Family-friendly expansion planned for Easton Town Center

By Tim Feran, The Columbus Dispatch

Sunday, February 24, 2013

Sprawling Easton Town Center is about to add a shopping district that will cater to children and families.  Called Fenlon Square, the district will have an American Girl store as its linchpin and will feature more than a half-dozen stores that are new to Easton.  Some stores already at Easton, such as Build-A-Bear Workshop, will move to the district.

“It’s a market niche that Easton has been trying to reach for some years now,” said Chris Boring, principal of Boulevard Strategies, a Columbus-based retail consulting firm. “A few years ago they opened what was billed as the ‘world’s largest McDonald’s,’ but it didn’t quite work out.“  They have the adult dining and entertainment uses covered, but compared to other regional malls, they haven’t focused as much on the family segment.”

Fenlon Square, named after the street that runs through the eastern side of Easton, is expected to open in June and is part of a bigger expansion push.  In 2014, Easton Gateway will open on the east side of the development, featuring Costco and Whole Foods stores.

Aladdin Shrine agrees to sell to Easton developers, relocate by 2017

By Brian R. Ball, Staff Reporter - Columbus Business First

Dec. 6, 2013, 2:56pm EST

It took nearly 13 years but Easton’s developers have apparently prevailed in getting control of the last major piece of land bounded by Stelzer Road, Easton Way, Morse Road and Interstate 270.  Sources have told me the Aladdin Shrine Temple membership has agreed to sell off the fraternal organization’s 82,000-square-foot facility at 3850 Stelzer Road.

The deal would give them up to four years to find a new site and build a replacement Aladdin Shrine Center conference center. ... This isn’t the first time Morso Holding Ltd., the land development affiliate of retail mogul Les Wexner’s L Brands Inc., has come knocking on the conference center doors.  The Shriners rebuffed an offer in early 2002 for the 25-acre property.  Morso Holding 15 months later did buy a vacant parcel to the south for $2 million.

Friday, January 3, 2014 - 5:16 AM

The developers of Easton Town Center have bought the Aladdin Shrine Temple property, the final piece of land between the shopping center and I-270, for $13 million.

Morso Holding Co., a development partnership of retailer L Brands (formerly Limited Brands) and Georgetown Co., closed on Dec. 17 on the purchase of the 18.5-acre parcel that includes the Aladdin Shrine Temple at 3850 Stelzer Road.

Thanks! I'll have to check the place out when it opens. It doesn't look like it will be long before it is finished.

New Stores Opening at Fully-Leased Easton Gateway

By Walker Evans, Columbus Underground

July 13, 2015 12:08 pm

The Easton Gateway development has seen a flurry of construction over the past year, which should be coming to a close by the end of 2015.  The 54-acre expansion east of the original Easton Town Center has added over 500,000 square feet of retail space to the area, which is already at full capacity.

Beau Arnason, Executive VP of Asset Management at Steiner + Associates, the leasing management company at Easton.  “The bulk of those tenants will open by September, which will include the new Whole Foods as well.”

Arnason said that the original vision for Easton Gateway was to provide opportunities to bring more “first to market” tenants to Central Ohio, while also offering space for retailers without a presence on the east side of Columbus.  He said that has been achieved with new regional brands like REI, Saks Off 5th and the soon-to-open Chuy’s Tex-Mex, and expansions from other neighborhoods, including Fusian, Melt and Pies & Pints. ... Three more retail stores at Easton Gateway will officially open this weekend, including the Container Store, Visionworks and Z Gallerie.

The above info was previously posted in this thread.  It came from info posted on the now-discontinued CU forum (RIP) and was about the possibility of new apartment buildings coming to the Easton development.  It even included a conceptual site plan.

Well, that conceptual possibility can now be confirmed.  A January 22nd story in the Dispatch (linked below) reported that new apartments will be coming to Easton, and was confirmed by Georgetown Co., the developer of Easton.  A further confirmation came today in another Dispatch article reporting a tax abatement deal in the works between the City and the developer:

High-end apartments next on developer's agenda for Easton

By Marla Rose, The Columbus Dispatch

Posted: January 22, 2017 - 5:00 AM

Easton Town Center is one of the premier lifestyle centers in the country, offering visitors numerous shopping, dining and entertainment options.  Its developer would like to put more "mixed" in the mixed-use development by adding hundreds - possibly thousands - of apartments there.  ...  The effort to add residential options is in the early stages.  There aren't yet renderings or floor plans for the apartments, which are planned for open land north of the Hilton Columbus at Easton, near Stelzer Road.

( . . . )

Adam Flatto, CEO of the Georgetown Co., the developer of Easton, emphasizes that the units will be built to the high standards that one would expect for high-end apartments next to shops such as Tiffany, Burberry and Tesla Motors.  ...  "The land is extremely valuable," he said, and he cited the cost of high-end finishes in apartments and of building the infrastructure for a walkable, urban-style apartment complex versus a suburban one that lacks sidewalks, curbs and park-like common areas.

