Thanks for the welcoming replies! I'll post some questions on the recommended board.

Based on the design review agenda images, it looks like they're moving on the "Alley Townhomes," which will face W. 74th Street.  This is now posted on their website as well and it looks like 4 of 9 have already been pre-sold.  The Gateway Townhomes had similarly strong pre-sales and are completely sold out.  They're into some of their phase 2 buildings now, but some phase 1 structures remain unbuilt.  It seems that pacing their building based on market demand is the way to go here.  Very exciting!

Sorry, meant to say that.  So what are the signs all about?  I saw that it was an agenda item on the planning and zoning meeting.  No explanation though.

Hi guys.  I just joined the forum as my family is relocating to Cleveland and we'd like to live in the city.  Battery Park is on our short list, but we have a five year old and we're concerned there won't be in kids around.  Can anyone tell me a little bit more about the feel of the neighborhood?  Thanks

 

Good God man, why would you consider this?  With all the toothless vagrants, thugs, and panhandlers wandering the mean streets of Cleveland...what type of environment is that for a 5-year old child?

 

These developments are all value traps: cheap construction and once the tax abatement runs dry, good luck selling your property.  People are leaving this area in droves due to high taxes, rampant crime, and a moribund economy.  Brain drain is a serious problem here.

Nice site, typical developer promo - although I don't particularly care for the fact that their first catch is that it's a lakefront development.  I would promote it as a part of Detroit Shoreway first, but I understand their logic - more outsiders will be impressive by the lakefront access opportunities.

According to the site's "residential" map, the upcoming phase includes one of the loft buildings.  Are any of the lofts intended for rental?

I think there are phases to the phases so to speak... i haven't heard anything about getting one of the loft buildings off the ground yet.

None of the loft buildings will constructed at this time. Looks like they will be the last to be built.

I noticed that the windows on the Powerhouse look closer to being ready for the installation of the glass.  The roof supports are painted and the inside brick is being cleaned.  I am hopeful that the windows and roof are on before winter so that inside work can progress.  I think it's going to be a great place!

This development has a great location and great concept.... but WTF is up with the metal front stoops.  Don't like them at all.  Stone or brick would have been MUCH better IMHO.  Maybe just a little too contemporary for my personal taste

Agreed about the brick.  I keep hoping that this and other new developments will incorporate more mixed use and neighborhood retail.  They're filling up all this land with residential and there's no corner store(s)?  No coffee?  No x_________?  I also expected more height given the location.  To me it's curious zoning for lakefront property a couple miles from downtown.  Why isn't urban development more urban?

Higher does not equate population density.  If we built higher it would be out of scale with the current neighborhood.  I think the taller buildings should be located downtown and as neighborhoods rebound, then and only then, should be be looking to build upward.  Right now, we're not at that step/stage of the game.

 

This development is located in an area with existing retail.  I think the purpose of this project was to build new homes AND enhance the current retail offerings.  As more residents move in, more businesses will open along Detroit.

^I concur with the scale comment.  You have to remember that to get to BP you have to drive through two blocks of existing neighborhood.  If you got there and suddenly there were towers, it would look quite out of place.  I think one of the loft buildings might be taller than the existing structures, but not by much.  It will blend in well with the neighborhood and the old warehouses.

 

As for the metal steps, we haven't had any problem with them.  The back steps are wooden.

How would shaker square look if everything around it was 2 stories max, as far as the eye could see?  There is an aesthetic value to height itself in an urban setting.  Not scattered random towers-- I mean dense masses of moderate height.  Like the roads leading into shaker square. 

 

The pictures on the website there show several large 4-story buildings, and I think I'll be a lot more into the whole project when those start going up.  Still seems odd that not one of those would be mixed use.

 

If you look at this rendering you can see the two loft buildings, which appear to be 4-5 stories. and most of the townhome housing is 3 stories so I think it blends quite nicely.  Again, this really is a residential neighborhood.  I think you need to understand it's proximity to the gordon square arts district.  This development in part is meant to supply people for that commercial base not compete with it.  I know there were plans for a possible cafe / restaurant and some other things in the old battery factory.  I think this is all laid out extremely well.

I believe the plans for the Powerhouse incorporate some sort of cafe, restaurant, and fitness facility.  Is that what you were looking for?

I'd prefer that the storefronts on Detroit fill up before we start giving reasons not to leave Battery Park to the new residents.

battery park is 3 blocks from one of the nicest coffeeshops in the city.  gypsy beans has great coffee, tasty baked goods, soups, sandwiches, etc.  it is on the corner of detroit and 65th.  the neighborhood north of detroit is fortunate not to have the usual assortment of lousy corner stores that sell beer and cigarettes.  there is one convenient across from the the save-a-lot on detroit, that was slated to be renovated and improved.  and there is also a cvs pharmacy on 65th and franklin.  and a few more stores if you drive down closer to 49th.  there are a pair of convenient stores across the street from each other on franklin too. 

 

point being, there are more than enough shitty convenient stores in the area, and we have one very nice coffee shop.  everyone on the forum should move here.

You guys are right.  That's the rendering I was looking at, and I like it a lot.  I don't think it would take anything away from Detroit Ave to put, for example, an upscale grocery on the ground floor of one of those loft buldings.  Something like that needs more contiguous square footage, and would complement the offerings of Gordon Square.  Spillover from that might fill the storefronts faster.

Just saying that Battery Park, when full, represents a lot of people and they won't all fit into Gypsy Bean.  The current D-S area, plus a completed BP, easily supports several coffee places.  I live right by a Phoenix that's across the street from a Caribou, and they're both very busy all the time.

it'll be interesting to see when they get to the loft phase what they plan to do.  I guess for the moment it's one step at a time.

as long as the whole neighborhood doesn't go out for coffee with itself, things will be fine until that point in the future when bp is finished.  personally, I would prefer if things kept a neighborly scale.

I too believe the intent is for any housing project to be a part of the larger Detroit Shoreway neighborhood.  Once the Detroit streetscape project is completed there will be plenty of restaurants and shops to walk to.  If, and that is a big IF at this point, the Stone Water development in the old Pat Catans warehouse at the north end of W 76 (between W 76 and W 78) ever goes through I believe the plans for it are to be mixed use.  The renderings for the project show shops in the lower level with loft type condos on the upper floors.  Right now there is a CB Richard Ellis sign on the building advertising it as a development opportunity.  So, that is why I said "big IF". 

 

I would welcome any news anyone has about that project!

 

Also, just lookinf for any old photos of Battery Park when it was a battery factory if anyone has any!  Thanks.

Yes there is a spell check. In the Spring BP had an offer of a $25,000.00 speed boat for anyone who signed up or $25,000.00 off the cost of their purchase. So far I haven't seen any of the boats parked in the area. Warm nuzzles and bear hugz.

I ran through Battery Park around 7:00 last night and found a) volleyball courts full of players, b) people walking the sidewalks, c) Alley Townhomes foundations are in and contractors still hard at work nearing sunset!

Good to hear!  I hope this energy spills over and we start to see a reconnection with Ohio City.

Saw the exact same thing last night riding my bike through the area.  Really looks like it's going to be a great neighborhood when it's all said and done.  Can't wait to see the renovated powerhouse!
