I think I am going to contact Matt Zone and find out who I need to write to at ODOT to let them know how I feel about. 

 

If you find anything out, please post it here.  I (and many others, I'm sure,) would be interested in letter writing and/or calling.

I guess I'm just frustrated with these government officials and since the elections are going on I hope my voice along with voices from others change can happen.  BK WHEN you get the petition started this week please forward so I can sign.  I can also get many other expatriates here in Atlanta and at home to sign to make it known we are unsatisfied what going on.  I am from Shaker but I understand anything that enhances Cleveland whether its on the east or west side it is a plus for the city.

I can't say enough how frustrating this is...the Lakefront Plan is pretty on paper, but has no teeth. The Shoreway conversion was one of the only things I believed would actually happen relatively "soon," and here we are with ODOT once again bringing bad news.

 

Battery Park is turning out great, and has the potential to be a fantastic catalyst for further growth. But I think this hurts BP as much as anyone. In its current state, the nearly impenetrable Shoreway is certain to prevent the change that is needed. Until then, Battery Park is just an oasis.

Correct me if I am wrong, but I am relatively certain the talk about the shoreway started in 2002 and Battery Park around 2004.  I do believe the W. 73rd intersection was always part of the deal with Battery Park.  I don't think the scale of the larger buildings would work without the direct access to the Shoreway.  They certainly talked up the conversion quite a bit during the sales process...oh, and while I am on the subject, they did mention numerous times that Jason Wright had purchased a house in the development. ;)  I think I am going to contact Matt Zone and find out who I need to write to at ODOT to let them know how I feel about.  Maybe I can do a flyer and pass it around all the neighboors so they can do the same.  I'll keep you guys updated.

 

BK -- I am here and ready to help.  I think the access to the Shoreway DOES influence BP.  While I am truly enjoying our unobstructed view of the city, the rest of the buildings are planned to have quite a few residents and hopefully will be built soon.  That said, if the infrastructure and commerc cannot support the population then our house values go down and our condo fees go up from the roughly $100 bucks a month because the costs will need to be shared over a smaller base.  I am also anxious to see the tunnel on West 76th Street renovated.  Also along that street is supposed to be Stone Water -- the Pat Catan's warehouse building at the very north end of West 76th Street.  anyone hear anything more on that project?

By all means, let Councilman Matt Zone and, especially, Jay Westbrook know your feelings on ODOT's stance about the Shoreway rebuild.

 

And, by the way, expect to see Lee Fisher put some heat on ODOT very soon.

Not sure how helpful Westbrook will be. I am pretty sure he has been against the Shoreway conversion...afraid of the possible increase in traffic.

 

Okay, lets get some kind of petition ready.

^I think Westbrook's issue is just the western end of the Shoreway- the whole Lake Ave ramp issue.  I think he's pro-downgrade overall (even if wrong on that one point, IMHO).

I don't think so... I drove through the other day.  The area they are being built has been fenced off, and there is the requisite rendering on teh fence.  It's one 4 unit building and has a little different look than the places that have been built thus far.

 

EDIT:  About 2/3 down on this page is a post by KJP with a siteplan rendering.  The townhomes in question are in the top left of the rendering.  Also looks like this should complete Phase 1.  http://www.urbanohio.com/forum2/index.php/topic,1684.180.html

I think it is a duplicate of the other buildings.  Not sure when they are going to start building the larger town homes at the very end of W 76.  Even though the sign is up I don't think any have been sold.

I was surprised to find a batt-park townhome for rent on craigslist yesterday.  not bad, if you can afford 1200 a month.  I can't. 

^ That one surprised me too because my girlfriend and I specifically saw a stipulation in the home owners association that said we could not rent out.  One of my friends was interested in that apartment, so I told them to call Vintage first to verify it was "legal" and they said it was okay.  Perhaps it is a difference between the connected and seperated townhomes.

