The above listed 8th & High proposal for 146 units at the Lucky's/Army-Navy store location is being heard at today's University Impact District Review Board meeting.  The UIDRB will be reviewing three apartment projects that would add 477 new units in the south campus area - the King & High proposal for 188 units, plus a 143-unit proposal located next to the Gateway Garage along W. 9th Avenue, and this 8th & High proposal.

  • Six-story building on the northwest corner of North High Street and 8th Avenue containing 146 apartments on the site of what now contains Lucky's Stout House, the former Cousin's Army-Navy store and two apartment buildings 8th Avenue.  The developer, Avenue Partners, is proposing a U-shaped apartment complex above ground-floor retail and parking for 129 vehicles.

Hopefully this brings back the NBBJ hotel at the parcel just to the north...

That was one of the best proposals we've seen in the area. The way it balanced the library was so great. Unfortunately it required demo of a great in tact building but the replacement was enough of a iconic building to better warrant it. 

 

I'd be curious to see if the makeup of the commission is the same but they refused to go to seven stories then. They demanded it be six and then it sort of disappeared. Part of me hopes they'd be ok with a 7 story hotel among all the 5 and 6 story buildings but would not be surprised if they still put up a fight. 

 

The hotel would be to the South of this new apartment building.

If I understood it all, looks like king & high is going forward with them coming back to show more materials. 
 

the other two seemed like they are okay, the UIDRB is requesting setbacks from the property lines to make it less of an impact on surrounding houses. 

Some additional renderings of 8th and High development from the UD Feb. 25th meeting. There wasn't much objection last month to this building, and little changed from what was presented in January. One of the only notable aspects was the removal of additional balconies along High.

It is a little curious that the first 15th & High office building, as well as the WOSU building, will be done far before the proposed parking garage that is to support the buildings. I suppose there will be some sort of deal with Campus Parc for interim access to the Union or Arps garage across High for the interim?

The speed that building B-1 has gone up is insanely impressive. I think this project is great and can’t wait to see the entire thing done.

Not sure if this most recent rendering has been formally shared -- shows the details of the plaza a bit more, including a long seat wall along the entirety of building A (and dining terraces behind) as well as the planters along 15th. Some fun benches and an otherwise flexible space. I wonder how long we'll be waiting until the hotel parcel/parking garage parcel comes with more details...

Looks very nice. I do hope the hotel does match this concept and mirrors the library on the other side of the Oval.

Summarizing the updates -

  • Barrio is the only announced tenant for the retail on the ground floor of Building A, though lease signing is underway for other spaces and more tenants should be announced soon. The 2nd floor of Building A will be event space. OSU's Office of Advancement will be taking the office space on floors 3-5.
  • OSU will also occupy the office space in the other building under construction and they're in negotiations over the ground floor retail space in that building
  • They're expecting garage construction to begin this year, the garage will also have some commercial space on the ground floor
  • They're in negotiations with a hotel developer, construction might not start until 2022

Seems like Arena District III is moving right along.

Depending on how things play out, you might actually be able to see 10-11 tower cranes from this vantage point soon. Drilling is already occurring for the Dodd garage, which I believe will use a 250' tower crane. Also, I'm pretty sure a third tower crane is still to come for the new hospital tower. It also seems like the Hilton tower crane might be visible from this vantage point once it jumps a couple times.

This bid request (which presumably was for this project) says it includes "providing programmed recreational elements and opportunities for unprogrammed recreation along the west bank of the Olentangy River. This 11-acre site will provide space for flag football, ultimate frisbee, NCAA soccer, Intramural soccer and softball activities. Site improvements include artificial turf fields, field lighting, a support building, and stormwater management."

 

Columbus Underground also had an article in 2019 about OSU's recreation plans which included this planning graphic:

The rendering shows green space along the river east of Olentangy River Rd.  Currently, that's a parking lot.  The bid doesn't mention it, but I wonder if that is part of this?  Hopefully.

The West Campus Ambulatory Facility construction cam was zoomed out more than normal today, providing a nice view of its construction as well as the neighboring IRF construction progress.

Came across a completed project and under-construction project that Ohio State is doing in those ag fields northwest of campus from the latest Architectural Record:

Found something about that "one-acre vertical greenhouse" mentioned in that ArchRecord article.  It is a $35 million project dubbed the Controlled Environment Food Production Research Complex.  According to the below linked article, it is scheduled to open this year:

A little bittersweet. Glad to see more density and a new, fresh building coming to this site though. Kroger to campus is going to be 100% new builds here in a couple years...

The only one I will be sad about is the building eden burger is in. Hopefully whatever it gets replaced by, welcomes them back. 

It also looks like 15th and high will be adding another restaurant, this one called Roots Natural Kitchen.

The Science and Technology Campus Corporation is building a medical research and advanced manufacturing facility at the SW corner of Lane and Carmack on 7.8 acers of land leased from the University.

This view is from the Arlington Gateway site. You can see the now 6 cranes on campus west of Kenny. Once this tops out at 11 stories, it should have a nice view of all the activity on west campus.

The 15th & High Plaza looks so cool already! I can't wait to see what it looks like when I get back to campus. I really think it'll be a pretty vibrant place to hang out at, especially when they build the new building behind it along Pearl. I'm really glad they decided to do a plaza rather than just another building, it's great to have some public spaces like that, especially in such a busy area. Also, I just love the way that building at High & 15th turned out! It's such a great blend of modern and historic architecture, and it also doesn't look as plain and cookie-cutter as all the newer dorms around North Campus

 

 

It's also really exciting to see more development between campus and Short North. Pretty soon, there will be almost no separation between the two! One part of the University District that I'd like to see more development on though is Lane Avenue west of High - there's just so many surface lots down there, but it has a ton of potential for development because of that! 

 

No construction cam for the Newton Hall expasion yet, but we can see the excavation being done in the background of the Interdisciplinary Health Sciences Center cam. The interior demolition of the Starling-Loving wing that's coming down is also well underway -- windows are being removed. We'll see how long until they bring in the big machinery and start taking bigger bites.

Looks great hope this gets built out quick. I wonder if they’ll be keeping the crew mural on the side of the building. Also in the original article they said they’re putting in bocce ball courts. I feel like those are take up way too much space and never really get utilized. 

Ok it looks good...but what exactly is the concept of "Lovebirds"...? What is it going to be? A bar or lounge or something?
