April 13, 20232 yr I hate Carmenton with such a passion. Even more than I hate the new hospital tower. It all screams 1980s. People already just call it West Campus or the Research Campus. Carmenton is so contrived.

But C******** can please die and be renamed. I stare at the tower every day and the tan panels from bottom to top that dominate most views make me so mad. And anectdotally, my general friend group also think it looks dated already. I had higher hopes and keep thinking that maybe once it's completed it will look better but I'm losing hope. I just keep seeing 1980s financial district. And then when juxtaposed to the James, it makes less sense. I'd probably be happier if the panels and windows matched James better. I'm sure the panels are intentional for sun and energy purposes on a majority east/west facing building l, but still. When they built the garage, I wondered why they went with tan/reddish on the screen with everything with the James has gray/blue with red and I see why. The James has modern vibes and color schemes the the main hospital is giving an Arizona Color Pallete. If I didn't like the James so much or the James was a different building, maybe it would be different.

I was disappointed with the James and also I never really think so much about the connection of them-I view them as separate entities. I am sure I am older so maybe the "dated" look is stirring some misplaced nostalgia?-I don't know. I like it. But again I kind of like those townhouses proposed in Dublin that make everyone one else want to projectile vomit. *looked them over again. I don't think the new tower has a big problem clashing with the James or anything else. I think they go together ok. *If the stripes were horizontal instead of vertical, this building would IMO look horribly dated. I just don't get that look with the vertical striping. The James is inferior to the new building and it is more dated looking itself(blue/gray glass?-groundbreaking!*Miranda eyeroll*) and I dislike it even more than I thought. It looks like a discombobulated weakling next to the new structure. Also the pattern of the facade glass of the James is just downright annoying, like a bad puzzle pattern. JMHO of course. They just differ sometimes. Edited April 13, 20232 yr by Toddguy

April 20, 20232 yr Looks like a handful more units have been added to the Bier Stube redev while the parking count has gone down. Still thinks it’s a missed opportunity to not even include the facade from the corner building, though. Ohio State-area project that would demolish Bier Stube up for review next week “The plan to be presented to the University Impact District Review Board on April 27 shows all buildings on the site being demolished to build a six-story, 72-foot building with 105 apartment units and a 48 space parking garage. There would be a mix of studio, one- and two-bedroom units. The developer wants to include 3,000 square feet of commercial space on the ground floor, likely for a restaurant, according to zoning documents. The parking garage would be accessed from North Wall Street. Buckeye Real Estate's first proposal was for an 85-space parking garage topped with five levels of studio, one-bedroom and two-bedroom apartments. That version included 95 units.” https://www.bizjournals.com/columbus/news/2023/04/20/bier-stube-development.html

I do hope in the future we get some type of riverfront restaurant somewhere. Milestone is kind of like that, but not on the river. There is a bar in Fort Wayne called The Deck and it is over the water a bit and it is always busy and is a great time.

Their plan says underground parking with a podium so we could see something significant here. This will probably be on next week's UIDRB agenda. Hopefully they get their heads out of their asses and actually work with an out-of-town developer trying to bring a large scale project. For reference this is right behind the 15th and High project:

May 17, 20232 yr I would assume standard infill. Podium construction is basically 5/1 so any hope of something much more than that are already likely dashed. And they probably get away with saying below grade parking because current grade is significantly over street level. In reality, unless they are going below street level, it's mostly likely street level parking deck for a majority of the frontage. Definitely not getting hopes up for anything beyond a dense blob of apartments in the standard 5/1, Architecturally ubiquitous design. Wouldn't be a bad spot for a neighborhood embedded corner coffee shop or similar.
May 18, 20232 yr The former plasma donation center/or whatever it was located at 1393 N High is currently listed for sale. Will be interesting to see the development that could potentially go into that spot.
May 18, 20232 yr If it's wood framed over the podium, the most height would be 7 stories (5 over 2) But it's also possible to do light gauge steel framing over a concrete podium and go higher The 11 story portion of scioto peninsula and the 15 story edwards tower on Broad use this construction technique

May 19, 20232 yr I feel like there'd be some big pushback to there being too much height on the Methodist church site since it's set back fairly far away from High Street. That being said, once the University finishes developing University Square, it'll basically connect to this site, so I really hope they do something cool with it as this whole area has the potential to be a nice little gateway to the east campus neighborhoods. Personally I don't care if they don't go tall here, but I really hope they do something to give it a bit of a pedestrian-scale/neighborhood-scale feel. I'm envisioning a quaint cafe patio on that circular bend looking towards High Street!

May 21, 20232 yr The way I’m reading this, the new research center will be colocated in the Pelotonia building, rather than a new building. Ohio State to open a new $15 million women's health research center in Carmenton “A new $15 million research center focused on making women's health more equitable is coming to Ohio State University. Sarah “Sally” Ross Soter and the Soter Kay Foundation pledged the gift to Ohio State's College of Medicine to establish the Sarah Ross Soter Women’s Health Research Program, according to a university news release. The funding will create "a multidisciplinary translational research hub that discovers new therapies to prevent and treat diseases that disproportionately affect women," according to the university. The program will have a dedicated "neighborhood" of eight labs at the new Pelotonia Research Center, which opened earlier this month on Ohio State's West Campus expansion, now called Carmenton.“‘ https://www.dispatch.com/story/news/education/2023/05/21/ohio-state-to-open-a-15-million-womens-health-research-center/70236703007/
