I like the name of the development. Hopefully this becomes the "standard" along High St. and other major corridors in the city included in Zone In.

I think Seth is right. I bet we'll see a few more 12-16 story buildings pop up along Lane where the smaller aging apartment buildings are.

Good to hear that from the university commission. It does seem they are pretty supportive of height along high. They do seem against any decent height just off high though. Either way this is great and hopefully it actually happens.

The north building ground floor doesn’t look great and I hope they push them to make that a little more inviting. It just looks like a giant blank wall with some small windows.

It's not a bad prelim but it needs significant refining. Looks like a 70s building.

Noticing all the vents on the side of the building.  Probably for dryer vents? Those drive me nuts when they are all over the building. Why do you see these on some new buildings and others have them hidden, maybe a central vent system?

Yeah this is the proposal I was referencing a few weeks back. I'm glad to see it's still in active development. 

 

OSU density is the highest in Central Ohio and we will continue to see more large scale development such as this building. I know we don't like to look at development in Austin or Nashville, both are building large scale development of this magnitude right next to their universities.

That really should be a retail spot along High St.

The size and location of what they are showing looks more like HVAC unit louvers - very similar to a vertical packaged air conditioning unit you'd see in a hotel room. Dryer and/or bathroom exhaust vents are typically smaller (around 4" square) and located above the ceiling line. Those can be run vertically, ganged together and exhausted at the roof for a cleaner facade look, it's just more expensive.

The other angle shows there being windows on the ground floor at that spot. That should have a retail spot though, not apartments.

I think it's a residential access lobby. Which is going to take up a potential retail spot no matter what. It can be improved either way.

Would rather the residential access be on the wall along Lane. That section of Lane is pretty dead outside of residents so having more ground floor retail along High is better.

I agree, although I'm guess that portion of the building will be space for CVS. They probably have a unloading dock along that alley and then storage space. 

Those are my guesses as well. The building may also be large enough for 2 access points.

At least the one residential unit that would be surrounded by retail, hall way, and high St. 😂. Turn that into another small commercial space and/or added to the larger commercial footprint.

Yeah I’ll be interested in seeing what the commission recommends. Maybe send some stuff in to the commission with your ideas and see if they ask the developer about that. 

I'm not going to lose one second of sleep over a couple ground floor retail units. That area is currently an entrance to a parking lot. Commercial space would be better for sure, but I really don't see this as a big deal. This area is full of ground floor retail. A tiny sliver of ground floor residential isn't a big deal to me.

In the overall, this is 100% the response. Doesn’t hurt to complain about things a bit though.

Part of it for me is also the idea of ground floor units on high from a leasing standpoint. Even if it's not utilized by retail (and generally im not a person who thinks every inch of ground needs to be retail), just seems weird that a ground floor unit being right there along one of the busiest stretches of walking and traffic.

I highly doubt there will be any issue leasing any of these units.

A new redevelopment plan for the northeast corner of Lane Avenue and High Street will be heard by the University Impact District Review Board (UIDRB) soon.

 

Landmark Properties, the Georgia-based developer behind a series of proposals for the corner in 2021 and 2022, recently submitted the new plans to the city, calling for a 16-story tower on a smaller footprint than before.

 

While those earlier proposals would have required the demolition of as many as five existing buildings, stretching north from Lane to Norwich Avenue, the smaller footprint means that only the one-story CVS Pharmacy on the corner would need to be taken down to make way for the new building.

I’m curious if the commission will push for the entrance to be at the corner, because it would be better there.

Architecture keeps getting worse as the pics get closer.

The new build at the corner of King and High is finally getting some retail. Looks like a place called The Milkshake Factory will be moving in. The address is 1333 N High and looks to be closer to the row houses at the south of the site. 
 

Seems crazy to have 3 milkshake shops within a mile of each other, but it’s nice to see the space fill in. Hopefully there will be more in that spot soon.

Looks like Global Gallery coffee is planing on opening a second location in this spot (they posted a look of the building on their instagram) Here is a snippet from this article good to see they might already have a coffee shop 

 

A fundraising page established for the new location says the proposed new shop would do more than serve coffee; it would also provide "job training, language classes and community building activities" for refugees living in Columbus to help them "thrive in their new home." The shop is currently accepting donations to support this next step.

Yikes, the commission enjoyed this design, what a joke. Hopefully the entire plan falls through.

Not to mention there are some people who would really benefit from a ground floor residential unit such as people with mobility issues.

This looks pretty good for what it is. I wish this is what abbott looked like downtown. 

I agree, I think it look pretty good. I am disappointed the stacks aren't taller. I was hoping for this:

It appears the rambler has already filled 3 of the 5 retail spaces, at least according to LoopNet. Hopefully some local places fill in some of it.

The 16 story is back before the commission again, as conceptual still. Nothing new from the renderings, but here are the commission notes from last month.

^FYI: the notes are from City staff and are sent to commissions for consideration. It’s an interpretation of the zoning for the area. The commission can follow or waive the staff recommendations.
 

I do agree with the comment suggesting moving the CVS entry to the corner.

Yeah, I think that would be the best look and flow. I disagree with stepping back the sides, so hopefully that doesn’t happen. I could understand that if it was a bigger lot. This lot is tiny and I don’t think it would even be possible. 

This is infuriating.

 

The whole purpose of Zone In was to have a document that set standards which commissions and review boards could refer to and help guide decisions. The fact that these people think they can still usurp the standards adopted city-wide is ludicrous. The commissioners' comments are all over the place, from potential shadow effect, to the aesthetic not feeling right, whatever the heck that means. Obviously these people have never lived in a big, active city where it's plainly obvious that developments like this and those that follow enhance the overall neighborhood environment.
