in 2008, it was the oldest fire station in the city. Now, the historic building will get a new purpose.

Ginther is planning a renovation to take the building from being used for public safety to being used for public service.

The plan is to keep as much of the original design and charm as possible, replacing old bay doors with windows and keeping the historic staircase.

It will serve as a safe place for community members to gather, meet with city services they may need and improve the safety of the area.

The total cost of the project is just over $8 million. It is expected to be completed in the next year or two."

Commissions Don’t Support Plan for Skinny Franklinton Tower

A proposal to build a mixed-use development on a tenth-of-an-acre lot in Franklinton has not gone over well with the two commissions that have voted on it so far.

Rob Ellis, of Pink Development and Construction, unveiled a plan in May to build an 11-story, 81-unit building at 278 S. Glenwood Ave., a vacant lot located between two warehouse-style buildings. Since that initial announcement, though, the proposal was modified – the zoning application submitted to the City of Columbus would have actually allowed for a 200-foot-tall building with 162 residential units.

In June, the Franklinton Area Commission voted 12-0 to recommend disapproval of the requested zoning changes. The Development Commission weighed in on July 11, also voting unanimously against the zoning application.

Seems they actually have legitimate reasons to reject something for once. Still hope they can readjust the design and get something tall-ish approved for here.

^^To me, this project never seemed like a serious proposal. There were too many things not thought out and now we learned there were building code issues. Something like this would be better suited for one of the Zone-In identified corridors.

I absolutely love how there is still a massive parking lot with a billboard advertising fireworks right in the middle of these photos. We are making so much progress but this is still Columbus lol.

A fish prison?! We already had one prison downtown, we don't need another one!

Are there any plans for a downtown aquarium? Something like that is sorely needed.

Not that I know of, there was at one point but it got voted down. For some reason there was some big outside money that ran a bunch of ads against it if I remember correctly from what I’ve read.

Thank you, that’s who I thought it was, still so weird they cared and pushed this.

Well, one of the brothers is now dead. So it goes.

They don't want cities to have anything nice. They want it all in suburbs and rural areas.

Local developers, CMHA partner on next phase of Franklinton apartment complex

Construction has started on new Franklinton apartments across the street from River & Rich and the developers have announced it will have a separate name, Westrich.

The $70 million apartments are being developed through a high-profile joint-venture between the Columbus developers that brought River & Rich online. The new apartments will not only have a different name, but they'll also be marketed separately. They are slated to open in 2026.

Casto is the lead developer on Westrich, but the Columbus Metropolitan Housing Authority has long-owned the land where River & Rich's first phase sits and where this next phase will be built. The project's development team also includes Robert Weiler Co., Kelley Cos. and Mark Cain of S Cain Development and Construction, according to CMHA.
