When finished, is there any possibility for them to expand west of W76th and east of W73rd? Are those buildings vacant?

 

The northernmost of the two buildings is vacant, and possibly the next one south, too. The reason why I remember the northernmost one is vacant is it was proposed to be renovated as Stonewater Condominiums in 2007. The project halted during the credit crunch. Here are two graphics I used for a Sun Newspapers article about the development....

This would be great.  Hopefully the credit crunch will loosen and they can get going on this.  The prediction of $4 or $5/gallon gas in the summer might just scare some suburbanites back closer to work!

And high gas prices might just take enough money out of the economy to destroy the next-most vulnerable portion of the credit markets -- as happened the last time. Hopefully more projects can get underway before the Queuing Theory of oil prices comes back around to do its next spate of economic damage....

Spring brings more construction to BP :)

 

Looks like the North-East lot (corner of Father Caruso and W.73rd) is next up.

That lot is being cleared of all the extra dirt that was piled there from previous excavations.  It's going to become additional parking area.  They are respreading topsoil & planting grass in several of the vacant lots and have gotten rid of alot of the construction fencing.  I think the only area that will remain fenced is the large lot in the middle across from the Powerhouse.  The next area to be built out will be the south side of Fr Frascati, between 73rd & 74th.  Construction should start next month.  I understand a few units already presold in that building.

 

There have been several events lately on the weekend in the unfinished space on the east half of the Powerhouse.  I was at the Art & Architecture kickoff party a few weeks ago.  Many rumors about what's going in there next but nothing confirmed yet.  A small deck will be built off the west side of the Powerhouse for the wine bar customers.

You are correct.  The realtor for BP told me recently that there is a long list of people waiting to rent a place in BP...

^I agree with the above statement about the lack of rental units in Battery Park.  I am moving back to CLE from DC in May and would love to find one of those BP townhouses to rent.  So far, no luck.  Hopefully, with new units going up, some will be available to rent. 

 

By the way, drove through Gordon Arts district after being away for a year and I was happy to see the continued growth.  It is on the verge of becoming a hot spot if not already one. 

 

^even more reason to develop that "warehouse" into apartments if possible.

Last week, Councilman Matt Zone and reps from Vintage had a neighborhood meeting to update everyone on a few things at Battery Park.  I wasn't able to attend but speaking to others, this is what I gathered

 

- The pedestrian tunnel at 76th will be done end of summer & should be really nice

 

- The connection of 73rd & the Shoreway is confirmed to start next year

 

- Development plans are moving forward to turn the existing vacant 4 story warehouse on 76th into rental units.  This is great news because it extends the development farther down the lake along 78th and increases density into the area.  The building has amazing uninterrupted lake views on 3 sides.  No timeline set yet though but Vintage is getting alot of requests for rentals in BP and currently doesn't have anything to offer

 

- Another tennant is close to being lined up in the East side of the Powerhouse.  Again, nothing specific yet but it sounds like Vintage is evaluating multiple offers.  The buildout could include a 2nd story patio deck on the East side of the Powerhouse facing the volleyball courts which would be pretty cool

 

- Work on the next phase of Skyview townhomes should start in the next two weeks

What intersections?  I think heatohio is actually right on this one.  Except for making it 35mph, we got bait and switched on the "Boulevard" aspect of this.  At least they tarted up some tunnels for pedestrians, though.

^OK, if this is true what is the logic of keeping it at 35MPH?  That speed almost seems dangerous if you are going to have ramps rather than intersections.

Scrapped ideas:

  a) 90 intersections

b) Stop lights

c) 35 MPH (although I hear there are some vocal advocates of this still pushing for it)

 

Kept Ideas:

 

a) Tunnel under the RR tracks at W. 73rd for vehicular access to Shoreway/Edgewater Park from DS neighborhood

My understanding is that the speed limit will stay 50 and there will be no new stop lights.  Instead it will remain controlled-access with ramps added for w73rd etc.  And the tunnels are being redone.

Didn't they already have many millions of dollars already earmarked for at least the first phase of this project?  Doesn't seem like much now....where is all the $$ going (the Cincinnati Streetcar?  :wink:)

Some misc Battery Park developments to report on:

- parking area at north end of 73rd/74th is nearly complete

- next building started foundations today right across from it

- Battery Park winebar got a new outdoor patio slab, stamped concrete, should have furniture & railings up soon

- upper portion of the 76th tunnel is nearly complete - just need some landscaping & light poles to complete.  Lower portion still needs alot of work

Htsguy, there was money, but our last governor took it away for his pet "shovel ready" projects anywhere south of here with the promise to replace it later.  Gosh, after that and several more examples of cutting the Cleveland area short, he couldn't figure out why he didn't carry Cuyahoga County by a large enough margin to carry him to win the State.  He left office bitter at us; he thought/said he showed up here a lot. (I did see him at fundraisers, so I guess that counts.)    As a lifelong Democrat I held my nose & voted for him, but it doesn't matter whether a (D) or a ®, from here or not, we get the same treatment.  Once any governor gets introduced to the weight of the "Dispatch"/Wolfe family, et al cabal that is the pattern. 

 

In another thread there is the 6/12/11, PD article regarding ODOT's Jerry Wray saying a "majority" of the Turnpike lease money would go to northern Ohio.  He threw out the Opportunity Corridor and the Inner Belt carrots.  Wonder what his pitch is elsewhere in the State.  They will burn through that $2.4 billion in the general fund like drunken sailors.  (Think cigarette company money.)

 

BTW, I am totally aware our skirts aren't clean in this long term situation:  We have allowed weak leadership here and weak representation from here on the state and national level.

That's good. The wine bar is nice, but just by naming it a "wine bar" they spook off a good number of CLE's joe six-pick crowd.  "Brew Pub" can bring in more traffic.

It looks like those white service vans are parked on Fr. Frascati which is the street to be continued eastward to W. 70th. .... so it should be the leftward one opposite the stop sign.

We did buy..we were nervous because its our first home, but we went all in.  The incentives and perks are great and its a neighborhood that isnt goin anywhere but up.  I would recommend it to anyone now before it gets sizzling hot.

There's nothing specifically for rent, but occasionally people rent their places if they have to move for a job, get married & need a bigger place, etc.  I know of two places for sale out there now where the owners might consider a long term lease instead of selling...

When is Phase 2 supposed to be finished? And is there any talk of putting in some sort of small grocery store/convenient store to serve this growing neighborhood? There's a large, broken down building to the West of the Wine Bar that one of the developers told me they were going to rehab into a grocery store, but I believe plans fell through...

Yes, there are a lot of us who care in BP!  You bought - townhouse or single family - either way welcome tote neighborhood!

Work crew is today framing out the first story on the newest row of townhmes at 73rd and Fr. Frascati.

 

CLEJoe, for a first time buyer all you need is 3% down of your own money (trust me, you have to document it is all your money) and you can qualify for a FHA loan administered by HUD, for a house that is move in ready.
