I’m looking at this slide, they are only taking a portion of the building. There are businesses on either side.

i guess they could be doing a split location, and keeping the other one, but they said they wanted to own their building.

Maye this isn't - just seems like it'd make sense and fits with the vibe.

It honestly could just be them making it to show their works.

Maybe, but the submission page I screenshotted has a footnote that says:

“As a ticketed cultural and entertainment destination, this venue requires bold public brand visibility at the front door.”

I just found the site. I'm convinced its Otherworld. Location is perfect.

Oh sorry, I meant them showing off their stuff by having their own otherworld.

It just seems weird to me to have them go to a smaller location than they currently have.

The space highlighted as 'new tenant' is 20,000 SF.  If it is Otherworld, and they are only taking up the space highlighted exactly, they are reducing the size of their space by more than 30%. Seems odd unless they are 1. Taking up more than the highlighted area or 2. Doing split venues.

My other concern is the infrastructure of Audubon. That's potentially a significant amount of traffic cutting through the park and I don't recall if the parking lot at the building has been renovated as well to handle the vehicular traffic that may be expected.

Edit. I just caught the text box says 28,700 SF. That's more than the SF of the highlighted area. So that's closer. But still doesn't quite fit with prior narrative of wanting more space. Unless they have options to expand they didn't have out east. Then it makes more sense. Otherwise I agree the branding and everything else is certainly consistent.  I still have concerns over traffic on the road that cuts through the park. Perhaps it means the city/park my prioritize that alternative access along the tracks with the new apartments too.

I've always heard Otherworld is looking for "bigger and better" and want to have a stage that can accommodate 1000-2000 people on top of having more rooms to display their art. This would not be the space for that I don't think unless the plan is to make this the interactive museum and rework the current location into a larger music exclusive venue. I just don't see how that would make sense though.

That’s exactly my thought, unless their plans have changed. I’m hoping they aren’t bringing it here and that this is just some type of competitor or a completely different interactive type place. The only thing throwing me off is the colors are exactly the same as otherworld.

I wish it’d be downtown in the AD or even better by the commons. Could also see it going in near Jackie O’s.

There just aren’t many big 40,000+ sqft buildings downtown are there? I would love for it to be in that area, but I feel like it would have to be a new build. They should get together with the company that opened The Kee in that area and owns all that property. Would be a great little entertainment area.

Oh I was referring to new build. I think Edwards would be able to work something out with them - it seems like something in his wheelhouse. Speaking of Edwards, Dispatch Tower application is gone.

I lol'd at the concept of parking "restoration".  I hope they pull historical photos and talk to experts so it be restored to its original glory.

Still don't get Otherworld, which definitely makes me a minority in here, whatever there's lots of things I don't get, but does seem like an odd thing to have inside a park.

Zimmer Development Co. eyes end-of-year construction start for Columbus' Whittier Peninsula apartments

The first phase of construction will include one of the apartment buildings and a multimodal trail, which will be connected to downtown Columbus following along the railroad tracks.

The development will also include 10 acres of green space, which will be open to the public.

Zimmer also plans to donate $1 million to the city to help build a new bridge near the site connecting the Brewery District to the park or make other improvements.

Work on that effort should also start this year. Columbus City Council has approved funding for the bridge that will link the Brewery District and the Scioto Audubon Park.

'Experimental museum' headed to Whittier Peninsula this spring

"The Dublin design company Roto is planning to open an "experimental museum" this spring in a former warehouse on the Whittier Peninsula in the Brewery District.

The 20-year-old company, which designs exhibits and attractions for museums and other destinations, has leased 30,000 square feet in the former Lazarus warehouse on the peninsula for the first space of its own open to the public.

Roto described the museum as a "new form of interactive engagement" and said it will share more details and renderings before the space opens later this spring.

'The future of museums and attractions is being shaped by creative design technology," Joseph Wisne, Roto’s founding partner, said in a news release. "We are excited to be building something truly original that will only be found here in Columbus.'"

I really wouldn't be surprised if it was in the AD - even less if Kaufman somehow was involved. Though Edwards is a big supporter of local art as well... Edwards has yet to announce a project or site that would fit it though - he seems increasingly interested in residential. Honestly it would work in the land between the clippers stadium and Lower field - could also be in the SN, just space is crazy expensive there.

I think it will have to go in the surrounding area around downtown. I expect it to be in the hilltop area or so. Space is super expensive and they are interested in buying not renting a space. I don’t think they would want to spend millions and millions on property in the short north or arena district.

Know what would been perfect?! An old cold storage building.... 👀

Ooooh, you could add temperature to the sensations. You walk out of the room where the special light turns everything black and white then go in some room that painted to look hot as hell but is zero degrees inside

I still think that'd be unwise. I think the best opportunity for land would be warehouse district if price is an issue. Tons of open space and attractions already down there.

It has to be somewhere downtown if they want to maximize traffic to the place. It's very much a destination spot right now, they aren't getting the "what's that? lets go check it out!" crowd at all because nobody is just casually driving around where it's currently located unless they live around there.

