I think a big issue for the Blackwell is that it isn’t affiliated with a major hotel chain. I always try to stay at a hotel under the Marriott umbrella because of the points. Usually I’m trying to redeem points I’ve racked up from business travel or I’m trying to pick a Marriott hotel for business travel to rack up the points for future personal travel. The Blackwell would never be a consideration for me unless I was attending a conference with a special room rate there.

I agree they do need to affiliate themselves with a points system of some sort. I’ve stayed at a Hilton at NC State that was also affiliated with the university. Was actually pretty cool because they had officially licensed materials all over.

Ohio State ready for next phase of Carmenton district

"The Ohio State University announced today the next steps in the planning and development of the Carmenton district pending full Board of Trustees approval, with the board expected to vote on Nov. 20. Carmenton, the university’s innovation district, is a bold new vision for building connections and community and will fuel growth in central Ohio, one of the nation’s fastest-growing regions.

Carmenton’s momentum and next phase of growth is moving forward. An overview of this vision was presented today to Ohio State’s Master Planning and Facilities board committee and will be discussed at tomorrow’s Finance and Investment board committee. The university’s Board of Trustees will vote on several items on Nov. 20, including a master agreement that Ohio State will join between the university-affiliated Science and Technology Campus Corporation (SciTech) and global real estate company Tishman Speyer to develop the next phase of Carmenton.

Carmenton is bolstered by investment – including nearly $900 million of public and private support to date and more than 350 acres of land re-imagined for development. Ohio State’s board also reviewed a ground lease from Ohio State to SciTech, allowing SciTech to develop infrastructure to expand the district, and sublease two vertical development parcels to Tishman Speyer for mixed-use development.

In the long term, Carmenton will add residential areas, green spaces, connector trails, restaurants and entertainment venues..."

I think it's interesting that there's a residential component planned - was that always part of the plan? I'm kinda surprised OSU would want to do that, but frankly the land use on West Campus is way too inefficient. Turning Carmenton into more of a mixed use neighborhood rather than an extension of campus that's only active from 9-5 is probably a better outcome. Especially with the planned NW BRT going through the area and the proposed transit improvements along Woody Hayes/Woodruff, I'm excited to see them go more with a mixed use model

Would probably be a great spot to put a hotel also. I feel like I always remember a residential component, but could be wrong.

Per the latest plans I've seen, the NW BRT follows Olentangy River Rd. There was a scheme at one time that swung it through west campus, but that was nixed because it added too much time to the route.

Yes, OSU spoke about a residential plan clear back in 2019 when they announced the district:

“Plans are preliminary, but Myers said that the innovation district will take up 9 million to 12 million square feet of space and contain mixed-use development and residential housing for as many as 4,000 people. The core of the district likely would rise on land bounded by Kinnear Road, Lane Avenue, Kenny Road and North Star Road.”

That would have to make it one of the most densely populated areas right?? It would be great if they pushed it to 6,000 instead, but any amount of residential is a great thing.

$3B in major Ohio State construction projects are underway

Ohio State University is financing more than $3 billion in major capital projects on its main campus and throughout Central Ohio.

(The university considers a "major project" to cost more than $20 million.)

The university's fiscal year 2025 budget, which includes its massive medical tower, projects $10.4 billion in revenue and $9.9 billion in spending.

The university's Facilities Design and Construction team is overseeing more than 1,400 active construction and renovation projects with an annual total budget of more than $3 billion, university spokesman Dan Hedman said in an email.

"The major projects ... are exciting investments to support the future of teaching, research and patient care," he said.

The amount of serious projects they are able to manage at one time is hoenstly insanely impressive. We got developers taking years to build a 6 story cookie cutter apartment building while OSU is dropping billions and having unique buildings shoot up out of the ground constantly.

I went back recently and looked at some of my old digital photo albums from when I was a student there, 2000-2004 (I bought an Olympus digital camera on Woot.com and then sprang for a larger memory card for it, I think 64 or 128 MB ...).  The magnitude of the changes to the built environment there since 2004 is mindboggling.  I finally did a serious tour of almost the full campus last year because my cousin's kid was a prospective student and I took the opportunity to show him around, and I could barely give the tour because of how new so many places are (and, less visible, how many of the old buildings that I would have known have been razed).  My oldest will graduate HS in 2033, and is already talking about going there (proud Dad moment, but I digress), and I can't even imagine what campus will be like at that point.

