The bar is about to be raised, again.

 

The 68 urban lofts that defined Phase One elevated standards to a level not seen before in Columbus.  Now, with the second phase of development coming into view the bar is being raised higher still.  Phase Two includes more than 120 extraordinary residences from $230,000 to $1.8 million, boutique retail, loft office condominiums and 100,000 sq. ft. of unique urban office space.

 

Together, they create the foundation of a unique urban village.  Where energy is abundant and all the artistic, cultural and entertainment options the city has to offer are just steps away.

 

Word on the street is that Kyle Katz unveiled conceptual drawings of the 23 story tower at the City Hop tour this past weekend.

I haven't heard any buzz on this project in quite some time.  Anyone know the status of Phase One?

I went to the city hop on Saturday-- it was pretty cool to see all the projects going on.

 

 

Buggyworks was one of my favorites.  If I remember right, phase one is done (the left side of the "alley"), and only 3 units need to be sold as far as the residences-- I don't know about the live-work stuff on the ground floor.

 

Phase two is the building on the other side of the alley which will have a row of shops with offices above and then two floors of lofts/condos at the top. 

 

I didn't see the rendering for the tower, but I did see a map.  It showed a space for "tower/parking" somewhere closer to the arena district from the rest of the project.  It didn't show how tall it would be or whether it would be on top of a garage.  Pretty good project though, and the developer was really nice. 

There was an article in Business First that said there would be a rendering of the condo tower on display during City Hop.....anyone get a picture of it?

Developer Kyle Katz is promising a sneak preview of the second phase of his Buggyworks project near Columbus' Arena District during the annual City Hop exhibition of downtown housing June 17.  The debut of his conceptual plans will reveal a 23-story, 80-condo tower at the north end of the complex on West Nationwide Boulevard.

 

The edgy plans by Jonathan Barnes Architecture & Design also call for 40 loft condos in the former Buggyworks industrial building, plus 32 apartments atop the condos.  Tentative plans also call for at least 100,000 square feet of offices and 30,000 square feet for retailers in the Buggyworks building and an 800-slot parking garage to serve what Katz calls an urban village.

 

"By previewing the scope, it gives us the opportunity to listen to the reaction because it is a bold design," Katz said of the high-rise proposal.

Here is a link to renderings of the tower on the architect's website. I have not heard anything about this project for a while, but if it is developed, it would make an interesting addition to the skyline, and a nice counterpoint to Miranova on the opposite side of downtown.

Interesting to say the least.  Wonder what the updated timeline is for the Buggyworks project Phase 2....

The sooner the better, I wonder if they're waiting to see if the streetcar route will include the loop on Neil in the Arena district.

I really really like it!  I mean, it is kind of odd, but I think it is another signature building for columbus!  I say build it.

Was I confusing this building project with another one when I said something about a 20-story tower?

Acctually, according to the above link under Component 3A it says there will be a residential tower between 8 to 15 or more stories.  I hope it is the "or more" part.  I also hope they keep the bridge concept. 

 

The only problem with one of the views that they show in the picture, the one from the river with the train trusses, is that they fail to include the North Bank Condominiums currently under construction.

Offices play big in Buggyworks plans

 

The developer of the hulking Buggyworks complex in downtown Columbus will increase the amount of space devoted to offices and stores when the project's second phase debuts in mid-2008. Developer Kyle Katz intends to sell or lease up to 75,000 square feet of office and retail space and create 40 to 60 additional condominiums at the redevelopment project on West Nationwide Boulevard. Katz first unveiled his condo plans in 2003, and he has built 63 condos and 9,000 square feet of space for offices in the deliberate development since then.

 

Increasing the space devoted to commercial purposes will transform the complex from one of several residential projects under way downtown into a mixed-use community revolving around Firestone Alley, a street that bisects the two former industrial buildings that make up the property.  "Firestone Alley becomes the main street for our urban village," said Katz, managing member of Buggyworks Development LLC. "We want all of the users - residential, retail and office - to congregrate on Firestone Alley."

Buggyworks developer shifting away from housing in a down market

The developer of Buggyworks in Columbus is shifting his emphasis toward selling offices at the complex as the bleak economy takes a toll on the downtown housing market.  Kyle Katz said he plans to put 18 condominiums in a building he is rehabilitating at 400 W. Nationwide Blvd., down from 40 to 60 units envisioned in 2007.  Meanwhile, space devoted to offices will grow to 110,000 square feet, up 35,000 square feet from the original plan, with more than half available for purchase instead of lease.

 

“The demand curve (for residential) has rapidly shrunk,” Katz said.  “I have more confidence in the commercial market than the residential market.” Matt Minkin, an R.S. Garek Associates Ltd. agent marketing Buggyworks, said three out of four businesses looking at the complex want to own their offices or at least sign a rent-to-own option.

Welcome to the first installment of a new feature on Columbus Underground called “At Home”. We will be touring homes in the downtown area and its surrounding neighborhoods. Our first home belongs to Jason and Kate Lyman. They live on the third floor of The Buggyworks.

 

When Jason and Kate Lyman were looking for a new home about two years ago, they wanted something in a fun neighborhood with lots of happenings, but also some quiet time. They found that in The Buggyworks. Their 1200 sq. foot condo is unique in that it contains exposed brick walls from the firewall of the building. It is one of only a few of that square footage that has exposed brick. They fell in love with the look of the brick, the exposed beams, the wood floors and the large windows that let in lots of light throughout the entire condo.

