^I have some renderings in hardcopy that they gave me.  The units are kind of similar in appearance to the building under construction, but the units are smaller and they are all townhomes.  (The other building is a mix of townhomes and lofts I believe.)

 

The first "block" has 4 reservations out of 9 units, so they will likely begin building soon.  They're small in size (1100-1200 sq. ft.) and correspondingly cheaper, which serves a niche that I don't think has been tapped yet there.  Because of this, I think these units may go pretty fast.

I took this shot last week, and I think it gives you a good idea of what some of the townhouses look like in Battery Park. I personally love the style.

Cleveland Planning Commission gave conceptual approval for the next phase - Gateway Townhomes - and approval for roof and brickwork to the Powerhouse Building. There is still some concern with the townhomes and the overhangs that are on the top of the end buildings.

Partner and I stopped by yesterday to check on the construction progress. They have started to build the framing. A few pictures and it was cold cold cold out there.  :-D  Bear hugz to all.

I agree with Map Boy's previous comment about the colors on the new lofts. They really look great. I am not a fan of the some detached homes, but the lofts look really nice. I hope that they weather well.

I like the look of the building at this point, but there is something about the stairs that I don't like.

Yeah it looks like they should be brick or stone, not what I'm guessing is steel.

We like the looks of the stairs and small porch, they are open and has that industrial look and feel to it. The stairs and porch leading from the back door to the garage are the same. Also they will be easy to maintain. Bear hugz to all.

Are we sure that MTS wasn't referring to the plank in front of the house that is still under construction?  I wouldn't be surprised at all if he was being sarcastic and forgot to utilize an emoticon!

NO I'm talking about the pictures with the traffic cones in front of the building.  I like the buildings, I just don't like the stairs.

 

If I was purchasing, I would have to design a differnt type of entry.  But hey...I'm not buying a crib there...so my opinion in the design, doesn't mean squat! :wink:

What do I do? I write about all the great things other people have the balls to do. That makes me something of a parasite.

 

So I do what I can to take a bit of an advocacy approach to journalism. I was inspired by the Cleveland Press' campaign in the 1950s to see the East 9th corridor turned from skid row into a major business district.

 

The PD could do the same thing if it focused on a catalytic piece of the puzzle. But I digress.

I was in Gypsy Beans & Baking last week and met a couple who was looking into buying at BP.  They were asking around the cafe for impressions of the neighborhood and the development.  I'd say they got a pretty resounding "go for it!" 

 

Last time I was there, I overheard people chatting about leasing a vacant space across the street.  Although the barista said it was a slow day, Gypsy was still abuzz with activity and conversation.  It's amazing what a spot like that can do for a neighborhood!

I'm sorry Ms. Benoit but isnt the whole west side planned in the same sense that battery park is? homes built on a street grid. am i missing something here?

She was talking in terms of redevelopment efforts which are often much smaller, with spot redevelopment by different firms. Most of that is driven more by the lack of availability of a large piece of land. The clearing of the former Eveready Battery complex allowed a rare opportunity to do a large-scale village concept.

Ah, cut her some slack. The west side hasn't seen such large scale development since the 1920s. Its a very good thing.

Anyone else get this delightful little flier in the mail?  The typo is a nice touch...

Reminds me of the Speed Racer cartoon.  It looks like a high school kid did it. At least the stroller could have been one of those running strollers.

 

I wonder why Marous is using 'Vintage' as the name for its development arm.  'Vintage' is also doing the Madonna Lofts demolition project.

I think you may be right, though, considering all the baby-toting, poodle-walking residents that are LOV-ING the neighborhood!

 

Much as the case with the Avenue District, I am so pleased with this development...I just can't help but poke a little fun at the marketing!

In a city that is minority majority, I am always surprised that renderings and sketches of local development projects almost always show only white people. I understand why you would want the people to look wealthy, slim and self-actualized, but do they all have to be white?! If showing diversity in urban neighborhoods seriously hampers your ability to sell townhomes and condos, than we've got some serious work to do!

I do think its pretty cool that Battery Park will have transparent trees. At least that's what the flier shows.

Ah, details!  If you look very closely, you'll find that the rendering is actually printed in reverse.  I noticed this when I first got the flier.  And yes, the rendering is totally cheesy, as have been the rest of their mailings.  This is certainly not the worst of what they've done!

 

BTW, in regard to the minority representation, I believe that they are all actually inside their units, which they own, and that the white folk are just posers who wish they lived in this sweet ass development.

seriously, when are developers going to figure out that Urban Ohio is the only source they need for marketing materials???

Marous is doing this under Vintage Development Group to protect its core business Marous Brothers Construction from liability should people living there start coming down with cancer and extra limbs and things of that sort (they didnt make batteries with kool aid ya know)...this project got shelved for a while because nobody would take responsibility for this site should problems start to arise. this came from a direct source last name marous.

^so is the Madonna site an old nuclear reactor?

 

It makes sense to split up the different parts of a business. If the Marous housing development goes under, it won't bring down the Marous construction business with it.

Well this all just shows how progressive this developement really may be.  The relaxed driving and parking rules, the new tree variety that gives color and shade while not blocking visibility, and I believe the woman pushing the stroller with the big behind and yellow hair has a black baby.  Its all very untimate!

Okay, so I am new to this.  Partner and I looked at Battery Park as well as Kings Terrace and Rockport Square in Lakewood.  We also are looking at a building on West 29th that would require significant renovation to turn it into a place to live. 

 

Would appreciate any and all thoughts on those options.  We do like Battery Park but are concerned about the clean up/environment of the site.  But, don't know if we want to tackle/can afford renovation of the other building.  Kings Terrace has nice floor plan.

Welcome to the forum :-) I know that Jim S. (another forumer) and his partner have purchased a place in Battery Park and they might have some insight.

 

I don't think you can go wrong with Kings Terrace - good location and proximity to the Detroit-Shoreway hotspots, and with the Shoreway/boulevard project I would imagine property values will go up. Renovating on the other hand, gives you more flexibility to customize and that sense of accomplishment if you're into that. As much as I like Rockport Square, my biggest concern would be (as with all of Lakewood) the property taxes.
