And having been around the logistics of moving substations in the past, I fully realize the logistics and costs so it's a vanity project more than anything but one I wouldn't hate.

There are a number of duct banks that terminate here as well. I think a better solution would be to enclose it in something nicer than the current precast wall. Here's the substation next to the stadium:

January 23, 20241 yr I'll have to correct myself - this structure was built in 1967 as a telephone equipment building. I still think it's being used as a substation to power the AT&T (former Ohio Bell) exchange next door. I'm not sure if it distributes power elsewhere.

In the NHL circles it was just earlier this week where people were saying "Ohio Stadium can never host an outdoor NHL game, it isn't winterized". I'm guessing those folks are not plugged into CFB circles because now we all know OSU finally has a reason to winterize it since they fully plan on playing playoff football games in the winter probably starting next year. CBJ vs Detroit (if that's who they play) in The Horseshoe could potentially be the largest crowd ever at an NHL game if they do it right. The proposal calls for a three-story, 17-unit building next door to the historic church, at the corner of East Woodruff and Waldeck Avenues. Two existing houses – at 127 and 135 E. Woodruff Ave. – would need to be demolished to make way for the new building. The tower's name will need to be at least 7 or 8 lines long so the exterior illuminated sign company can get their cut.

The Wolfe's donated less than 5% of the cost of the current total project where I imagine that 100M was closer to 20% or more of the original hospital.

February 27, 20241 yr What a joke. What makes me really want to throw a brick is the comment on the stained glass. FFS. Stained glass is back-lit all the time when a wall or adjacent building is constructed, or, when installed in an internal chapel. Churches backlight their own windows all the time. Has this chucklehead ever been to a cathedral with internal windows? How dare the Catholic Church not convey the right spirituality and reverence, let alone a developer who bought the space for housing!

With the site at Weber and High getting approval with lower parking, it would have been a great opportunity. In the end, if they are waiting and plan on doing something there in the future, having the site broken into smaller buildings will look way nicer. I just hope they don’t leave it a lot forever.

March 4, 20241 yr There's 2 reasons the parking lot exists. 1. The Glen Echo Culvert is there. No structures can be built on it. That's a hard and fast rule. Technically, there are ways to re-engineer it to accomodate but for a mid project, not worth it the cost and process. 2. Nobody wants to deal with the CAC. When Borror was trying to develop the land, the CAC got their hands involved in the process early but was eventually left out and was very upset because essentially, Borror was being nice. Every public statement was all about being a good fit and and partner for Clintonville and 'working to determine what's best for the Clintonville Community and Neighbors' and no mentions of Old North or UD. Basically wining and dining CAC. Before they even technically bought the land, they reached out to the CAC and realized the CAC was going to call anything they tried too much. If I recall correctly, someone on the CAC even went as far as to say it was their right to be involved since the property bordered Clintonville after they were dropped from the process later on. You *could* probably bridge the gap with a curb cut entrance and building on both sides, but then you'd be before the CAC and they won't accept anything that's not a strip mall anyway. So really, the building up to the line and no further is the best outcome. Other than some tweaking, the Sintel site use is really about as good as it gets within the current confines of zoning, cost effectiveness, etc. Especially compared with the Borror proposals. INTRO is currently the largest mass timber building in the United States.

Yeah, I looked at their stuff and they have done great work, I really hope they just push through and build this, even if they get pushback. It’s very much needed and would be a great addition.
