Not sure where to post this. Here is my vision --- we went to Bruno's the other night. Imagine, if you will, Battery Park, East side of the Powerhouse, Bruno's. Lunch, salads, desserts until 4, first floor only, maybe some gelato, full bakery.  Partner with Corbo's if necessary.  After 5, then full menu.  Seating on the second Floor with a view. Sounds like a business plann. Maybe some takeout for comfort food aficionados.

The next phase of 10 townhomes begins construction on May 7th.  They are on West 74th between Marina Dr ad Father Frascati.  Everything else is sold out!  Get them while they are hot!  There will be 7 city view skyline townhomes with great views of downtown beginning and three units that are behind the gateway alley and less expensive, but still high quality.  THey are beginning the pre-sell process so come on and check them out!

3 units already presold, foundations poured, block started today.

Just a quick update.  The next phased building was begun on May7.  It is well underway.  This building is L shaped with 10 units.  I am not aware of the pre sale numbers, but I know sales have been good.  I'm curious about any new info regarding the proposed rehab of the old factory, if anyone knows.

renovation of the old "mau sherwood" building at 1200 W. 76th will be discussed briefly at the Edgewater Hill block club next week.  Also updates on the 76th tunnel progress (bid date for bidders to complete the project is this Thurs June 7th).  Possibly some discussion on public art at the tunnel but not sure how relevant any of that is to Battery Park.

I hate to give second hand info, but here is what I was told re. the old factory building on 76th.  There is apparently some historical signifigance to the building which means extra permitting etc., but the building will be converted to 31 apartments.  There will not be an additional floor of penthouses, but there will be rooftop decks.  I can only guess at the likleyhood of these plans actually getting done, but my source had a sense that it would happen.

Also ODOT has re contracted the ped tunnel completion.  Schedule?..I don't know.

Cleveland to get $15 million for W. 73rd underpass, but still faces money gap

 

CLEVELAND, Ohio -- Regional planners approved $15 million for Cleveland's long-sought underpass at West 73rd Street in the Detroit-Shoreway neighborhood, about $12 million less than the city needs.

 

But that's OK, city officials say.

 

 

At a meeting this morning, the city reduced its request to the Northeast Ohio Areawide Coordinating Agency to $15 million from $27 million for the project.

 

The smaller request freed money for multimillion-dollar repairs to street and bridge projects elsewhere in the city.

 

The West 73rd Street project is among dozens across five counties that will be funded through 2015, with federal tax dollars funneled through NOACA. The transportation-improvement plan was approved by a unanimous vote of NOACA's 44-member board this morning.

 

Officials with the city and the Ohio Department of Transportation pledged to continue seeking money to fill the $12 million gap for the West 73rd project. ODOT aims to bid out the work by next spring, if the money is in hand.

 

The city will put $7 million into the project, which would link the Detroit-Shoreway neighborhood with the lakefront. Cleveland Mayor Frank Jackson has said creating better links with the lakefront is a top priority.

sooner- i was at both these meetings so i can provide a definitive update of where they are at.  The Catanzarite family really wants to do this project and has to secure financing as well as the tax credits and they will be on their way.  Optimistically, they would like to break ground next spring if all goes as planned.  The 76th tunnel will be activated early next summer with a great public art project to accompany it.

Have been lurking on this board recently and wanted to say THANKS for all of the incredibly helpful info. We just bought in Battery Park - and a lot of the posts here helped us (new to Cleveland) get up to speed on the history and progress of this developement and the Detroit-Shoreway area.

EDIT: wait, retail? I thought this was going to be converted into an apartment/condo building (ie: the old Stonewater Condos plan)? What kind of retail do they have in mind? Any letters of intent or leases yet?

I thought "local retail business" was odd as well.  Simple mixed use would've been my expectation but the end result will be the same.  About 9,000 sf of "retail" space will be available on 76th, covered parking on 78th, then 13 apartments per floor on 2nd, 3rd & 4th floors.  Building owner is attempting to get historic designation for the property, then use historic tax credits to redevelop it.  Still a long way before any letters of intent.  Need to finish that tunnel in front of it first.

Thanks - we bought the last single family on W 76th. We're excited, but we'll have to wait til they get unused with the current townhomes. Looks like a great place to live.

This project seems to be moving along faster than I expected.  On the Planning Commission agenda tomorrow:

Ordinance No. xxx-12(Ward 15/Councilmember Zone): Designating the Globe Machine and Stamping Company, 1250 West 76th Street, as a Cleveland Landmark.

 

So apparently once the building has been designated a historic landmark, the developer is one step closer to applying for historic tax credits for the redevelopment....

I have to say...at first we were wondering what we were getting into...thought it was a risk.  Looking back...the decision was a no-brainer and probably one of the best we have made.  Incredible place, wouldnt rather live anywhere else.  Also, if you are into neighborhood development, there is a great sense of community in the entire block all the way up to Detroit Road.  Plenty of opportunity for ideas and projects if thats your thing.

I was looking at a very cool bungalow on W. 67th in 2004. Loved the place, but then I looked across the street and saw the neighbor was using the Southern Flag as living room curtains! Deal breaker lol. I'm so glad to see that the entire neighborhood just keeps getting nicer.

