Kings Terrace -- little concerned that there is NOT a BP atmosphere and therefore resale value is not so good, competetively.  Not that we are looking for a quick sale but you never know about job transfers and such!

 

So, Jim S.  how do you like BP?

 

I think the Pat Catan's building is supposed to start in a year.  Are there plans to fix up the tunnel to the park?

Yes, it's planned as part of the West Shoreway/Lakefront West project.

Another warm welcome to the forum. We haven't moved in yet, end of April beginning of May time frame. We were told today that the roof has been added and after the back fill is down we can head on down for the electrical walk through. We are having extra outlets and in ceil lamps installed. As far as the clean goes we were told that our unit and those on Goodwalt are built on the parking lot, that's why we have a basement. The other units are on the cleaned up brown field, no basements all on slabs. Good luck in your search. Warm nuzzles and bear hugz to all.

I know that the required remediation for residential (Battery Park) is more substantial than commercial (Steelyard Commons).

Thanks!  I just checked and they said all the single familly residences have basements so I guess the clean up was okay.  I understand that something to check for would be air flow in the garage and basement.

It keeps getting better. 2nd last pic is the view from the 3rd floor deck of downtown. Last pic is of the power house. We will be doing a walk through next Friday for the electrical outlets and have set the 2nd week of June for move in. Warm nuzzles and bear hugz. Jim S.

The only complaint I have is the use of vinyl siding...I know it costs more...but would these developers use ALL brick for once!!!

You would think in this day and age--2007, there would be something available for the price of vinyl siding that looks way better.

Hi Punch, Chicago style means there is an apartment in the basement with a separate entrance, that is BP's explanation.  In EccoVilage, here in Cleveland, the same type is called a European style.  :roll: To me and my Partner it will be called home. Warm nuzzles and bear hugz to all.

Thanks for the pics Jim!  Those views are great!  My ladyfriend & I drove through last weekend and were impressed with the stained wood on the Battery Park Avenue homes, but dismayed at the cinder block facade that we thought would be fronted with something a bit more attractive...say, brick?  Anyone else notice this?

 

We also saw a young couple taking pictures of their home in the midst of construction.  Great to see!

My understanding is that Chicago style means 3 story, detached, single family home with almost no sideyard- just a walkway, a stoop instead of a porch, and a unit in the basement.  Sometimes it is called a detached rowhouse, which is an oxymoron, but gets at the point that there is no sideyard so to speak.

I would look forward to that as well!

Map Boy- I think that young couple was my fiancee and I... we apparently bought a home next door to Jim S. (we are the second from the end of those that are presently constructed.) We move in on May 31 and are also bringing my fiancee's present roommate with us to help us "adjust" to a larger monthly payment. BP is going to be awesome! I suggest that JMJR buy NOW before they jack prices up. BP is one of my biggest clients and some insider info: Phase 2 townhomes START at 400,000+... Waiting is not an option unless you make some serious $$$.

I think that this project will hopefully give the edgewater north west side some development momentum. I'm hoping this can only lead to bigger and better things for this area.  Does anyone have more pics on BP thx lol.

I road my bike through this area this afternoon and liked it a lot. It's fun riding through such density. I did a little bit of a loop and came back home via Lake Avenue from the western side of Lakewood, and that ride stinks. It's all windy and the cars go too fast.

Okay, we were just there on Saturday.  We are ready to sign.  I think we want to buy on the side over by the vacant Pat Catan's building, the street that has the tunnel that is not renovated yet.  We did speak to someone who was outside (was that you???).  Someone from IT at Progressive???  And if so, how is the ride to Mayfield Hts. (assuming you work there).  Partner works in Mayfield Hts. and was concerned about the ride.  Anyway, we are getting excited about it now! 8-)

Next time, take the Lakefront Bikeway through Edgewater Park, then go west on Edgewater Drive into Lakewood. There's MUCH less traffic on Edgewater.

Any word on what will go up next at Battery Park? I see that they've put down the foundation for the gateway townhomes. I'd assume that they'd build more than one type of unit to improve the available stock for potential buyers.

I seem to recall seeing a site plan somewhere that specifically highlighted the "Phase 1" elements.  I think it included:

 

-the single-family homes along both Goodwalt and West 76th street

-the three loft buildings along Battery Park Blvd (of which one is built)

-the two sets of Gateway Townhomes (of which the one has the foundation in place)

-the Lakeview Townhomes -- which are 4, as-yet-unbuilt townhomes nearer to the powerhouse and the pedestrian tunnel on west 76th.  These have been listed on RealtyOne for awhile.  They're pretty expensive though -- like ~$460k.

 

I would expect them to complete these 4 options before diving into the bigger loft building that were in the original plans.  Just a guess though.  Maybe some of the buyers/owners have better inside info.....?

Reposting the site plan -- just to put it out there again.  (We'll see if it works.)

You met Dan (7408 Goodwalt) who already lives there... I am moving into the only one without siding STILL (though I saw that I have a yard now.)

 

At any rate... Phase 1 has changed.

 

It will be: ALL the Chicago Styles, ALL 3 Loft Buildings, the LAKEVIEWS (over by the powerplant) AND BOTH of the Gateway Townhomes (since they're selling to YPs like hotcakes)

 

Just met a few more future neighbors today and am heading to a meeting there as we speak. Peace out.

I promise this is my last time posting this. I just want to make sure that people with intelligent questions come to this event and take an opportunity to ask Chip Marous about things such as the lakefront development involving Route 2, the success of brownfield development, energy efficiency in his future construction per city ordinance, etc.

 

It's really important we get these guys on the record for things like this so that we can hold them accountable as they build our future neighborhoods. We've all talked to Nate, Bob, Doug, Scott, etc... now it's time to talk to Chip about the future of our Edgewater neighborhood.

Congrats! Any word on when they'll break ground?  I've noticed that they have begun construction on the last Chi-townhomes on the first street. Are those sold yet?

We'll all be neighbors!  Well, sort of...  I'm moving to Franklin Boulevard this weekend.  Just east of 65th.  I'll be walking my dog over to BP on a regular basis!

Thank you to all of you for the congrats!  To be honest, all of you and much of the information on this site helped us have confidence in our decision.  We vacilated between a few places, each with their own unique qualities but in the end we believe we made the right decision.

 

No word on the breaking ground yet -- best we have is a nice digital shot of the "SOLD" sign on the fence where our unit will be.  If all goes according to plan we will be moving in on Halloween.  Until then we will be spending time making sure our current home remains market ready 24/7 and hope we sell before the move!

I walked through with my family (wife & dog) last weekend and saw that all but one of the Gateway Townhomes have sold, prior to completion of construction, and that the final foundations are in for Goodwalt.  Great to see!

 

Also, the little promenade down the middle that connects Battery Park Avenue to the power house is completed.  Although, I gather that they'll be adding benches or something...

map boy- I see you say "wife"-congrats! did you ever find the perfect spot for the celebration?