 

Anyway, I can cofirm that these new townhomes will NOT be at the corner of W. 76th and Goodwalt.  Let me just say that I know for a fact that ther is already a house there. ;-)

 

From what I heard, these new homes will be directly to the East of the "Avenue" townhomes.  They will be a bit shorter than the avenue homes so they don't block the views from the single family homes behind them, but they will also have rooftop decks, which was one of the complaints about the "Avenue" townhomes.

I was just going to comment on that.  I thought the financing & tax abatements required that the owner be the sole and primary resident?

 

I might be confusing the two, but maybe someone here can clear that up or maybe the rental on craigslist is directly from the manager/developer?

As far as I know, there is only one of the Gateway townhomes for rental.  Apparently a couple people bought one jointly and originally intended to live there, but found out that they couldn't, so they have been trying to rent it out since October or so....or at least that is the story they gave my friends who were looking at the place.  They would have rented it, but they didn't want to move in till 4/1 (this was in the beginning of Feb) and they wanted a tenant sooner, so they looked elsewhere.  Looks like they should have gone with my friends if they are still looking.

boy that will be scary if you couldn't rent your home . What if you have to relocate and cannot sell? Of course no one wants a bunch of rentals in their community, but in my complex people have relocated due to jobs or expanding families and ended up renting units out. I think that is not a bad deal at all for $1200, it is kind of suprising it has not been rented.

Can you rent in Stonebridge without board approval?

We've considered places like the Pinnacle and the Avenue District but you can't sign a contract if you don't know when your house will sell... yet you can't sell your house if you're unable to guarantee that unit will still be there when your house does sell.  I know the old catch-22.

 

I've seen the Pinnacle in the Credit Clearing Bulletins and some of their subs have placed liens on units?!  I wonder if they've had buyers back out or what's up with the developer not paying?

 

Regarding the Avenue condo building, wondering if all buyers who put deposits down will be able to follow through once units are completed??

I don't think it will get bad.  Cleveland HAS NOT overbuilt, I think we've right sized the market. More people WANT to move downtown especially young people, we just don't have one bedroom inventory available and I think developers are sensing that.

 

Why can't you rent your current home?  There are options.  I don't think Clevelanders are looking for any bigger bargains than any place else.  Granted I haven't tried to buy a home in Cleveland in about 20 years.

not Debbie here, but the reality it people trying to move had contingencies to sell their current home on their contract and things are sorta slow. In a boom market developers or other sellers would never consider such a thing--but many developers did and now things are backed up. Unless a buyer with cash in hand comes forward all the contingency contracts kind of sit there. I know people well in this situation. It is a real good market for a first time buyer, but most of the rest of us are not moving anywhere anytime soon.

Hi Urban Friends! So I'm SERIOUSLY thinking about moving into Battery Park. Checked out the new units and totally fell in LOVE with the townhouses and the up and coming Detroit-Shoreway neighboorhood. Anyone on this thread live in the attached townhouses??? Curious to know what you think of living there and what you pay for gas, electricity, and water. Thanks!

Welcome to UrbanOhio. My partners and I live in Battery Park in one of the detached houses on Goodwalt. It's a great location for us, close to family and friends, not to mention some great restaurants. As for utility bills, the last ones, gas and electric, gas was just under $100.00 ans electric was $80.00. Hope this helps and it would be nice to have another UO member living in the area. As usual, warm nuzzles and bear hugz to all.

Jim S. 'Preciate your response to my gas and electric questions. After deep refection and talking to every person I know, Battery Park isn't going to be the white glove fit I was looking for. Gonna keep looking for the best living arrangement. My best I send to all BP residents:)

This event went very well.  We had ~dozen folks show up for varying periods of time.  It would have been nice to have a few more hands, but we got a fair amount done.  Removed most of the trash and dirt from the segment that runs under the railroad tracks and also trimmed the vines off the fences that surround the section between the tracks and the Shoreway.  The result should be more sunlight and fewer places for folks to hide.  John wants to schedule another clean up in the near future to work more on the segment below the Shoreway and to also take a closer look at the lights.

Great idea guys...  Sorry I couldn't be there!