^Their unit looks beautiful on the inside, and the rooftop patio is even better.

interesting interior, awesome deck, and really a great location. it's so close to the riverfront bike trail right into the city.

Hope the other building next to it is done up the same way.

We also acquired what hasn’t been developed yet of The Buggyworks. The condominium complex that Kyle Katz developed is in place and will continue to exist as is, but the undeveloped portions of that property, we’ve acquired.

The four-story western portion of the Buggyworks Building (440 W. Nationwide Blvd.) was renovated into 68 loft condo units in 2004 by Kyle Katz.  At the same time, a single-story section located between this portion and a four-story eastern portion of the Buggyworks Building was demolished to create an private access street/open-air courtyard.  At that time the eastern portion of the building was not renovated.

 

Nationwide Realty Investors purchased this eastern part of the Buggyworks Building from Kyle Katz two years ago.  Last week, NRI announced that this portion of the building (400 W. Nationwide Blvd.) would be converted into commercial office space.  This eastern portion has a four-story 108,000 square foot original timber framed section that was constructed in 1902 and a three-story concrete addition built sometime in the 1950s.

 

According to the media reports, “(NRI's) plans call for demolishing the majority of the newer addition, which would open up and expose the original building’s timber frame,” said Tina Guegold, Vice President of Marketing at NRI.  “We’d retain a portion of the newer building that would be used for a parking structure.”  The entire 108,000 square foot timber framed 1902 section would be converted into loft-type offices by this project.

 

If approved by the City's Downtown Commission this week, Guegold said that construction work may begin by the end of this summer with a completion date of late summer 2015.  NRI is planning to invest an estimated $10.5 million in the project.  Below are links to the full articles from Columbus Underground and Business First about this project:

^ I wanted to expand on the description of the existing Buggyworks Building given the NRI renovation news for part of it.  First, a scan of a google aerial of the area: Original aerial is at http://goo.gl/maps/uaBqd.

 

All portions of the Buggyworks Building are immediately west of Huntington Park, home of the Columbus Clippers.  Huntington Park Lane (which is not labeled on the aerial) in located in between.  The recently completed three-story FBI Building is located across the street from the Buggyworks.  Further north (following the curve of the elevated railroad tracks) is the parking lot for the LC Pavilion, an indoor/outdoor concert facility.

Although the 1950's addition is not unpleasant, it is not of the same quality as the original 1902 timber-framed portion.  So NRI plans to demolish a large portion of the newer addition to open up and expose the original building (much like the 2004 renovation to the western building).  A portion of the newer building that would be retained for use as a parking structure.  Otherwise, the entire 108,000 square foot timber framed 1902 section would be converted into loft-type offices by this project.

First Look: Nationwide Realty’s Buggyworks plans get preliminary OK

Arena District developer Nationwide Realty Investors Ltd. has gotten initial approval of its plans to renovate a section of the Buggyworks complex.

 

But the planned redevelopment of the property west of Huntington Park into 108,000 square feet of commercial office space saw a few bumps this week during the city’s Downtown Commission meeting. Commissioners spent 50 minutes discussing the plan with NRI President Brian Ellis and his staff.

^ Good to see NRI's half of the Buggyworks is moving forward.

 

It was a bit of a surprise to hear NRI is renovating their half into office space instead of residential, like the Katz half.  Especially considering how red-hot the residential market right now in Downtown and the nearby Short North.  And even moreso because NRI has no pre-leasing deals for this Buggyworks office space.  But according to Business First's report at http://www.bizjournals.com/columbus/print-edition/2014/06/20/buggyworks-office-proposal-comes-amid-shrinking.html, there is a need for additional office space in the Arena District. 

 

NRI's Buggyworks renovation will add 108,000 sq. ft. to the 1.6 million sq. ft. of office space in 20 buildings within the Arena District.  Currently, only 280,000 sq. ft. of space is available within those 20 buildings.  But the largest block of space is just 36,500 square feet in 250 West Street, which Nationwide Insurance had occupied before a consolidating move into a renovated One Nationwide Tower and their new office building at Front & Nationwide.  The next largest block of office space available is 30,000 square feet in 191 W. Nationwide Boulevard. 

 

So NRI's Arena District office portfolio could use the extra space.  Plus, as was said by an office leasing specialist in the Business First article, “The Buggyworks offers a different loft-style creative space as an adaptive reuse product, rather than standard Class A offices.”

Cameron Mitchell Restaurants moving HQ to iconic Buggyworks building

Cameron Mitchell Restaurants LLC is moving its corporate headquarters to the iconic Buggyworks building that's undergoing renovations in Columbus’ Arena District.

 

The restaurant holding company signed on as the office complex’s first tenant, saying it will leave 515 Park St. for 17,000 square feet on the third floor of 390 W. Nationwide Blvd.

Seems like a good idea for Cameron Mitchell Restaurants to move their offices here.  It's not far away from their existing offices at 515 N. Park Street.  And that location is getting close to being redeveloped into an AC Hotel/mixed-use development - link to that thread in this board.

The Business First slideshow and caption text also seems to update plans for the open area at Nationwide Blvd. & Huntington Park Lane.  Previous renderings showed a small paved parking/vehicular drop off area that took up half of this area.  But the rendering included with this slideshow seems to show a much smaller paved area:
