The company that owned Panera bread, owns the building. They didn’t respond for information on what they will do with the property. 

So that was the old Clarmont, which in 2007(February)on this thread had a proposal:

I give it by the end of the year we hear a new proposal. Between a dev here and a dev at the Copious site, we could see some decent amount of housing/density coming to this side of High!

Every whale needs a pod, so I fully support the building being replaced with something big.

This plan diverges significantly from what was proposed in late 2019:

So apparently this is back to the commission for a conceptual review. It seems it has grow to 7 stories. For what it’s worth, the comments from the commissioners on the past review, said they wanted to see some differentiation in style of building and that they aren’t all the exact same. It usually allows us to open up the file and see the designs, but it wasn’t opening.

Agreed.

If it doesn't have any vision to it, then I'll still advocate scrapping it. What an amazing opportunity to waste on remarkably lazy design. 

I was able to find the renderings. It still doesn’t look that great. If they go with the vines on the garage, that will look good, part of the year.

The three, six-story buildings would be built in a pod-like formation. The taproom is a nice thing, but the overall residential project? *sigh of resignation*  They really can't do much of anything if or until they are willing to address the access issue IMO. One little road leading off Whittier is not enough for a large project-there should be two access points to the park and any development around it. Just 'meh' to anything there at this time-I think the original proposal with the 30 story building was always suspect because of the half-@ss way they dealt with where the second entrance would be on the north end of this, and now with the pandemic's effect on office space, along with the single access point, I will not expect much from this site. Also isn't part of it in the flood plain?

 

I would rather they build up and develop the rest of the strip along and east of the tracks-from across from Liberty Place down through Lang Stone to Brewer's Yard. That would at least be right by Kroger and walkable to the South High retail strip. They could always build a pedestrian/bike bridge over the tracks to the park-a lot easier, more feasible(and cheaper)than an actual roadway  bridge. Just my opinion of course.

It's quite the downgrade to go from like 10 buildings above 7 stories with 1 at least 30 stories to 3 low-rise buildings that won't even be built at the same time.  This feels like a bait and switch of the worst kind to me.  I'm doubting the developer ever even had the resources to build what was originally proposed.  Next downgrade will be a surface parking lot with some planters, with the commission telling them to "get creative" with the choice of plants.

Crews continue to work on the new dog park at Scioto Audubon Metro Park.  (This will replace the old dog park at the back of the park.)

The new dog park will feature artificial turf (the current one has a tendency to be a mud pit, especially at the entrance) in addition to grass. I think it'll actually be a bit smaller than the current one. ODOT will be using the location where the current one is to stage equipment and materials for the next phase of I-70/I-71 construction.

There was a city worker out on site that said he thinks the old one is supposed to close in December. That could give us a clue as to when the new one may be open.

The Dispatch article I linked says the plan is to close the old one on December 3 and open the new one on the same day.

“An old motel in the Brewery District is getting a retro makeover from developer Kelley Cos. 

 

The new and improved South Wind Motel is scheduled to open this winter. The motel, built in 1959, fell into disrepair in the 1980s and 1990s and was known to charge hourly rates, according to a news release.

 

The Kelley family purchased the building earlier this year and has been working on an extensive renovation since June. 

They marked their progress this week with the installation of a new sign, designed by Andrew Kern of Flat Black. 
 

Kern took inspiration from local iconic mid-century signs, including Plank’s Café on Parsons, Planter’s Peanuts on State Street and the former Rife’s Market sign on 5th Street, according to the release.”

I think they are leasing for it now, but not sure when they plan on opening it up fully. They still have a lot of work to do.

Most recent update I can remember is the one from CBF (link below) that says it will be finished summer of 2023. These old building rehabs can take a lot longer than predicted, due to the unpredictability of the building’s underlying condition, plus the current supply issues (see the Trolley District rehab, for example(!)).

That looks good to me. They’re retaining most of the original structure, which is far better than it continuing to deteriorate.

I don’t see why they couldn’t do some restaurant space in the warehouse, but maybe they will have some in the original 7 story building.

Am I reading it correctly that they intend to use the one-story warehouse building as parking space?

 

A restaurant in the 7-story building overlooking the park and riverside would be a pretty neat destination.

Yeah I think the warehouse will be parking. According to the other pictures there will not be restaurant space, at this time. Yeah I think a rooftop restaurant option would be great here.

Stonehenge has plans to redevelop the former Jones Heel Manufacturing Co. building at the corner of South Front and West Whittier streets.

 

The project, as currently proposed, would renovate the existing seven-story building into a multifamily building. According to documents submitted to the Brewery District Commission, the focus would be on "community workforce housing" to serve the Brewery District and surrounding neighborhoods.

Stonehenge. They took years and years on the Pierce in the Discovery District, and the Valencia in the Short North. Both projects are "meh" quality at best. I hope they turn out a better project here.

Here is what is being called Southern Tier at Front and Whittier streets. It is adjacent to the entrance to Scioto Audubon Metro Park. The corner opposite here has a sweet old brick factory for lease for office space that would be perfect for residential conversion if you ask me.

New Plan Submitted for Historic Shoe Factory Site

 

A new plan to redevelop a collection of vacant historic buildings at the northwest corner of Front and Whittier Streets has been submitted to the Brewery District Commission.

 

In August, representatives of the Stonehenge Company presented a concept to the commission that called for demolishing the former warehouse building located at 841 S. Front St. (known as the Jones Heel building), and replacing it with a new building that would hold parking and about 100 apartments.

It’s not great, but I don’t think it looks that bad. If I am remembering the layout of that area, it will mostly be hidden also

Yeah, I’m kinda surprised they’re going for something decent with the exterior for something that will largely be hidden from view.
