Saw it last night, looks cool.  But even with winter foliage, you can't see much more than "Batt" heading west on the shoreway.

i'm not convinced the sign is permanent - i think it may be a temporary marker for the neighborhood so more folks from the region know where it is - certainly a great sales tool. i'm thinking once the development reaches critical mass and the powerhouse is leased out, you may see signage for the big powerhouse tenant instead.

Possibly, but I seriously doubt it.  With the expection that "world class signage" consists of vinyl banners, I cant imagine that they would go through the expense of custom made, neon lettering for something temporary, when they could have put up a vinyl banner with some flood lights. 

 

I love this development, but they aren't exactly using alot of expensive materials in building it (and maybe justifiably so/cost cutting and affordability)  So I kind of doubt they would spend that much on something temporary.   

 

Specially on both sides of the chimney. The BA is on the westside, was to windy yesterday and still is today to be adding to it. Hope everyone is keeping warm? Warm nuzzles and bear hugz for all who like them. ;-)

the letters are not neon, they look to be plastic back-lit with fluorescent.  a few months ago, when they were exploring this idea, they installed 2 neon letters on the stack.  i believe the current sign serves to market the neighborhood and provide future powerhouse tenants with a concrete example of what signage can look like.

 

re: materials, not sure what you mean by expensive materials, though i imagine you are speaking about the vinyl exteriors.  to me, the bigger issue is in regards to site planning - the terrible siting of utility boxes throughout the development is leaving an ugly scar on the urban fabric.

The sign is damn cool.

They would not spend thousands of dollars of fabrication and installation to just get rid of it when a rental tenant takes over the powerhouse.

Bah ---- why couldn't they have done something more creative like ....

That sign looks better every time I see it.  It tells people "here's a development on a scale you haven't seen for a while."

I think it's awesome. Something that announces a neighborhood that is growing in this crazy no growth period. Go Detroit Shoreway! This is one of those non to frequent areas that have huge potential. I really think this is going to be one of the great neighborhoods of Cleveland.

Reminds me of the Steelyard Commons signage.

I've already been asked about it by some western suburbanites who use the shoreway. When I tell them that it is a 300-unit new housing development, they are floored.

i like the signage, it's a good idea. but how bright is it? it's not turning anyone's living/bed room around there red at night is it?

 

So far no bright lights in the house but if it starts flashing that could be different story.  At first I thought it was a little tacky but now I'm okay with it.  I do want to see some movement on filling the Power House space but so far no tenants.  I also want to see some movement on fixing up the old Pat Catan's warehouse on W 76.  I thought the developers of Battery Park were looking at it but that may have been rumor.

^The developers have purchase options for the buildings and land between W.73rd and W.70th... but I don't think the warehouse on 76th...

In late 2006 when we decided BP is were we wanted to live, a man and his lady partner were also looking. The man said he owned the Pat Catan building and was going to convert the 1st floor to work live space and the upper floors to lofts. So far nothing has come of it and he and lady friend have apparently moved on. Warm nuzzles and bear hugz to all.

Marous has that factory land just South of Father Caruso between 70&73rd?  Cool. Any plans for it?

They have an option for the property, not sure when it expires (it's at least a couple years away I believe).  So they don't own it yet, but can if they want to.  I believe they essentially envision more "battery park".  Though obviously they need to fill out the current development first.

Walked through Battery Park the other night. Looks like the trellaced units are inhabited ....someone was having a nice party.

 

The "dog poo coefficient" on the norht strip of land at the railroad tractors is alos dramatically rising, implying increasing occupancy :)

Saturday morning and early afternoon was one crappy day, cold, windy and lots of rain. The rain stopped about 4:00 and I was out on the deck looking at all the fog downtown. By 4:15 the fog started clearing and the three ladies started poking their heads out the top. Warm nuzzles and bear hugz to all.

yep---starting to look nice. Doing some stone/brick work on the walkway up to the doors yesterday.

 

Will try to remeber to take new photos today.

are people still moving in the neighborhood/development?

Does it feel integrated into the larger DS neighborhood? 

^ There really haven't been many move-ins since the last building of town homes was completed in the spring.  Vintage has been saying another building is close to breaking ground since spring, but nothing has happened yet.  With the recent push at the power house, I am starting to think they may have a tenant lined up.  If they can occupy that building, the Capitol opening, and hopefully the beginnings of a recovery, hopefully they'll be able to attract more buyers.

 

As for integration, I think it works pretty well.  Lots of people get out and walk their dogs and talk with others that pass by.  I try to make it up to the block club meetings when I can, but work has been hectic all summer....a few other folks from BP attend as well.  I really like seeing the blue bird art installations perched all over as I drive/ride into the hood.

been to busy un-boxing to spend too much time integrating....but the immediate neighbors have been very friendly.

 

Moved over from Tremont...D/S compares favorably if not quite there yet.

 

Been to Boca, Latitude 41, luxe and city grill...bought my tickets for the Capitol opening.

 

Would be very nice to have a convenient store/mini mart in the Powerhouse.

The two new single family homes on Goodwalt are getting finished inside it appears.  I think one of them will be the new "model" for sales.  I believe the sales office may be moved to the Power House.  It would be fantastic to see a restaurant going in.  At night when the building is all lit up it looks fantastic. 

 

I agree with BK -- the integration with the neighborhood seems to go well.  I believe everyone is pulling together for the greater good of the DS neighborhood as a whole.

It would be fantastic to see a restaurant going in.  At night when the building is all lit up it looks fantastic. 

 

I would much prefer to see a small market, rather than another restaurant.  IMO, we gots plenty of restaurants, but walkable/bicyclable grocery options are basically Save-A-Lot, StockYard Meats (thanks 'X') and the Vietnamese Grocery next to Minh Ahn + the Sat. Farmer's market. I'm not a big fan of the Arab grocery on Detroit in the West 90's; their produce looks good from the window but the selection is not all that great.

So how bouts a market w/ basics and maybe high end wine & beer in the pwrhouse space?  i'm guessing that with only 40+ units built-out, there is not enough walk-up demand to justify it.  Thoughts??

I agree totally.  A place that might also sell deli sandwiches & such.  Don't include just Battery Park though, plenty of crossover traffic from the other two developments along the lake toward 65th...  demand may not be that high right now, but initial startup cost would be much lower than a full restaurant...

I think the original plans call for both a small market and a restaurant.  I think the market would likely be more contingent upon the BP development filling up more so that there is a critical mass to suppor the market.  I also think once the connection to the Shoreway is put in there will be consistent traffic going to and from (a double edged sword for sure) but it would serve to support a market or restaurant in the Power House.

Could you explain this Shoreway connection?  Is that a sure thing?  How will it connnect and where will it go?

^ Yeah, I think it is going to happen, just a matter of when-- too much has already been invested in the area to not go through with it.  Currently it is slated for 2012.  The renderings I have seen have W. 73rd going under the tracks and forming an intersection with the east bound off ramp for Edgewater Park.  There are some nice renderings here:

If any business people are reading this thread...I would drop a lot of $$ if I could get beer/wine/ lunch meat/decent bread at the Powerhouse.  Something the size of the W.9th Constantino's or even half the size would do well there. Attach it to a cafe/small restaurant and I'm a happy camper.
