September 24, 200519 yr I finally went back to the Amherst Quarries with my camera. Let me tell you, this was a very unpleasant experience. First, there was an old man sitting on a rock watching me trespass.. eventually I stepped back so far, he couldn't see me, but I thought that he could tell someone that some guy went beyond the lines. Not that I'm afraid to go somewhere I'm not supposed to, it's just that there are signs everywhere that say "No Trespassing. Violators Will Be Prosecuted." and I don't want to be prosecuted.. Second, as I parked Hornyak St., I noticed signs on the property directly next to the main quarry that said "Site Under Video Surveillance" and some guy cutting his lawn saw me. I hate when I try to do something like this and everyone sees me and I see signs like this.. it just makes me nervous. OK, but I said fuck it, I'm not going to have another chance to return for a long time so this is it. Here are photo's with explanations of what's going on: OK, I started off by parking on Hornyak and walked to the main observation area on Quarry Road. Below is the view of quarry 3 from standing on Quarry Road. Notice how freaking large this quarry is. It looks more like a lake or a pond than anything else to me. And if you climb over the guard railing and stand at the edge of the quarry, a straight drop of about 50 feet will greet you. Almost two years ago, TES chose Cleveland Quarries as the site for what at first glance seems like a pie-in-the-sky proposal: A huge complex comprised of housing, entertainment, sports, leisure and office districts, as well as a 192-acre golf course. In May 2004, TES purchased rights to buy the Cleveland Quarries site for $24 million. Though if they overdid it, it would end up looking like downtown Amherst where practically all the buildings are sandstone. I'm hoping for more of a contemporary look, like in the renderings. The area is a farmland, and here we have a picture with identical towers one after the next, for who knows how many blocks. After visiting the site, I can't even imagine how the change will happen from farms to metropolis. The proposed sketch reminds me completely of the repitition involved with Hong Kong's residential planning. And it is also a modern vision of NYC's Stuyvesant Town.

Wednesday’s decision moves the $1.25 billion project one step closer to reality, said county Administrator Jim Cordes. “We’re taking a risk because we’re talking about a large future development,” he said. “If we don’t take any risks, we don’t get anywhere.” Trans European Securities, the European company planning the complex, has already purchased a significant portion of American Stone, the company which owns Cleveland Quarries, where the project would be located. TES had purchased the rights to buy the site in 2004 for $24 million, but instead decided to simply buy up American Stone instead. Parker Morning Journal Writer Oberlin - The Firelands school board unanimously agreed last night to a 30-year tax incremental finanacing agreement with the county for the planned development at the Cleveland Quarries site, according to school Superintendant Thomas Diringer. "This will really be helpful to the district and to the county at large," said Diringer. The TIF agreement will require the county to pay the school district in cash for tax revenues lost through development of infrastructure for the resort project. Because of the agreement, the school will not lose any funds as the county uses the project's property tax money to build sewers and other infrastructure needed for the resort, Diringer said. "Not only will the school not lose anything, but we believe that we'll benefit, based on how schools are financed in Ohio," said Diringer. The quarry project is a plan to build a "world-class golf course" surrounded by housing complexes in South Amherst, Brownhelm and Amherst townships. The complex will be built by Trans European, a U.K. based company. The project, which has a preliminary completion date of 2012, could cost as much as $1.25 billion, according to Diringer. The county will vote on approval of the TIF on Dec. 30, Diringer said.

I live nearby and after having dealt with such willful and unintentional ignorance on the topic of TIF, I can see why the County wouldn't want to muck this deal up. December 31, 200519 yr ^exactly! there is nothing on the developer because in reality the "british company developer" is a couple or more individual euro gentleman who recently incorporated. now they may have worked in some capacity for euro real estate and construction companies, we cannot find any info, but have never done anything on their own (we can find). so yes it could very well be a scam where the over excited county builds the infrastructure, the "developers" disappear and all the pretty plans go bye-bye with them. it's not like that has not happened in lorain county before. ok maybe they sell or come back later on in another guise, buy the bankrupt land on the cheap and then build the golf course. maybe. otherwise the county is just left holding the bag. lets face it -- that kind of scenario is more likely than this project actually happening as stated. note also they have yet to give american stone any money, and then even if they do buy it lets also face it land ownership is a far far cry from land development. otoh, of course it could all happen exactly as they say....lol!
January 1, 200619 yr Well, I am pretty sure that any agreement between the county and the developer would stipulate that the bonds would not be issued or improvements be made until construction is under way. That's the usual stipulation in these TIF agreements and how what you laid out doesn't happen to the City. What i've heard and in no way know this to be true is that this european developer is really a front for the Saudis who are building like 4 palaces to come to America to when the Saudi Empire collapses.

January 1, 200619 yr I guess I just see it as tarted up sprawl. I don't see it attracting wealth from around the world or the country. I see it leaching wealth off of Cleveland. It will be replacing a beautiful bit of open space with housing for the wealthy who already have plenty of housing elsewhere. We will be further spreading out the wealth that we have, leaving more vacant homes and commercial strips throughout the region. In that context, retail and entertainment don't add to the economic base of our economy, therefore the jobs that this will be "creating" will be offset by losses in jobs elsewhere.

I don't see Lorain adding a bunch of high-paying jobs because of the project. Some may think that its pretty and it may attract a championship golf tourney or two, but that won't make up for the damage that is done to the region due to increased sprawl.

Thus they can ruin the competition through PREDATORY PRICING.

I have a friend who lives with her dad on Route 113 in South Amherst...........and looking at that aerial map this complex would be in their back yard......literally. I wonder how their going to adjust to it, if the project materializes! And if it does, it will definitely draw people from west of Lorain County (like Erie, Huron, Ashland counties etc.) I know I will go there to check it out (it'll only be 20 minutes from my house). Cleveland's suburban sprawl is slowly making it's way to the Firelands (and Firelands school district :-)) As to whether this is a good project, I have no idea. I'll make assumptions when the project happens, if it ever does!
January 20, 200619 yr As far as NE Ohio goes, it'll probably become a tourism capital of Ohio. Actually, it's more like North-central Ohio with the area from Cedar Point to Cleveland. Like you guys were mentioning earlier, you'd have CP, the islands off Sandusky coast, and then this resort when they build it. And I gotta throw this in (because it's close by). Norwalk Raceway Park entertains all kinds of people (yes, there are some interesting characters that go there) from April to Halloween. Seating at the raceway is for nearly 25,000 people, more than Gund Arena. Sometimes the property is filled with 40,000 people (racers included). And since I've worked there for too many years (6 years and soon to be 7 when I return home from college this summer) I know that we draw people mainly from the Cleveland market. But there are also a lot from Toledo/Detroit and Pittsburgh/Youngstown as well as Columbus. This area is a tourist draw for sure; but with that comes lower-wage jobs and A LOT of traffic. US Route 250 is terrible!

Shuttered Ford plant could be redeveloped from today's Morning Journal LORAIN -- While city officials say a deal to buy the vacant Lorain Assembly Plant should be finished by this summer, speculation is swirling as to who will buy the plant and what they would do with it. Mayor Craig Foltin said a gag order prevents him from revealing the name of the party interested in the shuttered Ford plant, but he has said that the company would use the site for ''real estate redevelopment,'' which means it would buy the property and convert it into space for additional businesses or industry.

I wonder if thats a dead idea or maybe too expensive once they take the whole project en masse. A new marina won't be cheap. Also thats off the Quarries property. Just like most of the recent articles have left out something about the equestrian area and running trails. They'll probably add them it back in in more comprehensive articles that focus on the details of the different "zones"
