November 5, 20195 yr It's a great location, but within a few blocks you have what I consider to be the best chicken wings (Good Company), tacos (La Plaza via Terrestrial), pizza (Il Rione), and pint of Guiness (Stone Mad) in all of Cleveland, in addition to many other great options. Location alone won't do it... you have to give people something new or a reason to come back! On a couple trips to Battery Park Pub, they couldn't even manage to stock the bar properly. I had heard the previous restaurant (Graffiti) did OK, but the building owners raised rent and it was no longer worth it for the restaurant owner. The patio is really cool, but I've wondered if they could benefit from opening it up to the neighborhood a bit more... there is currently a tall (and somewhat rickety) wooden fence running around the perimeter, obstructing any views in to / out of the patio. Here's hoping the flyer is misleading, and they bring some new life to that space.

And I have been told that they don't open the patio more that specific reason. Which is too bad because if they could open it up and get more sun ... like a beer garden or something ... it could be something the neighbor lacks.

Apparently Marous is selling the land to Columbus-based developers (https://www.avenuepartners.com/), who are planning to build a pair of 4-story apartment buildings on the site. The project would include ~250 market-rate units and underground parking, along with some surface parking and a smaller "clubhouse / pool" facility in the NW corner. It seemed like they had everything in order, though I can't remember what timeline they gave for construction. Additionally, the long-awaited punch-thru street between 70th and 73rd seems ready to go...Matt Zone estimated work would begin on the road by May and complete end of 2020. November 14, 20195 yr Cool. This is nice completion/extension of Battery Park. Surprising to me that it's taken so long. That old warehouse structure was torn down about 6 years ago when the 73rd interchange was put in. The Mobile Martin folks relocated several years ago too
December 4, 20195 yr New construction building permits filed today for new buildings on the East side of W 73rd! There's a 36k sq ft building and a 55k sq ft building. The development also includes a "clubhouse" which I believe is part of the second building. Here's hoping we get to see some site plans and renderings soon.

There’s multiple different proposals for that side of 73rd. Which one is this? If it’s the Avenue Partners project, this is exciting news. That’ll add some major density and connect 70th to 73rd. 250 units with underground parking. Also means the remaining Mobil Martin building should be coming down soon. I jokingly was going to say that Geis's micro-units were leaking to the other side of the river. Having done the math, that comes to only 364 square feet per unit, so surely that seemed even smaller than the micro-units...until I looked again and Geis's are evidently only 350 sq ft... It's almost definitely the square footage that's wrong. It's just the numbers that were listed on the city permits online (55k and 36k for the 2 buildings). Those are messed up all the time.

I believe this is the parcel that was originally going to be clusters of for-sale townhouse units (I think 24 units in total?), but that development group fell apart.

Looks like this will be the first building on that side of the street from Detroit, with only the community garden in between it and the funeral home property on the corner. I'm really liking that more projects are coming with pools now. That's been an amenity alot of places around here have been missing until very recently. I understand the restrains with its location in the site, but it looks like its going to end up being pretty shady in the afternoons, which is a shame and almost a waste.

It was a long road, but I’m overall really pleased with how it turned out. The Loft building really changed the feel and now makes it feel like The Shoreway building was part of it all along.
