May 1, 200520 yr I think that Marous is perhaps a little overextended, and definitely learning how to be an actual developer, as opposed to contractor. Its a steep learning curve, and they are undertaking these ambitious projects in a tough market. Give it some time, and I think they will get their projects back on track.
May 4, 200520 yr In regards to this project, I dont think they'rer over extended nor are they dealing with a learning curve... The land the propsosed Battery Park project is to be built on is horific.. . Remember, there was an everready plant at that location for years... Which means years of by product and waste have been buried in that location.. Cleaning it up or at least claiming responsibility for the damage done to the land is what is holding up the project... Ahhh the webs we weave... Personally, I dont understand why the city doesn't go after Everready for poisoning the land and making it so hard for development... The project will most likely be a go however not until the chemicals and whatever else is buried in that area is cleaned up and the investors don't lose sleep at night wondering if in 20 years down the road if they will have major lawsuits against them becuase the people who live in Battery Park are developing a 3rd arm or 2nd head or whatever..... I could be wrong... wounldn't be the first time...

May 19, 200520 yr Here is the article: Battery site ready to go Thursday, May 19, 2005 By DAVID PLATA West Side Sun News After an environmental clean-up and years of delays, construction is expected to begin this summer on Battery Park, an estimated $100 million housing development in the Detroit Shoreway neighborhood and the largest such project in Cleveland. It's been a long time coming, said Chris Ronayne, Mayor Jane Campbell's chief of staff. It's a true urban revitalization story, from brownfield to community renewal. The 330-unit project, including townhouses, condos and apartments, will be developed over five years. Selling prices will range from about $160,000-$450,000 or more. Advertisement They're cool units, said Councilman Matt Zone, D-17, in whose ward the development will take place. City Council on Monday approved $2 million in general obligation bonds to pay for street and infrastructure work for the project. The nearly 14-acre site, on West 73rd Street and overlooking Edgewater Park, once had 20 buildings operating as a research facility of the Eveready Battery Co. The plant closed in 1978, but minor operations continued until 1997. Plans by Detroit Shoreway Community Development Organization for a $25 million housing development derailed more than five years ago, after Eveready refused to spend some $300,000 to dump clean soil at the site. Later, in compliance with the Environmental Protection Agency, the company completed a voluntary clean-up. Marous Brothers Construction, one of the area's premier construction companies, was brought in to tear down the buildings, and later reached a purchase agreement with Eveready. Paul O'Neil, director of development with Marous, declined to say how much was paid for the site, saying the buy had not been completed. We expect it to happen any moment now, he said. O'Neil said plans call for preserving one building, dubbed the Powerhouse Community Building _ distinctive by its large smokestack _ as a community building, possibly including a restaurant or a museum. O'Neil said the first phase, expected to start this summer and be completed in a year, calls for 19 single-family condominiums, five townhouses and three buildings with a total of 26 flats apartments. The units will range from 1,000-3,000 square feet. The other phases are not as well defined, O'Neil said. They'll be tailored to meet the demand. Ronayne said the city will provide about $1.8 million more for gap financing. In addition, buyers will receive the city's normal tax abatement for new home construction. Ronayne said only about five acres out of the 14-acre site will be built upon. The beauty of this blufftop, lakefront Detroit-Shoreway neighborhood is that it is rendering a whole lot of green space, he said. This is really good news. I can not wait for 5-7 years. Cleveland maybe an entire different place. Since this is a Marous project, does anyone think that maybe District Park will also start this summer?

May 19, 200520 yr Funny, I was just looking around for news on this project yesterday! I'm moving to Cleveland this summer and definitely want to rent for a year, but am considering buying a place soon after that, and Detroit-Shoreway is toward the top of my list. It would still be quite affordable now, but it seems like so many great things are going on over there (waterfront, Battery Park, EcoCity, anything I'm missing?). How exciting. 330 residential units seems to be all the rage with these new developments, huh?

May 19, 200520 yr My hope is that Marous Bros. just overextended themselves and will wait for the right moment to revisit the District Park site. I could see it coming on line towards the end of the East Bank project, when all the infrastructure has been rebuilt and things will be a little more clear...that would be fabulous thing! In the meantime, let's bask in the glow of their other big-time development endeavor. I'm intrigued by the news of extra green space. Do we think this will be public? Bluff-top, near Edgewater, sounds good! What sort of commercial or mixed-use components does BP have? Anyone know?

Then you have the Little Italy development and the new condo's being built in Lakewood. Hopefully this continues, but that is going to be hard. I will be more excited when construction crews start showing up.

July 11, 200519 yr I know that this seems like no news at all. But, the land had not yet been purchased when we were hearing all about the plans for this development. Construction was held up until the land transaction went through. I just hope that BP has an entrance onto the new shoreway. As is, the new neighborhood is hidden from the rest of the world. Cleveland needs its new developments to stand out the commuting suburbanite. There is a decent amount of housing being built in the city. Yet, if you commute in from the highways, you are unlikely to notice any of it. Cleveland suffers from a bad rep because so many do not know of the positives that are going on. New construction provides that warm feeling that boosts civic pride. I hope that the new project has sufficient visibility. Any word on the Hope VI Riverview project?

July 18, 200519 yr I stopped at Snickers to have a drink Friday night. The manager there told me that they would be breaking ground for the first homes 'next month'.
July 18, 200519 yr Snickers has been there since *before* the demolition of the Everyready site (imagine driving down 76th and seeing nothing but that wall of the abandoned factory - yikes!). The food is pretty good, moderately priced (entrees anywhere between $10 and $20), drinks are good, and their patio is great. The downstairs bar has a very 'clubby' feel and the upstairs dining area is a dimly lit but classy space. September 22, 200519 yr OK, I know this is slightly off-topic but I just ate at Snickers for the first time this past weekend -- what a great little place! Beautiful garden. It's nice to see that Cleveland can support a (largely) gay restaurant.

September 22, 200519 yr very excited about this groundbreaking! I've been poking around the fences lately, trying to get a glimpse of what's going on beyond... A couple major projects are "starting" in the next couple days...Battery Park is breaking ground, the Mather Museum is moving to the other side of the harbor and the CCF Heart Center is breaking ground today or tomorrow. Exciting!
September 22, 200519 yr I think it was constructed in the 50's. It is the large barge that was docked next to the Rock Hall. It is being moved to the other side of North Coast Harbor, to improve the view of the lake for NCH visitors
