March 20, 20187 yr Older buildings tend to not have large enough commercial storefronts for chains. The leases that chains sign are much more lucrative for property owners than are spirit shops. In Cincinnati...the cut-off of Short Vine caused rents to plummet and that's how the place ended up in the 90s with its wildly eclectic storefronts. Recently big money showed back up and now it's being overrun by local chains. People now can't imagine how it used to be. The only "funky" places remaining are the ones who owned their buildings -- The Cupboard, Mike's Music, and Daniel's.
March 20, 20187 yr When you fill a campus with chains you change the students' spending patterns for life. College is often the first time a young person is exposed to a lot of small business in one place, especially since a lot of our small towns got chained in the '90s when the students were born. It's the same thing as Gen Xers that got fed all those Happy Meals in the '80s and still eat McDs 3 times a week.
March 20, 20187 yr OU has zero chains in the town other than a Chipotle and a Wendy's. Everything else is independent and locally-owned. It's a real shame about Too's. I only went there once and I was pursued by a OSU girl in a head-to-toe leopard-skin getup.
March 20, 20187 yr Do you just mean Court St? Athens has Ruby Tuesday's and a bunch of other casual dining stuff out on E. State, in Oxford we don't even have so much as an Applebee's. ;D I remember discussion in Oxford and I assume in other college towns about counting the students in the population for census data and if that would benefit the towns, but really they are probably better off without it.
March 20, 20187 yr Don't feel so bad about Too's, they were only displaced above ground a few blocks north and are now known as "Three's" Same with one of my other favorites, Used Kids, which is now in a larger spot and the anchor of a budding commercial strip of local businesses at Summit and Hudson As an OSU alum, I definitely understand the nostalgic handwringing that "the kids these days" won't get the same experience that I had, but the fact is most of the new buildings we've seen on campus lately are replacing things no one should really miss. A perennially overpriced Shell station, two suburban style Wendy's, a former CVS turned Dollar Tree, a drive-thru Taco Bell, etc. Sure, mostly chains will take their place, but most were chains before to begin with, and the new buildings offer at least triple the number of storefronts, in an appropriately urban format, along with 4 or 5 stories of apartments on top. Not a bad trade-off and pretty much the farthest thing imaginable from creating "a suburban shopping plaza" The 15th/High district is legitimately a bit more contentious, and I wish there had been some historic preservation of the Wellington and neighboring buildings. Aside from that one piece (and Mama's Pasta and Brew), again what has been wiped out? Kinko's, Huntington, PNC, Jimmy John's, and Charley's Subs. Long's and SBX would be dead anyway thanks to the internet. I don't think the majority of what has or will be redeveloped actually added much character to the area other than the memories we all had there
March 20, 20187 yr Too's was in a cinder-block basement. Bernie's was also in a basement. New buildings don't have basement commercial spaces. That's where oddball small businesses like skateboard shops and the like can operate. When I was a kid, we had an old circa-1950 strip mall in our neighborhood that had basements under each store. One of them had a karate school and another one was a big slot car racing place with three big slot car racing tracks. I went to driving school in yet another basement space in that strip mall.

One of them had a karate school and another one was a big slot car racing place with three big slot car racing tracks. I went to driving school in yet another basement space in that strip mall. This is definitely true. One of my favorite buildings that was demo-ed for the original South Campus Gateway was a two level retail building at 11th and High with stores below grade and above. A very particular type of structure which seems to have only had a brief life in American cities from the 50s to the early 90s. Aside from the obvious ADA limitations and requirements which discourage them in general, I think poor cell service in basements also makes them less desirable these days. People get very anxious and don't want to hang out for periods of time anywhere they can't be reliably connected Used Kids actually used to be in the basement of what's now the Pita Pit and Sbarro (with some very treacherous steps to get down below), but when the building was renovated circa 2008 the basement space was just totally sealed off like it never existed
March 20, 20187 yr Not ADA compliant; not coming back. When I worked in Boston, there was a cobbler -- yes a cobbler -- who had a shop down this staircase. How did I know? Because I worked in the building and we parked our bicycles in the hallway outside his shop. I don't know how anyone else found out he was down there, there wasn't a sign. https://www.google.com/maps/@42.3726287,-71.1172568,3a,75y,287.26h,81.3t/data=!3m6!1e1!3m4!1s4mauZ_KMc_3sqPQmozZimw!2e0!7i13312!8i6656
March 22, 20187 yr OSU Seeking Developer for Hotel at 15th and High A new storm sewer has been installed underneath North High Street and a six-story apartment building with a ground-floor Target is set to open this summer, but there hasn’t been much new to report about the centerpiece of the 15th and High plan – a large boutique hotel that will look out onto a new public square and across to the Ohio State University campus. The changed yesterday, when Campus Partners – the OSU-affiliated non-profit that is spearheading the project – distributed a Request for Proposals (RFP) seeking a developer to design, build and operate the hotel. March 22, 20187 yr ^^ I hope they think long term and go big for this. I thought they were going to put in more housing as well...is that going to be in buildings B and C I wonder?
March 22, 20187 yr The full RFP document actually suggests as an option that the developer of the hotel on 'A' propose options for also taking on 'B' and 'C' for additional rooms (as well as possibly constructing the parking garage 'D' themselves) So, we might not see any housing on either of those parcels. The original idea was that they would be apartments
April 18, 20187 yr Ohio State finally buying historic Indianola Middle School for $2.35M Columbus City Schools' Board of Education passed a resolution this week allowing Ohio State University to purchase the historic Indianola Middle School for $2.35 million, its appraised value. In September, Columbus City Schools and Ohio State came to an initial agreement on the 9.4-acre property at 420 E. 19th Ave. "There were delays on finalizing that (agreement), which were settled last night," Scott Varner, the school district's spokesman, said by email on Wednesday. I hope they turn it into residential and utilize more of the entire property. There is such a good record of turning former schools into residential buildings here in Columbus. (Praying that the old school in Franklinton right next to 315 is saved and has such a good fate). (EDIT: Added CDM's newest user name to the post. He'll change it later and then we'll wonder what the joke was.)

