August 13, 201113 yr CLEJoe, for a first time buyer all you need is 3% down of your own money (trust me, you have to document it is all your money) and you can qualify for a FHA loan administered by HUD, for a house that is move in ready. If you want more specific info, PM me. That is how I got my house down here in NOLA It's actually 3.5% for an FHA loan and it can be a gift from a family member, but their money has to be documented. Unless you fit some sort OHFA program or a community based down payment assistance program, for example there's the hero's program where certain people in the medical field may qualify for 3% down payment assistance.

November 30, 201113 yr I already spoke to Councilman Zone about this some time ago and his desire is to keep this area for manufacturing/industrial of some type, rather than redevelop for residential.... besides, unless you could get the full parcel for development, including the Westinghouse building up against the Shoreway and associated buildings, it's not nearly as desirable. Still an interesting parcel to watch for developments.
January 27, 201213 yr Yeah, that area is worth a lot more as industrial than residential. No residential stuff immediately downwind, rail access, and industrial properties to the south. You start moving people in there, the first thing they start doing is complaining about trucks, trains, noises, and smells. EMI redid foundry equipment so it's possible there's sand/oil/etc. on site. Any brownfields issues and forget it, which is a real shame as it's a nice industrial site that could bring in some jobs for city residents, and some managers, etc. into Battery Park.

There were delays based on the market collapse and getting the tunnel on 76th started/finished but that has resolved itself. Owner is not divulging much info, but I know they have retained an architect to move forward with design. Next thing I would look for is a change in zoning to allow residential & first floor parking

After a few days I didn't notice the noise anymore. In fact when I went to house-sit for my parents out in Aurora, I had to turn on a TV with the volume up so I could fall asleep. After a few days I didn't notice the noise anymore. In fact when I went to house-sit for my parents out in Aurora, I had to turn on a TV with the volume up so I could fall asleep. I've been living roughly 100 feet from the tracks on Father Caruso at 69th for 15 years now. The first night I took the keys to the house it was a gorgeous April evening so I slept with the window open. About an hour later I was hammered out of a sound sleep by the sound of a freight train coming through that sounded, well, ... like a feight train coming through. I closed the window and went to sleep. After that I slept with the windows closed and had no problem. We recently had our North facing windows and doors replaced (they take a lot of weather) and went with triple pane which has cut the noise. Now train noise is only a problem if windows or open or, the most common, if partying on the deck. Oh, and you can't even hear the Shoreway at all. The unobstructed lake, park and marina views by far outweight any down side of noise.

March 12, 201213 yr BP or Stonewater, I'd have no problem with the noise. Call me crazy, I'd like being able to see/hear the trains coming by. In Lakewood I'm in the flight path for CLE and get a good look at the planes landing. On a south wind I can hear the train and even the rapid. If I expect the noise to be a regular occurrence, I sleep just fine. My perfect place here would be one where I could have an epic view of the trains, the lake, the port operations, tugboats and ore carriers going by. To me that's what makes Cleveland interesting.

To clarify, I'd need to own the space, my renting days are over and I love owning my walls lol. In my imagination, my place is perched over where the salt mines and Great Lakes Towing are. The Flats could be awesome, and more realistic, but I'm not sold either Bank is heading in the right direction for me personally. But I love what BP and future Stonewater represent; more people getting the chance to experience the great potential of the waterfront.

March 13, 201213 yr Or you could buy a condo in Riverbend on West 10th overlooking Settlers Landing. Curious, can you see the lake from there? I'm afraid the waterside neighborhood I want to be in exists only in my imagination. However, I'm hoping that some day in my lifetime we can have a "Mystic Seaport" kind of thing going on here. Heck, I'd even consider a houseboat community. But right now the "islands" of potential are surrounded by too much blight for my tastes; at least in the places that are more intimate with the river. My urban pioneering days are behind me, as I've been gentrified by Lakewood. But what potential!

The rollup door on ground floor of the bar lets a ton of noise in. Go through the doors into the center area and go up the stairs beside the elevator. The sales center space is usually open till 7pm or so, not many people know this. Great view looking down on to Edgewater Beach. Wait for a train to come by. You'll see how quiet it is with high quality windows and 14" thick masonry walls. Neat little scale 3D model of BP development fully built out (several years old though). Check out the old gantry crane/hoist they left in place up in the steel rafters and the structural reinforcements they added to pull the old walls back together...

I have a townhouse...similar setup. no kids. would probably work though, 2400 square feet ( what I have in mine) is more than enough for 4 people...had 4 people in 1200 sq feet with 1/2 a finished basement back in the day, no worries.
