October 27, 20222 yr CBF’s imprint Columbus Inno has a look at the new Andelyn factory that recently opened in the Innov—er, Carmenton. Inside the biotech factory making weapons against genetic disease “Just a few years after the first gene therapies were approved for the market, more than 1,000 new therapies are in clinical trials to determine whether they can beat rare and often fatal inherited disease. Patients are waiting – and a Columbus biotech manufacturer started operating this month to ease the severe shortage in capacity to make the engineered genes and viruses that deliver them. The Nationwide Children's Hospital spinoff opened part of its manufacturing side to meet client demand while construction continues on the office portion at the other end of the 200,000-square-foot building off Lane Avenue. Andelyn is the first private company to locate within the 270-acre Ohio State University Innovation District, recently renamed Carmenton. Andelyn started moving into the manufacturing side of the building in July, beating a target of the start of 2023. The office portion, about one-third of the building, should be complete by January. As client demand grows, there's room to expand the building westward.“ https://www.bizjournals.com/columbus/inno/stories/news/2022/10/27/andelyn-biosciences-factory-photo-tour.html

November 1, 20222 yr Construction progresses in Ohio State's Carmenton innovation district Named for a song, Carmenton today rings with the sounds of power tools and the high-pitched beeps of construction trucks. The first of an expected many private enterprises has opened in Ohio State University's west campus innovation district, and the first three school-owned buildings are taking shape toward completion next year. The 270 acres southwest of Lane Avenue and Kenny Road, recently named for the OSU alma mater, Carmen Ohio, is to be developed over the coming decades with a high-density crucible of university research, corporate innovation outposts and mixed-use commercial and housing development for a "live-work-play" environment. November 8, 20222 yr Proposal Now Calls for 12-Story Building on Lane Avenue Austin-based American Campus Communities was back before the zoning committee of the University Area Commission last night. The developer submitted a proposal in August for a 189-unit apartment complex spread over two, nine-story buildings near the corner of Lane Avenue and High Street. The new proposal is similar in size (193 units), but distributes the height differently among the two buildings, calling for a 12-story building at 50 W. Lane Ave. and a seven-story building at 2195 N. High St. As in the previous proposal, the project would require the demolition of University Baptist Church on Lane Avenue and of the Little Bar on High Street. Zoning documents submitted to the city in advance of the meeting explain the rationale for the change, stating that “the increase in height along Lane Avenue allows the building to step back from West Norwich Avenue,” which is lined with mostly two and three-story buildings. Also similar to the initial submission, about 10,000 square feet of space on the first floor of the High Street building would be reserved for the church’s use. Also working its way through the approval process is a redevelopment proposal for the northeast corner of Lane and High. That latest iteration of that project, from Georgia-based Landmark Properties, calls for an 11-story, mixed-use building with 173 apartments.
November 8, 20222 yr Actually sounds like a pretty solid proposal. Which I’m sure means the UD Commission will give them the run around for the next year.
November 8, 20222 yr They are a little bland but no real complaints, not every building needs to be a star. I wish the commission luck in trying to pushback/argue against these considering the OSU dorms across the street are virtually identical in height and design.
November 8, 20222 yr I'm a little tired of the caverns. (High and Rich, Nicholas, Uncommon, 7th Ave, Olympic etc) I like setbacks but these street facing voids just don't do it for me. And this one, they didn't even bother to dress it up. It looks like standing in an alley with bare walls and windows. The Harrison Apartments ones bother me a bit less because they aren't as deep and they have balconies that face inward giving it a more complete look. And the cavern area isn't just one story.

I will say the windows on this proposal seem particularly small, especially considering the overall massing/scale of the facade. The big difference between this proposal and the new dorms OSU built on North campus are the percentage of the facades dedicated to windows in the residence halls. This proposal should meet the dorm's ratio at least half way -- it would make for a much nicer facade, too.

November 16, 20222 yr Ohio State hires new contractor for combined heating and power plant “Florida-based MasTec has been tapped to build the new combined heat and power plant that will eventually power the university's west campus. Trustees approved an increase of $11.3 million for construction with contingency. •19th Avenue and Cockins vault tunnel repairs The project will maintain critical university infrastructure by designing and completing corrective action on the Cockins vault and the 19th Avenue tunnel section near McPherson Chemical Laboratory. •Blackwell Pavilion The project will construct an all-season, enclosed pavilion on the existing plaza at the Blackwell Inn. •Equine Performance Evaluation Arena The project will construct a 12,000-square-foot arena for equine performance, connected to the Galbreath Equine Hospital. Apparently the last couple of buildings on the site are planned to come down in the next 18 months, and planning is still underway for the hotel and parking garage portion. Temporary Park Planned for High Street Across from OSU “The proposed park would occupy a block where another office and retail building was planned, although now it appears as if it will be a least a couple of years before anything is built on the site; hence the idea to transform it into a usable public space with seating, public art and a food truck plaza. That was the message delivered to the review board Monday night by a group of City and Regional Planning students – they had been tasked with coming up with ideas for the site by Campus Partners, the OSU-affiliated nonprofit that has headed up the 15th and High project. Apart from the 14th and High parcel, there is one other large piece of the 15th and High district that has yet to be built. A hotel and parking garage have long been planned for the area due west of University Square, a site that was cleared and fenced off years ago but has only been used for material storage by construction crews working on the other buildings. Campus Partners President Matthew Hansen declined to provide any new details, but told Columbus Underground that the hotel and garage are “still in the planning stages, but we are making progress.”‘ https://columbusunderground.com/temporary-park-planned-for-high-street-across-from-osu-bw1/

Johnson may not have been telling the whole truth in her blast e-mail to the whole university about this extended wind-down giving the board time to find a successor (if it had been really bad, the board would have bitten the bullet and found an interim president to appoint), but she was also not wrong about that. Boards of major institutions (corporations, nonprofits, or governments) don't want interim leaders if they can avoid it. The transfer of a major executive administration is a huge, choreographed production. I think High Street really needs a cool looking park/greenspace like this to better activate the street. Having a cozy, compact, aesthetically-pleasing urban park is something I think most of us could agree is needed in a dense urban neighborhood, which currently doesn't really have any parks besides what's on campus. I think this temporary park will be a big hit and I bet there'll be controversy when it inevitably gets removed in a couple years. Honestly they should've done something ambitious like this at Mershon Plaza to create a proper gateway to the Oval.
