I hope Midway never goes away or Out'R'Inn, Little Bar, the Library, etc. The building/block that housed Bernie's was an absolute mess physically. But the fact that Gateway virtually doesn't exist anymore is ridiculous and as mentioned it's because of Campus Partners. Again, all of it is a double edged sword. Yes to the last part. There is something lost, but something gained as well. Hopefully there can still be some gritty pockets even if they are not front and center. There is a place for everything and "grit" does not have to equal decline and dysfunction(but many parents of college aged children may not see that). There does need to be character. It is just difficult to get the right mix one way or another. Maybe there are certain places that need to be designated as "man the barricades" types? I admit I am so far out of the loop that I don't know what they would be besides the already mentioned Newport. *I also don't think Applebees is really that bad...*runs from thread*
July 12, 20213 yr I remember when I was about to go to OSU in 2006 recent grads I worked worth bemoaned south campus and how OSU ruined it. I never knew the old south campus so it didn't really bother me, but despite living within walking distance of that gateway I never went there because the new bars all sucked. Now they're doing that to all of High St and it's honestly depressing. Whenever I do get up there it will just make me want to visit the few remaining old bars more. Campus Partners sucks. Having had cousins recently graduate from OSU the students opinions of the school are not very high right now. Not surprisingly the gutting of High St isn't popular. But on top of that the school is trying to make High St look all fancy and new while completely ignoring the increased crime that is occurring off campus. When they made sophomores live on campus it took 15,000 students away from living off campus. The people that have replaced those students in near campus housing are not who you want 20 year old's living next to, and they are not getting along with the students. Lots of increased theft, mugging and a student was even murdered last year. Just a really sh*tty message OSU is sending to their students and recent grads.

That last part is unacceptable and they really need to crack down on these landlords who rent to criminal trash. If there is ever a case for gentrification, it is in these areas. Slumlords for students was bad enough-slumlords for a predatory element should not happen. With the housing crisis and all, there should really be a push to "upgrade" the non-student housing in the areas around campus. If not there will inevitably be a national/international headlines news story of some heinous crime that will cause untold harm. Mark my words. They need to be proactive on this. Loss of grit and bars is one thing and the health and safety of off campus students is quite another.

The stretch of High Street will go through Worthington and end at West Lane Avenue in Columbus. August 27, 20213 yr HOW OHIO STATE UNLOCKED ITS NEW 'FRONT DOOR' It took years for Ohio State and its real estate arm Campus Partners to negotiate the way to a new, iconic entrance to campus. Before the first cranes went up and the foundation was laid for the buildings now rising at 15th and High, Ohio State University and Campus Partners had to topple a long line of linked land deals along High Street, acquiring and swapping properties needed for the development that officials are calling the university’s new “front door.” As Campus Partners worked to secure one property, it would lead to another. And if things didn’t align, the project would never fall into place. Keith Myers, vice president of planning and real estate at Ohio State, said to make the project work, the university’s real estate offshoot had to execute a series of property swaps, each one seemingly more complicated than the one before. “It was a big house of cards that could have collapsed at any time,” he said. Ultimately, there were some 40 contracts that closed in just a few days in 2016, said Campus Partners President Amanda Hoffsis, leading to about 34 parcels used in the 15th and High project. The current properties are from 1453 to 1475 N. High St. at the corner of 8th Avenue in the University District. The plan is to put in 146 apartments, 1,300 square feet of commercial space and a 129-space parking garage. The University Impact District Review Board heard the plan on a conceptual basis last week, which meant no action was taken. ( . . . ) The market-rate project will target young professionals, though it could end up with some graduate students. Some 80% of the apartments would be one-bedroom units; the rest would be two-bedroom units, averaging around 700 square feet in size in order to keep rents down, said Paul Pardi, principal at Avenue Partners. Materials and colors of the building are still being studied, and the developer said it would have more details when it brings the project back for approval. The University Area Commission and University Impact District Review Board must both green-light the project. September 7, 20213 yr I know this is a very NIMBY take, but personally, I wish that property (2180 N. High) would be left alone. Those blocks above Lane have a really good well preserved historic streetwall, and even in newer projects (such as The View on Pavey), the old facades have been maintained. I just hope that at the very least, they preserve the brick facades. If not, replacing those facades with a sterile modern apartment facade will really kill the whole vibe of that part of the Old North. Also, there's better places to redevelop nearby anyways such as the CVS lot or the Little Bar lot which wouldn't disrupt the feel of the neighborhood as much. Not to mention, there's a ton of potential along Lane Avenue just around the corner. A developer could do a lot with all those ugly 60s & 70s era apartment buildings - it's a very well trafficked corridor for pedestrians but barely any retail space exists on Lane. If the developers end up preserving the facades decently and set the new building back from the road a bit, then I may be okay with this. I just am not confident they'll care to preserve anything.

Now this is where you get the Pavey crowd re-activated. Some of the more tame NIMBY'S that are not completely off the rails can be used for good at times...contact Clintonville and suggest it is just part of the inevitable road to the Manhattanization of all of northern Columbus-them included! and then watch out! developers. Maybe someone will start a "Northern Whale" campaign?* *this may all backfire as they may use the knowledge/experienced gained to go after ALL projects so be forewarned! Looks like a developer has filed a prelim site plan with the city for a redevelopment of 2180 N High St Currently the site is home to older row style apartments and the dev is seeking to build "Retail & Student Housing - Construction of a mixed use development located at the northeast corner of N. High Street and E. Lane Avenue. The development will contain retail space, apartments, parking garage, and amenity space." No details on height, density, or layout yet. I imagine we will see an early concept in the next month or so appear on the UARB docket. This doesn't appear to be the same people that proposed the demolition of basically the entire block for a 6-story. https://www.columbusunderground.com/mixed-use-proposal-in-old-north-would-require-the-demolition-of-five-buildings-bw1/ The suggestion with this one is that it only includes the rowhouse building at 2180 High, but not the ones to the north. Without a site plan, though, it's difficult to say.
September 28, 20213 yr Heavy machinery now on site at old Cousins Army and Navy store! I'm assuming its days are numbered...
October 1, 20213 yr A new development now officially under construction at 76 E. 9th Ave. will add 143 student apartment units to the Weinland Park neighborhood, near Gateway University District and the Ohio State University campus. https://www.bizjournals.com/columbus/news/2021/10/01/new-student-housing.html I didn't realize construction had already started on this?