Its current location is horrible. Looks like a scene from a post-apocalypse movie. I think either Franklinton or the eastern half of downtown would be ideal for it.

At worst, they could honestly benefit from even switching to an old storefront on south high or by the casino as part of those attractions and revitalization efforts. Not that that's what I'd advocate for, but it would have been better than where they are now. The good news is they have established themselves as quite an attraction even given the current location. There's only going up from there no matter where they choose.

The problem is there just isn’t a lot of available square footage available within the core and they specifically said they wanted to buy. The only place I see that is even close to the core is a building at 1840 progress dr on the east side. It’s more than double their current space.

I was looking around and it would be amazing if they could use the grange insurance  building that has two floors for rent that would double the space for otherworld. I doubt that would work, with it being an office building, but it would be a cool spot for it.

There once was a cold storage facility with more space than they could imagine. 👀

‘Experimental Museum’ Planned for Whittier Peninsula

A local company plans to bring a “first-of-its-kind experimental museum” to the Whittier Peninsula. Roto, a design/build firm based in Dublin that specializes in creating hands-on exhibits for museums and zoos, made the announcement yesterday in a press release.

Roto signed a lease with E.V. Bischoff Company to take over a 30,000-square-foot space in the Audubon Park Office Center, the former Lazaurus Warehouse building that was renovated by the local real estate firm in 2016.

“The future of museums and attractions is being shaped by creative design technology,” said Joseph Wisne, Roto’s Founding Partner, in a statement. “We are excited to be building something truly original that will only be found here in Columbus.”

Whittier Peninsula museum plan moves forward

Plans for a museum on the Whittier Peninsula from Roto, a Central Ohio-based experience design firm for museums, are moving forward.

The firm is opening a 30,000-square-foot experiential museum at the end of this year in an office building adjacent to Scioto Audubon Metro Park. This month, exterior building design was approved by the Historic Resources Commission.

Roto was founded in 2004 and designs and builds attractions for museums and other clients. It's designed and built exhibits for COSI, the Smithsonian, Google, the Columbus Zoo and Aquarium and more.

Whittier Peninsula: Path Planned for Bridge, Work to Start This Year on Development

Change is coming to the Whittier Peninsula. Work is scheduled to start this year on a long-planned apartment development, and City Council last night approved funding for a $3.4 million project that will add a bike and pedestrian path to the Whittier Street Bridge.

The bridge crosses over two sets of railroads tracks and provides access to the Scioto Audubon Metro Park from the Brewery District. It currently has two lanes for cars and a narrow sidewalk – the new plan would widen the sidewalk into a ten-foot-wide shares use path, which would extend from Front Street to the beginning of the park’s path network and the Scioto Trail.

Work on the bridge could start as soon as February, according to the legislation.

$300 million Whittier Peninsula project lands state grant for brownfield cleanup

"The state has awarded $10 million to help clean up a former industrial site on the Whittier Peninsula, paving the way for a $300-million apartment development on the Brewery District site.

The $10 million will be used to clean a 16.5-acre site on the Whittier Peninsula formerly used as a rail and scrap yard, according to the state.

The cleanup will allow Zimmer Development Co. of Wilmington, North Carolina, to proceed with its plans to build an apartment complex consisting of three seven-story buildings, each with 250 to 320 apartments, along with 5,000 square feet of amenity space and 350 parking spaces on the buildings' first two levels.

Zimmer said in a news release that it is working with the Audubon Center on the peninsula "to consider sustainable elements to the design, including green roofs, pollinator gardens, rain gardens, bioretention ponds, reflection pools, and community meadows as part of the approximately 10 acres of usable green space that will be open to the public."

Work has already started on site cleanup. A Zimmer representative said the company plans to start construction next year on the development."

Highway construction stalls $100 million Hoster Brewing redevelopment in Brewery District

..."The redevelopment of the former Hoster Brewing Co. complex on South Front Street just south of Interstate 70/71 is still planned but hit some roadblocks, including the 70/71 construction and the closing of Front Street over the highway.

Announced in 2019, the project originally called for the eight buildings on the site, dating from roughly 1887 to 1967, to be reborn as a hotel, offices, event space, shops, residences and restaurants. The project was approved for $5 million in state historic-preservation tax credits, but quickly hit a pandemic roadblock.

"We're just monitoring the timetable for ODOT. That's driving our construction schedule", he said.  McCabe expects the final project to have far fewer offices and be without a hotel, but he said final plans haven't been crafted and everything's in play."

Sadly I don’t think that is what the final version looks like. They changed a bunch of stuff and got rid of the hotel. Did they change their plans again?

The one thing I'm extremely happy about is the off ramp crossing over onto Fulton St instead of cars racing off onto Livingston.

Big miss on the hotel portion being removed. Downtown needs more hotels. Another hotel specific tower and some boutique hotels around the area.

Especially in that area. I felt like it could have kick started some more nightlife options along front.

Well… speaking of night life options… There’s a proposal with the Historic Commission for 476-482 N. Front St.

Not much information in the proposal regarding the operator, but it does say it’s a distillery buildout.
