Things are well, thanks for asking!  Just hoping that they keep building and working on the Power House.  I know the housing market sucks right now but I think if they put some work into the Power House including the sand volleyball courts it will be an attraction to bring folks to the property.  I noticed some paint inside the tunnel on W 76, any idea when that was done?  I am hoping the tunnel project gets moving as well.  We worked with a group to clean the tunnel up last month, it was a great example of community activism that works for the better of all.  We need lots more of that!

I noticed the paint today as well, don't know when or who did it. Needs lot more to brighten it up. Last I heard the redoing of the tunnel is on hold, don't know for how long though. I for one am not to happy with the volleyball courts, that space was suppose to be green as in park area.

FYI - the W. 76 tunnel painting is being led by a neighbor on W. 74 and Clinton.

If there is interest, I believe he needs extra hands.  Please PM me if interested in helping to paint the tunnel.

 

CPP is aware that bulbs are burnt out and have worked to replace some ballasts.  Last I saw (3 weeks ago), 15 of 16 bulbs were out.  I've shared this with Councilman Zone and he's assured me it will improve.  It certainly wouldn't hurt if other folks called his office and let him know the current situation!  This work order needs to rise to the top of CPP's desk.

I'm confused why the posts about the tunnel and volleyball courts were pruned.  The volleyball courts are on land owned by Vintage/Marous Brothers and are part of Battery Park.  I can assure you that it has been a very hot topic with residents of Battery Park.

Have they stopped work on the park next to the old powerhouse? Looks like they had a made a lot of progress, but had stopped in the past two weeks.

The large piles of dirt that are in the NE (and unstarted) blocks probably need to be moved at some point, maybe some of the dirt will end up there, either that or there is still some underground pipe/electrical work to be done.

I can verify that there are sewage pipes that need to be dug up for w.73rd underpass.  That by the way is happening sooner rather than later.

I have written Matt Zone's office about the lights and the tunnel itself.  I also wrote to CPP about the lights (and the missing/broken street light along Fr. Caruso Drive).  There is a lady and a gentleman who work with students who are painting the tunnel.  They do need some help with the tunnel.

There has definitely been progress on both the Power House and the volleyball courts over the past week.  Scaffolding has been going up on the smoke stack steadily over the week.  Apparently for stability sake, they are going to have to amputate the top ten feet.  While this is a shame, it should preserve most of the charm of the building.  I snapped a couple photos of the scaffolding this past Saturday and then a few more earlier this evening.  There are also a couple shots of the fresh sand for the volleyball courts against Battery Park and the downtown skyline.  The fence came down around the courts today allowing me to take these photos without trespassing.  Enjoy!

Good -

-work continues on the Power House, slowly

-volleyball courts are completed and bringing folks into the development to see what a great place it is

-tunnel on W 76 was painted and looks good

 

Room for Improvement

-tunnel had some graffiti over the nice painting and needs cleaned again

-tunnel lights and several street lights still out

-will the next phase start any time soon?  I thought it was supposed to start in June

-what's happening with the Detroit street level project?  When is the street widening supposed to start?  I thought August.

-Stone Water condo's in the old Pat Catans warehouse on W 76 must be "off".  There is a sign on the building for leasing/development opportunity.

I believe they have a "ground breaking" for the street widening this week actually.  It might be Wednesday if my memory serves correct.

If anything, I believe that the street will be narrower in certain spots.

And the streetscape's "groundbreaking" will be in a week or so. Can't remember the specific date but I plan to do an article on it.

Are there currently condo units available over in battery park?  About a month ago I saw some in the 180's and I was curious if they sold out.  If anyone has any info on units under 200 let me know.  Thanks

There is one listed for $179,000 on the webpage.  Question for you - are you taking into account the tax abatement and below market interest rates offered?  I guess the better question is not the overall price, but the monthly payment you're willing to make for the mortgage, insurance, and real estate tax and how long you're planning to stay in the unit.

Im aware of the tax abatement and thats very appealing to me.  I want to take a deep look at that place as I will probably move from my apartment next spring or summer.  I want to see the affordable units both at battery park and downtown...I would like to make the right choice especially if I am going to be buying.  Do you live at Battery Park?  what is your opinion?  Is the Detroit road area possibly gentrificating?

I have to defer to other UOers about the Battery Park area - I live in the Avenue District.  The only reason I asked about if you had considered the tax abatement and the below market interest rates is because a $250,000 home with those incentives costs about the same monthly as does a $175,000 home with no abatement or special interest rates.  People just don't always realize what a huge difference it makes in the "sticker price" at first glance. :)

I heard from City Living that they have broken ground on a new set of townhouses for battery park. They have sold 4 of the 9 units in this phase.

The "groundbreaking' so far consists of the fact that they cleared the land of all vegetation. Still, construction supposedly is going to start soon. Glad to hear about the 4 presales. This construction will help close in the site a bit better on the eastern half.

I ran through battery park yesterday evening.  the spot mentioned in design review has unbroken ground as of yet.  the beach volleyball courts looked nice.  I am surprised they aren't more busy.  it really looks nice though.

I saw that they took fencing down and cleared vegetation on the plot late last week and wondered if they were going to start moving.  I went home for lunch today and saw they were actually started to dig downward, so it looks like they're starting to move on these.  I really can't wait for more of the community to start to developing around us.  I actually think our house was last structure to be completed and that was back in January.  There should be more information after this Friday as there is an event for owners with Vintage and city officials then.

Hi guys.  I just joined the forum as my family is relocating to Cleveland and we'd like to live in the city.  Battery Park is on our short list, but we have a five year old and we're concerned there won't be in kids around.  Can anyone tell me a little bit more about the feel of the neighborhood?  Thanks