( . . . )

The area has some rental units: About 500 apartments across Easton Way to the south of Easton opened around the same time as the lifestyle center (in 1999).  If Easton's developers had it to do over again, they said they probably would have handled those differently, integrating them more with the shopping district.  ...  "The project that Continental Real Estate did at the time was brave, and it's been successful," said L Brands founder Leslie H. Wexner, the mastermind behind Easton.  "I don't think in hindsight, though, we were fussy enough about the quality of the construction and the finishes.  From then until now, there has been a much greater acceptance in the world about urbanization ... being in walking distance to things is much more obvious.  It was insightful, but maybe not as robust as it could've been."

And here's the second confirmation of the new Easton apartments from today's Dispatch in reporting a tax abatement deal between the City and the Easton developer:

Easton tax break worth $68 million will also help Linden

By Rick Rouan, The Columbus Dispatch

Updated: January 31, 2017 - 8:48 PM

Columbus plans to give a tax break to the developer behind Easton in exchange for money that would be used to build up the city's struggling Linden neighborhood.  The city would give a 10-year, 100 percent property-tax abatement on new housing at Easton.  In exchange, The Georgetown Co., Easton's lead developer, would pay the city about $5.75 million, most of which would then be repaid to the company over 30 years by a tax-increment financing district, also known as a TIF.  The city plans to announce the deal on Thursday.

New York-based Georgetown hasn't released plans or renderings of the housing development yet, but company officials said the first phase of rental units is planned for an open area near Stelzer Road.  Construction should start in the spring.

( . . . )

Under the deal, Georgetown would have authority over where it decides to build residential developments around the Easton complex, and each building would receive a separate 10-year abatement once built.  In all, Columbus Development Director Steve Schoeny said he expects Georgetown to build about 1 million square feet of new residential space.

As part of the deal, Georgetown also must create 250 permanent, full-time jobs outside the retail sector at Easton by the end of 2021, and a total of 500 jobs by the end of 2028.

$250M-plus residential push coming to Easton, developer in turn to support Linden revival

By Evan Weese, Staff Reporter - Columbus Business First

Updated: February 2, 2017, 9:21am EST

The developer behind Easton Town Center is planning a large expansion of residences around the venerable shopping center, with investment likely totaling more than $250 million.  Georgetown Co. has reached a financial arrangement with Columbus, through which it promises to create 500 jobs and help fund a revival of the nearby Linden neighborhood while receiving a break on property taxes.

( . . . )

New York-based Georgetown has yet to detail the locations and sizes of all buildings.  Georgetown CEO Adam Flatto said the first residential portion of about 250 apartments is likely to come on vacant land bounded by Morse Road, Stelzer Road, Easton Way and Easton Loop.

MORE: http://www.bizjournals.com/columbus/news/2017/02/01/250m-plus-residential-development-push-coming-to.html

  • 6 months later...

Easton co-developer Yaromir Steiner was interviewed by Business First about the future of retailing and the future of Easton.  Steiner talked in general terms about the future residential projects at Easton that have previously been reported on.  He also hinted at another Easton expansion that he called "an urban district" that would include stores that are primarily one-offs or local unique tenants:

https://www.bizjournals.com/columbus/news/2017/08/10/easton-co-developer-yaromir-steiner-on-how-smart.html

Q:  Is there anything with Easton, looking back, that you would have done differently?

A:  I wish we had done residential much earlier.  With our most recent models and projects the apartments are four-story apartments, they are really integrated into the center.  But at the same time, 19 years ago, when we conceived this, putting offices above retail was revolutionary.  People thought we were crazy.

So actually we had discussed apartments, to put in front of our garages, to hide garages.  But we found it was one step too far, that we were moving too fast.  But we will make up for all this, in the next 10 years there will be plenty of residential opportunities here.

Q:  What will the big residential push do to Easton?

A:  What’s going to happen is, it will make it a more 24-hour place.  Even if we do 2,000-3,000 residential units, it’s not the people who are going to live here who will impact our sales.  It allows for people to have a living environment.  You can live around here and have walking access maybe to your job.  And walking access to 20, 30, 40 eating places.

Q:  Are outlets something you would consider?

A:  Today most of them, the merchandise is made for outlet.  So it’s not the same thing it used to be.  I’m not sure you can’t find the same prices elsewhere.  Why go out of town when you can find all those same things in town?  So the lines are blurring.

The future is more like, people want customization, they want uniqueness.  For example, at Easton, now we are planning an expansion – we call it an urban district – where I would say almost three-quarters of our tenants will be one-offs.  One-offs or local, unique tenants, to give them a platform to do much higher volume.

Didn't see it posted anywhere but that's the correct answer.  So much for them trying to build apartments!

