December 7, 201311 yr I do like the Franklinton design better, even though they are similar. Too much of the same color bricks in Dayton. The Franklinton example breaks up the design a bit more with a lot more contrast. I also don't like the garage-looking projections or the way it sits back a bit from the sidewalk. The bright colors are nice with both, though. Either way, a great project for the neighborhood.

It wouldn't surprise me if the designer just used a previous suburban-like plan, but removed a garage when the city found it improper. / It does seem like a good thing for Franklinton, though. That neighborhood does need some good things, even if they look silly.

The Downtown District never extended as far west as this 455-465 W State Street property. The Downtown District only includes the Scioto Peninsula properties west of the Scioto River in Franklinton (i.e. COSI, Vets Memorial etc.) and stops at the elevated railroad tracks next to the former train depot/current Firefighters Union Hall on Broad Street. Previously this area was under general city zoning. However, since that Franklinton Master Plan was finished in 2012, a new East Franklinton zoning district was established here. A new design review board was established with the new zoning district called the East Franklinton Review Board. The Dispatch had an article about this posted here in this thread and the City has a homepage for the East Franklinton Review Board at http://development.columbus.gov/planning/efrb.aspx According to the staff report to the East Franklinton Review Board at http://development.columbus.gov/uploadedFiles/Development/Planning_Division/Boards_and_Commissions/East_Franklinton_Review_Board/Meetings/2013/November/Staff%20Report-%20Nov%2019.pdf - the parking requirement is 27 vehicle spaces (1.5 spaces per unit) and 2 bicycle spaces. December 19, 201311 yr In a recent posting - located here in this thread - about a proposed 18-unit residential development at the southeast corner of State and McDowell in East Franklinton, I commented that "a nice old church was diagonal from this development at the corner". Today, there was some news about this "nice old church" from Columbus Underground. It turns out that this church was not actively being used by any congregation. But it was instead owned by the City of Columbus through its Land Bank Program. A community organization called Harmony Project will be forming a public-private partnership with the City of Columbus to renovate the church into Beacon Hall - which would be a new event venue that would also be the organization’s new home. When that plan fell through, the hunt began for a space that would offer comparable advantages. That location has been found: 424 West Town Street, a 12,000 square-feet facility situated just adjacent to 400 West Rich, home of Strongwater Food & Spirits. The new site will house an 8,000 square-feet production floor featuring a 20-barrel brewery room, and a 3,200 square feet taproom. Warner Junction is an 18-unit residential development being proposed by the Franklinton Development Association that would go on a vacant lot at the southeast corner of State and McDowell in East Franklinton. The developer has submitted updated renderings to the city for approval. The project is generally the same as before. But the exterior design has been toned down. More traditional red brick above the stone faced ground floor and less garish siding colors are now being used. The dealership relocation opens up redevelopment possibilities for the very visible West Broad Street site. Much as the Byers Chrysler relocation from East Broad Street in downtown led to the Columbus College of Art and Design purchasing and renovating their three-story building and property. And much as the Bobb Chevrolet relocation from Parsons & Livingston led to a redevelopment of that property near Children's Hospital just south of downtown. May 15, 201411 yr There was news last September about Mount Carmel Hospital possibly leaving Franklinton for a new Grove City location (posted here in this thread). At that time, it looked like the 372-bed inpatient hospital facility at the Mount Carmel campus in West Franklinton was being talked about for relocation - while the hospital would still maintain a presence through an emergency room and other medical services. Business First had a recent interview with the outgoing president of the Mount Carmel College of Nursing at http://www.bizjournals.com/columbus/blog/2014/05/mount-carmel-committed-to-franklinton-college-of.html. She didn't say anything to alter that earlier belief about possible changes to the Mount Carmel campus. But she did confirm that the nursing school, whose current enrollment is about 1,100, would not be leaving Franklinton.

According to that article, Bellows Avenue School is scheduled for demolition by ODOT in 2023. July 2, 201410 yr Not being from this area originally there is a lot of general history of this neighborhood that is unknown to me. I went back to read the first post of this thread which was 10 years ago and was about the completion of the Franklinton Floodwall. I knew about the floodwall of course since I've seen it many times, but what I did not know about was the moratorium on building in Franklinton for decades prior to the wall being completed. The first posts in this thread talk about the opportunity to redevelop the neighborhood. Now it seems 10 years later that is finally happening with so many projects announced in the past year. One change coming is the demolition of Sunshine Terrace. Construction fencing is up around the site so it looks like the building will be coming down soon. It will be exciting to watch all the changes in the next couple of years.
July 2, 201410 yr So the rendering for Land-Grant Brewing is on the previous page, but no one has posted a shot of how the building currently looks. When I was there yesterday it looked like construction workers were cleaning out the inside.

Broad Street. It's still a bit early in the game for any construction or development news for this prominent Franklinton location yet. (After all, the Byers dealership won't complete their move until the end of the year.)