April 20, 20187 yr I don't know....OSU is pretty good at deferred maintenance thereby forcing them to tear down buildings - Brown Hall, Lord Hall, Neil & 17th Building.... Hopefully they have a plan for this building. It doesn't sound like they have set plan for the building. But it does sound like demolition is not part of that plan. From the Dispatch report of the sale: http://www.dispatch.com/news/20180417/after-delay-columbus-school-board-sells-indianola-building-to-ohio-state "OSU said it doesn’t know what it will use the building for, Keith Myers, vice president of planning and real estate, said after the meeting. The purpose was to save the building from the wrecking ball while not getting locked into any use restrictions, Myers said."

April 26, 20187 yr I don't know....OSU is pretty good at deferred maintenance thereby forcing them to tear down buildings - Brown Hall, Lord Hall, Neil & 17th Building.... Hopefully they have a plan for this building. OSU has been in close contact with the University Area Commission throughout this process. UAC members like the idea of keeping it as a public school, as the number of families with kids in Weinland Park and Italian Village continues to rise. School-age urban demographics are changing -- though the school district and city officials don't seem to be aware.
May 1, 20187 yr Ohio State's Cannon Drive project will close Rt. 315 ramps In one week, traffic on Rt. 315 and around Ohio State could get extra painful as workers continue the university's Cannon Drive relocation project. The northbound 315 exit ramp to Medical Center Drive and King Avenue will be closed May 7 through mid-August. That will be followed by a closure of the Cannon Drive and 12th Avenue entrance ramp to southbound 315 from June 11 to late November. In line with the university's Framework 2.0 plan, Cannon Drive will be straightened, moved closer to the Olentangy River and raised 8 feet, blocking the medical center from any flood risk. The project also is converting what was a 12-acre field of parking spots west of Cannon Drive into green space and a spot for the planned $1 billion medical tower. June 6, 20187 yr Status update: Take a look at Ohio State's current construction projects over $20M Ohio State University's campus never looks the same month to month and year to year. Cranes, earth-movers and other equipment dot the campus as renovations take place and new-builds go up. Columbus Business First has compiled a list of all the projects going on across Ohio State's campus and their current status. The university's board of trustees will be updated on these projects when they meet Friday. July 10, 20186 yr Design firm chosen to lead charge on Ohio State's Arts District DLR Group/Westlake Reed Leskosky, a local branch of a global design firm, has been chosen to lead the design process of Ohio State University's upcoming Arts District – the centerpiece of what will become the new entrance to campus. DLR Group/WRL is also collaborating with New York City-based Robert AM Stern Architects on the Arts District project, now in the schematic design phase and slated for completion in the fall of 2021. The firm has already been working with the university since 2016 on the master plan for the $200 million development on the west side of High Street that will house arts-related disciplines and includes new buildings and big additions. The School of Music will move across campus and a new recital hall, rehearsal rooms and offices will be built. Plans include new buildings for that school as well as the Department of Theater. July 27, 20186 yr Mirror Lake now filled with water, slated for August completion Ohio State University is nearing its last steps in the restoration of Mirror Lake, a project the school undertook in late 2016. Now, the lake is filled to the brim with water – but it isn't nearly as deep as before. The lake will be able to be drained in an hour, a safety measure in case students decide to restart the tradition of jumping into the lake ahead of the University of Michigan football game. Ohio State halted the jump after the November 2015 death of a student, and the student government agreed with that decision. August 15, 20186 yr Article in today's Dispatch about five large off-campus housing developments that will be adding 1,134 new bedrooms for lease in the campus area for the upcoming fall semester, in which classes start Tuesday. The newly opened Target store is on the ground floor of this building. -- Uncommon Columbus, on the east side of High Street from 7th to Euclid avenues, tenants leasing larger units can receive a $750 gift card and a Google mini-speaker. - (This project is being updated in the Weinland Park thread here at UO) -- Luxe Belle, on the west side of High Street between 9th and 10th avenues, is the only building that won't be finished by the upcoming move-in weekend. Luxe Belle tenants who have signed a lease must stay in a lower-level apartment until upper floors are done in September and October. To compensate, the developer is offering up to $1,000 in gift cards and a $500 gift card to Taco Bell, which will occupy the first floor of the building. - (This project is being updated in the South Campus Gateway thread here at UO) Additionally, student tenants of these new development will be treated to a host of amenities — granite countertops, washers and dryers, balconies, fitness centers, movie theaters, parking garages, pools and rooftop terraces — that their parents could only have dreamed about when they were in college. However, the rents will be equally unimaginable to past generations — ranging from $850 a month for a room in a large, multi-bedroom apartment to more than $1,500 for a single-occupancy, one-bedroom apartment.