Perhaps, but this also just got announced:

I realize this reply is about three months late, but at the time of your reply I was assuming Germain Auto was building this new dealership on their existing paved parcel in the Easton area.  But after viewing the County Auditor's property map, I now realize that Germain Auto also owned an unpaved grass parcel along Morse Road.  According to the County Auditor's records, Germain Auto owns the Easton-area properties outlined in orange shown in the below aerial photo:

I'm assuming that this grass parcel east of Germain's existing dealership at the corner of Morse Road & Morse Crossing and north of Nordstrom is where Germain Auto is building their new dealership.  If correct, that is disappointing.  Although it wouldn't interfere with all of the other apartments shown on that 2015 concept plan - it would prevent apartments from going on both sides at one of the main gateways from Morse Road into Easton.  Which is disappointing.

Some other non-disappointing Easton news posted in the Restaurant section at https://www.urbanohio.com/forum/index.php/topic,4369.msg917855.html#msg917855

Shake Shack coming to Columbus with restaurant at Easton

Shake Shack is coming to Columbus.  Confirming rumors Columbus Business First reported in April, the cultishly popular burger chain said Tuesday it will add a restaurant at Easton Town Center for its first location in the region.

It expects to open in early 2019.  The 3,523-square foot restaurant will feature an outdoor patio and seating for more than 100 guests.  An exact address wasn't given.

Trolls, spiders and lasers: A peek at one of Legoland Discovery Center's attractions

legoland-kingdom-quest-1-dje*750xx4032-2268-0-378.jpg

Visitors to Legoland Discovery Center Columbus will have to complete a mission before getting their hand in those bins of bricks.

The soon-to-open destination at Easton Town Center held a preview of one of its many attractions – the Kingdom Quest ride. It’s one of two rides that are part of the 36,000-square-foot space’s offerings. It’s also one of the first experiences many visitors will have.

Marketing Manager Jenna Maffei said guests first will go through a factory tour before proceeding to Kingdom Quest. Both attractions are on the first floor of the space. The rest are on the lower level.

"You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers

I really wish they would get it together at Easton and make it the truly dense mixed use node that it could be. I HATE that there is so much surface parking-even sunbelt cities like Dallas were using parking garages in suburban office developments nearly 40 years ago. Seeing those sprawling lots that could be built up with more office or residential is so irritating. And they really need to mix it up and not be so much a retail center or they risk going the way of the typical enclosed mall-or the way of the dinosaurs.

If that huge proposed entertainment project up in Delaware County comes to fruition they will be facing even more competition and will lose out on the chance to incorporate some of that for their own development. It would suck if 20 years from now they have gone the way of the mall or the Continent.

From what I've seen over the years with the development of Easton, it appears the developers have kept those parking lots flat until they are ready to develop/add on a new "wing" - see the Fenlon Square Garage that used to be a lot. I'm really surprised they have not built more residential aside from those few original buildings. True mixed use would have them place residential or office on top of any new retail portion of this development.

Legoland Discovery Center Columbus has plenty of hands-on fun for kids, but there is plenty for adults to marvel at, too.

Miniland Ohio is a Lego-scale recreation of iconic buildings from across the state, from skyscrapers and stadiums to historic shops and eateries. Minilands are popular features at all the Legoland Discovery Center sites.

"You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers

Easton has updated their leasing brouchere as of May 2018 and this was included as the latest master plan. Looks like some more stand-alone retail but also new mixed-use residential buildings, the previously announced hotel, all working to connect the 2 shopping areas along Worth Ave.

North of Nordstrom will be another parking garage. The grey to the east of that garage will not necessarily be a garage. I think the aqua colored developments are mixed use. Red is offices. The purple shows the Aloft hotel and a building that should be apartments to the south. I'm guessing this color indicates residential and hotel uses. Everything shown in yellow will be retail / restaurant spaces. All of this is currently working through the approval process with the city, and the site work is already well underway.

They should've finished Easton Commons to the south a long time ago.  And yet, still greenfields...

They should've finished Easton Commons to the south a long time ago.  And yet, still greenfields...

I know at the time it was originally planned the "Lifestyle Center" concept was still just that and was unproven, but I wonder why they didn't mix the uses a little more. Like have the office space above the outdoor retail? Same with the apartments? Was it zoning? Instead you have your mall section, the residential section and office section segregated.

I think if I was planning this place and the uses had to be separate like that I would put the retail in between the residential and office uses. That would require people walking to work from their on site home to maybe stop in at the stores on their way to or from work.

The developer of Easton has mentioned in recent interviews how he regrets not integrating uses more. It hadn't really been proven successful in suburban locations, and even this "lifestyle center" was a risk at the time. Going forward hopefully new stuff is integrated more, and maybe as time goes by and things need "refreshed" existing buildings can be retrofitted for more mixed-uses.

I think they get it. 1997 was a long time ago.
