The glass is more dominate than it seemed. When you drive down 315 south and come around the bend which sends you straight towards this thing, the scale of the building really comes into full effect.

There was a tour a number of weeks ago and the guide said 'we wanted the building to be all glass from one angle and all limestone from the other'... and I'm just like... who thought that an all limestone 20+ story 200+ ft wide building was a brilliant concept?

Especially when we already have one twice as high and half as wide built 40 years ago that, ummm, hasn't aged well...
September 28, 20231 yr New renderings for the Summit church redevelopment. They did lower it a floor, but the overall design looks amazing. The commission threw a big fit about the size of the previous one and the lack of parking. I'm glad the developer only went down one floor, and hopefully this gets approved. It is a beautiful looking building and would fit in great.

Hey now, some of us that live in Glen Echo welcome height. Bring on the better mixed use along Hudson/Summit/Indianola. But also. The arguments are even more dumb when you look at the reality that many homes in the UD are already 30-40ft above street level. The peak of my home is 36' (excluding Chimney protrusion) above sidewalk level and folks will throw fits to complain about a 45' building. And many of those homes along Iuka are the same or more drastic with the terrain.

There are also taller apartments and frats in the immediate vicinity. That said, this project does seem shoehorned onto the site. Maybe if they pull the upper few floors back from the edge facing towards High St., like they did for the façade facing 16th. Perhaps the central portion of that façade can be pull back from the traffic island to create a bit more green space at the intersection?
September 28, 20231 yr Totally random item: When this portion of 16th and Waldeck was rebuilt, the City in their wisdom, wouldn't allow a sidewalk in this traffic island because it is an unsafe crossing over Waldeck. The result is a dirt path....

I should have added the other photos from the meeting materials, but they are adding a ton of green space at the corner and I'm really hoping they approve this.

October 5, 20231 yr Just listened to the meeting and it was pretty damn choppy sound wise so it was hard to make out everything. It seems like they are fine with the height but want it in a different way. Having the height hidden somewhat from the view of the street. they also want them to keep the duplex on the east side and cut down the big tree to bring in the side of the building that would be replacing the duplex. This commission seems like a joke and how sometimes buildings are contributing and sometimes they aren’t. Wanting more green area and now saying it’s too much and to cut down trees.
October 5, 20231 yr To be fair, it would be very difficult to save that tree if they are lowering the new building closer to the road elevation. The developer would need to leave a large chunk out of the building and build retaining walls to protect the root zone of the tree.

The commission said saving the duplex is more important than a tree. I’m just hoping they don’t change the entire look of the building and lower it. It sounded like the commission wasn’t concerned with how the building looks at the moment and said massing was more important.

October 20, 20231 yr New renderings for Up Campus at 16th Ave. I know the commission told them it wasn't worried about how the building looks at this point and wanted different massing, but these layouts are not as good as previous and hopefully they come back next month with better details, that are pretty close to the previous ones.

Just a quick rendering to get approval for the sizing. I agree, this not having a small spot right on the corner is a huge missed opportunity, but there is tons of stuff right by it, so not a total loss.

I’d really like some nice large shade trees lining the streets and cooling off the sidewalks. Call me a tree hugger but it’s seriously upsetting to see these great trees go.

Some of that's ok for kids to play football, soccer, etc. Picnics, you get the point. But shade trees and wildflower gardens are great as well. There's a lot of potential for that area especially with the trail but it's just going to be miserable now.