Thank you for the warm welcome. A place on Father Caruso actually brought us to the neighborhood. When we explored a little, we found a better option for our needs in Battery Park. It's exciting to see that the area has a plan and that projects are moving along throughout the Shoreway. We were active in our last community, so look forward to learning more about ways to contribute here as well.

^Is it just me or do these look much better than the townhomes that have already been built in Battery Park?  Or am I missing the cinder block walls that the BP developer seems to love so much?

^there's more brick facade on this townhome building.  I agree, it looks better than anything else thus far, but the cost per square foot will be higher too, probably $175/sf or more.  The other buildings with the first floor block were designed by City Architecture.  I wouldn't say the developer loved the look which is why the switch was made to go with Dimit on the latest phases.  Dimit really has a great touch in higher end residential.  I think this latest building is going to be a huge hit.

 

Edit: on a side note, it's going to be very interesting to see how the rest of Battery Park plays out.  With this latest townhome already generating presales, it could start construction as early as next spring.  Once this lot gets built out, there are only a handful of lots left to build on.  One is directly south of the Powerhouse, and has always been shown as a large loft style building.  I don't see market forces aligning for that though, but I wonder how long it'll sit vacant before the developer decides more townhomes is the answer.

 

The other lots are all north of Frascati near the rail road tracks, between 73rd & 74th.  These lots can't be developed until the sewer line is relocated and the infamous Shoreway/73rd interchange project gets significantly completed which could be 3 years out or more. 

That looks so much better.

 

At one point there was an apartment building planned for this project as well, but it got dropped.  Any chance that comes back?  Apartments are so sorely needed, I don't think anyone can seriously question the demand at this point.

39 apartments are planned for the building at 1200 W. 76th, the old 4-story brick building which is mentioned in this thread, but technically not part of Battery Park.  That building could begin in the spring as well.  The other apartments which were planned were supposed to be located on the east side of 73rd, where the vacant parking lot sits.  Not sure what's going on with that.

Well now i know how you all feel about my townhome! LOL.  I think the change is welcome only because the entire block of Frascati/73/74 is the same style.  ITs great in its own way....but Dimit is probably the hottest architect firm in town right now and these will be good.  I think variety will be great for the neighborhood.  Too much of anything and you are talking cookie cutter suburbs.  Mix it up. 

 

BTW Gottaplan.  Cant they develop on the most southern portion of that lot North of Frascati?  Half of it is all stones/gravel, the northern half is grass which is where I would expect it to be off limits.  I dont see why not.

^you might be right about developing the southern portion of that lot, but I think that sewer relocation is going to affect the entire parcel.  I could be wrong, just a guess from the rendering I saw on the ODOT site. 

The price-point for Parkside is nice for the neighborhood and Cleveland...I'm curious to see how the $524,900 unit(s) will do. Does anyone know how many pre-sales there have been? The Keller Williams website says the listing is no longer available.

Wow.  I had no clue that corner one would be over a half a hundy.  Good deal.  I have heard rumors that one or two are spoken for, but thats exactly what they are, rumors.

 

Us in the neighborhood are also hearing rumors that the Shoreway building has chosen its developer, obtained tax credits and will begin its conversion to residential in late spring, early summer.

I noticed going through today one of the last Chicago style home lots is being built on. Didn't get a pic tho...looks similar to the rest of them :)

^ yep.  Single  families are now sold out.  I wouldnt mind them doing anoehr round of them somewhere though.  There are four styles to choose from.

^That's an interesting idea.  They already have construction crews on site, home plans, and sales infrastructure.  I wonder if Marous could work with the City of Cleveland land bank or the county land bank to identify low cost lots in the immediately surrounding area.

^this has been talked about, extending some of the single family developments up into the existing neighborhood.  Vacant lot on 76th, couple more on 74th, some other homes on Herman could be torn down & redeveloped...  takes more public subsidy to go this route and it's not something that the developer seems interested in pursuing.  Best left to Cleveland Housing Network & Opportunity Homes.  Price point is totally different though.  Single family free standing homes in BP start at $279k.  The "new" homes marketed in the surrounding area from CHN are around $120k.

^Yeah, that makes sense.  One of a salable aspects of Battery Park is being surrounded by similar-quality brand new construction.  That's not quite the case on scatter site lots even if just a couple blocks away.  In any case, Hopefully the success of Battery Park continues to draw more small time developers/rehabbers to the whole area.

Digging this thread back up since the server crash...

 

The 6 new units are getting brick facade installed this week.  All 6 are sold.  Next phase is close to starting right beside it, I understand they only need 1 more unit to sell before starting construction.

 

The Catan warehouse renovation on 76th/78th is still delayed.  Every month I hear "it's starting next month...."  Apparently still shuffling the deck on what sort of space to offer on the first floor for retail or apartments.

Absolutely they could.  Clean the exterior brick, install new roofing & windows, then work inside...  but the financing isn't done till they finish the proforma.  I'm hearing there's more interest in the ground floor space for a higher end restaurant then what had initially been expected.

A couple of months ago I purchased one of the six townhomes going up on w75th.  They are looking great.  Dimit is the best!  Had a walk through with the project manager and this guy new his stuff and proved the quality craftsmanship Marous is and wants to be known for.  Cant wait for the Oct 18th move in.