They really shouldn't have knocked down many of those buildings though, and what they did to Page Hall is just appalling.

Chicago-based developer buys OSU-area church property for $5.1M ahead of demolition

A Chicago-based developer has closed on a site near Ohio State University's campus it plans to redevelop.

Up Campus bought the church property at 82 E. 16th Ave. and a neighboring duplex for $5.1 million, according to Franklin County Auditor's records.

Demolition is planned for the near future, now that the developer owns the property.

This spring, the University Impact District Review Board recommended approval of variances for a five-story apartment building with 76 units. It went to the board of zoning adjustment in July and passed.

Firm Chosen to Develop Next Phase of OSU’s Carmenton District

Housing and retail will be a part of the next phase of Carmenton, the 350-acre district that is taking shape west of Kenny Road and south of Lane Avenue.

OSU announced this week that Tishman Speyer will lead the development efforts for what is being called Phase 1B of the multi-year endeavor. The new agreement between the New York-based firm, OSU, and the university-affiliated Science and Technology Campus Corporation (SciTech) clears the way for planning and design work to begin for a 13-acre portion of the land.

Under the new contract, Tishman Speyer will sublease two parcels immediately west of the Pelotonia Research Center and the Energy Advancement and Innovation Center – two buildings that were completed last year near the corner of Lane and Kenny – and construct buildings there that they will own and operate, according to an OSU spokesperson.

Because of my work in writing the NEOtrans blog (breaking news on Cleveland/Inner-Ring suburbs urban core developments), I'm starting to get press releases on developments in other cities. Just got one for Columbus -- Blume on 16th. I Googled it and searched on UO, too, but came up empty. Anyone ever hear of it? Here's the e-mail.....

With enrollment at an all-time high, Ohio State University students are in desperate need of additional housing options. This week, Up Campus Living is proud to announce its newest development: an off-campus student housing community located near the iconic OSU 50-yard line and steps from the Oval and High Street.

Offering students unmatched convenience and accessibility, Blume on 16th will feature fully furnished apartments, group and private study rooms, fitness and wellness amenities, and 24/7 on-site management.

Scheduled to open in Fall 2026, this state-of-the-art community will also achieve Fitwel Certification, showcasing its commitment to sustainability and student well-being.

Let me know if you would like to take a look at the press release or set up an interview with Up Campus Student Living.

Ohio State says Carmenton plans allows university to compete with top research institutions

Ohio State officials say building out Ohio State's 350-acre Carmenton innovation district will help the university compete with some of the top research institutions nationwide.

The OSU Board of Trustees approved an agreement last month for New York-based real estate company Tishman Speyer to help plan and develop the next 50 acres of Carmenton.

Sci-Tech, the OSU real estate affiliate responsible for the west campus district, also was approved to sublease portions of 13 additional acres to develop mixed-use projects.

Top research institutions, including MIT, Stanford University and Johns Hopkins University, either have or are constructing the same type of mixed-use development innovation districts as Carmenton, said Amanda Hoffsis, OSU vice president of planning, architecture and real estate.

Blume on 16th Breaks Ground in the University District

"A Chicago developer has broken ground on a five-story student apartment building that will replace a University District church.

The complex, called Blume on 16th, will sit on property occupied for decades by Summit on 16th United Methodist Church. The development firm Up Campus Student Living bought the 1.3-acre site at 82 E. 16th Ave. in October for $5.1 million and has demolished the church.

The complex will include 74 apartments and 325 bedrooms in two- to six-bedroom layouts. Like other student-housing complexes, Blume on 16th will rent by the bedroom."

It looks good and it truly make the street feel so much more urban. Testament to what can be done by fully utilizing a parcel and bringing the building up to the road. Like a building just this large use to be here but somehow it feels so much better now!

Insert "4 lanes are needed during football games" here.

Nah, I think it will be fine. Our city streets shouldn’t be designed for something that happens 7-8 times out of the year.

^Even traffic engineers will say that. A friend of mine was the representative engineer at a meeting for a grade separation in Circleville and people were asking about how it would affect the Pumpkin Show. His response was they don't engineer around special events. There have been a few exceptions for state fairs including Ohio's, but that's more just closing 17th for a part of the year.

They close it down after the games, so its really just people getting to the game. If OSU gets smart and starts using shuttles on the buckeye lot loop for games, I think they could close it down completely.
