OSU restarts 2 construction projects that it paused due to Covid-19's economic effect

 

The two restarted projects are the Department of Theatre’s new building, which is part of the $162 million Arts District, as well as a revamped Controlled Environment Food Production Research Complex, which has had fits and starts over the last few years.

Restarting those two projects could be a sign that the university is recovering slightly from Covid-19.

Nationwide Children's breaks ground on $100M gene therapy factory, shares new rendering

 

 

The 185,000-square-foot facility is 100,000 square feet larger than initial estimates and has grown from a $74 million price tag. 

Until it's completed in mid-2022, the for-profit affiliate is leasing space inside the Columbus hospital's Wexner Research Institute. It's expected to add 200 jobs to a baseline of 100, about one-third more than earlier projections.

 

Crazy that it grew by 100,000 sq ft, but is a great thing.

A developer wants to demolish the former Cousin's Army-Navy store and some smaller structures along High Street near the Ohio State University campus and put up a six-story building with a mix of residential and commercial space.

 

The current properties are from 1453 to 1475 N. High St. at the corner of 8th Avenue in the University District.  The plan is to put in 146 apartments, 1,300 square feet of commercial space and a 129-space parking garage.  The University Impact District Review Board heard the plan on a conceptual basis last week, which meant no action was taken.

The market-rate project will target young professionals, though it could end up with some graduate students.  Some 80% of the apartments would be one-bedroom units; the rest would be two-bedroom units, averaging around 700 square feet in size in order to keep rents down, said Paul Pardi, principal at Avenue Partners.

 

Materials and colors of the building are still being studied, and the developer said it would have more details when it brings the project back for approval.  The University Area Commission and University Impact District Review Board must both green-light the project.

The six-story project would take up both the Army-Navy store site plus its parking lot at the corner of 8th & High and the one-story Lucky's spot at 1475 N. High Street.  Here's a Nov. 2019 streetview:

Wow, what a clumsy connection between the new and old parts of Postle Hall. I thought they would at least redo the end/Neil Avenue elevation of the old building.

Looks like OSU repurposed the limestone sign from the old building on Woodruff.

Site work/drilling seems to have resumed in earnest on the other half of the the new Arts District buildings (for the Department of Theater). Will be interesting to see them rearrange their construction staging so they can resume with the theater building footprint. 

 

This is particularly exciting because this new theater building unlocks the next steps of the Cannon Drive reconstruction (although it's been aggressively downsized) all the way up the Lane Ave (which will be phase 3). But the demo of Drake and reconstruction of the levee is now on the horizon.

Are there long term plans for Arps Hall?

One of the Arts District cameras has gone offline because the crane it was mounted to has been disassembled, and is being reassembled for work on the Theater Building:

This seems like a strange crane location to me -- it's within the footprint of the theater building. I realize they wanted to keep it between the two buildings so both sites could utilize it, but I'm surprised it isn't outside the footprint when they could have easily done so (seemingly) 

^A lot of buildings have the crane located within the footprint. It's a long building and tower cranes only have so much reach.

Notice the crane in the background in the middle of the pic? That used to be located at 14th and Pearl but a week or two ago it was disassembled and relocated the the tower crane base at 15th and Pearl.

I can see why it's unpopular after looking at a picture of it. I remember going to an event there in like 1987 and thinking the building was gross.

11-Story Development Proposed for Lane Avenue


 

A new proposal calls for demolishing the 12-story Harrison Apartments building at 222 W. Lane Ave. and replacing it with a new mixed-use building of a similar height but with a much larger footprint.

The proposed building would fill in the existing building’s large surface parking lot – which extends to Norwich Avenue to the north – and would be complemented by two smaller buildings on adjacent parcels, one five stories and the other six.

Yeah I can’t see how this wouldn’t be approved. It’s a way better use for the space. 

Nice! I think I commented some time ago that the parking lot to the north of Harrison was ripe for development. Nice that the old tower is coming down. The Lane Ave. frontage is a mess. 
 

The north side of Lane from Neil to High is next. There are a lot of crappy apartment buildings reaching the end of their usefulness.

They just updated the apartments in the past decade. Outside of that and tailgating this whole spot was ripe for redevelopment. You’re right though, the lot was the most glaring redevelopment spot. I had a few friends that lived there and the lot was rarely if ever full.

My guess is that we'll wee 14th reopen sometime early next year... if not sooner. They're finishing the curbing and parking spots on the north side. I don't know if they'll finish the sidewalks or if they'll leave the construction fence at the roadway, but either way they'll have the south sidewalk and roadway open sometime soon-ish.

I didn’t get a photo (it was too dark), but the next building is underway at the southeast corner of 15th and High. Looked like the steel was up to the 3rd level. 

Moving right along. 15th Ave. appears to be open to westbound traffic.

Maybe I was high but damn did that thing go up quick.  I swear the week before Christmas there was no steel up for this when I drove past.

Pretty sure I drove by late last week and didn’t notice it. 

I concur. It popped up out of nowhere. But if I remember correctly, the foundation was laid for most of the buildings last summer so if it is a matter of putting up steel, we might see things move fast for additional buildings. 

 

My recollection is they dug and poured foundations for the whole block at one time. 

The West Campus Ambulatory Facility now has three tower cranes up after a third was added over the weekend.

Agree, I know a lot of people are hating campus for tearing down so much, but this building looks really good, and in 20 years will still look good. The WOSU building also looks good. 

I'll never understand the lamenting of 'another brick box'.  When done right, I'll take 100 well done brick boxes over just one Uncommon building any day. These will look timeless for many many years to come. 

 

There is a time and place for good modern architecture and they could have done that here and it would have been great but it had to be iconic modern and not copy paste modern that might not withstand the test of time. And for the investment, the brick box was the safer option. 

 

Re: cranes. The previous record that I can remember was 17 tower cranes I believe. This was at the peak of Short North expansion, North Campus residential, etc circa 2014/15/16 (?)  Wonder if we can see that record break this year.

Now if we talk about that target building, I can understand haha. But these ones look great and I feel like the ones just to the west on campus will look just as good.

You were 1 or 2 off, we had 18-19 in '16-'17 in Central Ohio as a whole.

I wonder where this place is and if it's still there. If it was in Columbus it would have been torn down by now.

I remember at one point, it might have been during that timeframe, we had 9-10 cranes just on High Street.

That would be awesome, although they are well into construction on two buildings already without any tower cranes. We will see what happens with some of the other phase one buildings that have started yet.

The peninsula has plenty of room to maneuver for the first buildings. As it gets built out space will tighten up and you'll see a few tower cranes. Tower crane rental for a 6 story building is about $50K a month.

The IRF building is only 5 stories and has plenty of space, yet they are using a tower crane. When 250 High was built downtown a few years ago, they used a crawler crane even though they were building a 12 story building on a skinny lot. 

 

I would assume there's more to it than just the amount of space available. I'm guessing tower cranes provide much more efficiency during construction, allowing for a quicker build-out, while coming at a higher cost than crawler cranes.

I would say you'll see this in Franklinton in general.  Also High Street and the square, 2020's will see a tower boom(finally for many of you) with the legislation signed by the Governor.
