20 single family homes & 48 townhomes built so far.  I think there are 2 single family homes available and 7 or 8 townhomes available...

Anyone make it to the furniture show/sale that was held in the Powerhouse on Saturday?

 

I understand the wine bar is getting close, hoping to open in a  few more weeks.  He sent out a msg via facebook that he was looking to start interviewing & hiring employeess...

I was there! Great energy about the place...it was packed. The furniture was pure artistry and still very functional.

 

By the way, the building has so much potential it's unreal.

Progress continues in the wine bar/west space of the Powerhouse.  Must be getting close to opening.  I saw kitchen exhaust fan & other equipment being delivered the other day and painting being touched up inside.  Anyone have an update on target opening?

Wine bar in the Powerhouse should be opening in another week or so, but nothing official.  I know he passed his health inspection, so not much left now.

 

The 76th tunnel construction is plugging along, albeit more slowly than what was originally planned.  Hopefully they get the street back together before the snow flies.  I know the original plan was that the bulk of the work would be done this year and then return in the spring for landscaping.  Not sure if that's still the case.

Was walking the dogs and picking up some garbage from the RR tracks and found a nice crumpled up list of YOLO dates on the back of a print-out from a staff meeting.

 

Looks like Grand Opening Fri.  Nov 12 with a soft open or invite-only Nov10-11.

 

Looks like they're also doing after parties for the World Series of Wine next weekend too

The wine bar will be the first business to open in the Powerhouse, as the old Eveready plant is now known. The Powerhouse is in the heart of the Battery Park residential community, developed by Vintage Development Group. "It shows that redevelopment of the lakefront is a huge asset," says Jeff Ramsey, executive director of the Detroit Shoreway Community Development Organzation. The Waterfront District Plan will greatly increase pedestrian and bicycle access to the lake by 2014.

I was at the opening on Friday night.  It was a blast.  The place was packed, probably 250 people there.  Of course it's not going to be like that on any sort of regular basis, but I do think people are really excited about it and it should be a nice addition to the neighborhood.  The interior is very basic with exposed brick, ductwork, concrete floors, etc.  The retail is going to be very nice and I guess an outdoor patio will be built in the spring.

 

The otherside is still in negotiations/leasing but I hear rumors of some type of brewpub potentially???

A brewpub appears to me to be the perfect fit for that building and would work well with the wine bar next door IMO.

Took my parents to Reddstone this weekend (my dad's second visit) and it is now a must stop for a burger everytime he is in town now (prior to Reddstone it was Heck's).

Have driven through a few times......construction (at least out of doors) looks to have halted. Probably just the winter doldrums though. I would figure to see more units starting in the Spring.

 

Also interesting to see if the Wine Bar decide to run outdoor beer service to VB players. There's $$ to be had just by shovelling out buckets of bud light to the courts, but I'm not sure that's YOLO's style.

Any chance of getting the loft building that was originally planned, or any more rentals at all?

They are going to re-start construction in Battery Park as soon as the ground thaws, they already have commitments for future units. As for the lofts.... Why don't you check out www.dimitarchitects.com  :wink:

Yes.  A lot of things on that website would be great to have, though it's unclear where exactly they're supposed to be built.  There's a factory conversion "Lakefront Loft" thingy that could very well be destined for the BP area.  But I'm asking specfically about the new-build apartment structure that was originally part of the BP master plan.  It had since been cut, and I'm not sure why, and I'm wondering if they have any thoughts on reviving that idea.

Since when has it been cut?  Two loft buildings still appear on the master plan posted on their website.  One is proposed as part of Phase 3 and one as part of Phase 4.  It's in Phase 2 currently.

I really like most of their stuff.  Look at the site plan for the Hazel drive housing in U.C.!

it is going to be substantially harder to finance the loft buildings than the current townhomes they are building... just sayin.

its a simple question, and considering that we have some users who live in BP, they may have more information at hand.

i don't think asking anything is a problem... just stating the financing of the lofts some people are asking about is a very different ballgame than the rest of the homes.

^ agreed, and Im sure thats why it is on hold for now (at least hopefully only on hold).  If the whole area becomes just townhomes it will have a very suburban-y feel to it.

 

68 units is not terribly large.  Hopefully with the success that BP has already shown it will be doable.

tedders55 they are not necessarily even on hold.  As FrqntFlyr indicated they are part of future phases (part of 3 and 4)  of which we are at phase 2.

 

Not to say that things cant change in he future depending on what they have success with.

I gotta ask (more channeling of ClevelandOhio :o :laugh: ), why not?  Townhomes are popular with young families.  If it puts people in homes and helps the urban fabric grow/rebound why not?

Battery Park will be a really attractive area once it is finished. I hope it will help spur move development in the surrounding areas. Not that far from downtown, a couple minutes from Gordon Square, good highway access, good bus and rail access, edgewater park.  It would be nice to see Herman and Rutledge avenues get some money invested into them as well.

Agreed with the statement that this isn't on the water front. Also, not that im against it, but what makes a large loft building appropriate for this site? And even if they went all townhouses, it still wouldn't feel like a suburb. Look what surrounds it, look at the design of the the buildings. You would never find anything like that in any cleveland suburb. That like saying Jay avenue in Ohio City feels like a suburb cause its only houses, no its a nice urban neighborhood. This project no matter how it ends up is a great addition to the city of Cleveland.

As a neighborhood resident, I would be perfectly happy if the BP project ended up as an "all townhome" development.  While it would be good for the DS neighborhood in general to have an increased population density and the traffic/$$ that comes along with it, medium density would still be a fair use of the land and a net positive. Also, might be more doable in the short/medium term.

A few updates since this thread got resurrected...

Sales in BP are plugging along.  I think 11 units were sold in 2010.  I believe only 1 unit is left in the "Skyline" building on 74th.  The next building to start will be just north of this on the same lot, running East/West along Fr Frascati.  Should start this spring.  Some nice units still available in the H1/H3 building.  Two of the free standing homes are still available on 76th.

 

Vintage is in negotiations with two separate operators to open some type of brew pub in the eastern half of the Powerhouse space.  Something casual that ties in with the winebar.  Should have it wrapped up soon and start the buildout hopefully in time to capitalize on the volleyball season.  Says alot for the neighborhood that they have two separate groups vying for this space.

 

The ODOT project which included the 76th street tunnel & the one at Don's Lighthouse is on hold for the winter.  Going much more slowly than planned.  Some questions came up last fall on stabilizing the railroad slope for the retaining walls facing the Shoreway.  Plans originally called for "soil nails" but conditions arose which made this unworkable.  Most likely will end up driving sheet piles but the railroad has to approve of course which can take forever and a day.  Other than that, the pavement of the section to tie into the Edgewater path, landscaping, lighting, new stairs between the upper & lower tunnel, and completed pavement up top on 76th should be done by Memorial weekend.  This is really going to bring good traffic into the area.

 

The vacant four story warehouse shown on the dimit architecture site is owned by another group but Vintage is hoping to collaborate with them and make this rentals with possibly rooftop condos built out above.  Who knows.  Speaking with Matt Zone, this is on hold until the 73rd tie-in is made to the Shoreway which is supposed to be a go for next year.  I know there is a strong demand for rentals in BP and the sales team gets alot of inquiries about it.  Several of the townhome units are being rented though, and they go quickly for a good amount so demand is there.

 

I know Vintage has plans for a wide array of options and price ranges and an all-townhome development is not what they're after but things don't always work out as planned.

I really enjoyed the neighborhood around there. When I first moved here a few months ago I lived on Clifton.  I walked the area quite a bit and the entire area from Edgewater/117th to Battery Park and Gordon Square to Detroit Shoreway pushing back toward Ohio City has so much potential. There are so many random developments which just add to the potential.  I have yet to get to the wine bar...maybe this weekend:) but I do have a friend who is renting out a basement in one of the townhomes and enjoys it.

Just received a Facebook update from Battery Park saying that Phase 1 is now completely sold. Pre-sale underway for Phase 2.  Slowly but surely ...... :)

The problem with creating a new loft building with higher density is that cost/sf goes up substantially over the wood framed townhome buildings when you start adding bigger concrete foundations, columns, slabs, etc.  Also, a new loft building would require at least parking on the first floor and perhaps some type of undercut level allowing parking below grade.  This quickly becomes a very expensive undertaking and the cost per square foot increases quickly and demand goes away.  What was the last new construction loft building in Cleveland?  Also, this type of building needs to be built "all at once" where the townhomes can sort of chip along at the pace of sales.  Unless the economy rapidly picks up steam, I don't see a large loft building going up here anytime soon

When finished, is there any possibility for them to expand west of W76th and east of W73rd? Are those buildings vacant?

Vintage doesn't own anything on the West side of 76th or beyond.  While I'm sure the city would like to see this area continue to develop, it would have to be separate.  East of 73rd is another matter.  Some larger warehouse/manufacturing structures in the way that have some level of activity still.  The 73rd/Shoreway connector project may change this though.  All this is driven by demand though.  No sense in talking about expanding if Battery Park is still only 50% built out 3 years from now.

I believe vintage has an option on the properties east of 73rd.
