A small new tidbit - the new listings for these units all mention a rooftop terrace:

 

Unbelievable quality & design, still time to make selections, best flr plan in new construction. Condos surrounded by park, grn space, amazing city & river views. Rooftop terrace, clubrm, exercise rm. Over 3100 interior sf. 500 sf terrace.

 

...I think the "500 sf terrace" is the balcony each unit has, not the rooftop terrace...

WALNUT HILLS - A 13-story condo tower called the Overlook at Eden Park nearly has its exterior shell in place. The project, which will have 22 units and two penthouses, is being built by Joshua One Development.

 

The units, which start at $500,000, have about 3,100 square feet of interior living space with a covered terrace of more than 500 square feet. Floor plans at the project, being built on Luray Avenue just across from the park's Twin Lakes, include units with three bedrooms or two bedrooms and a study.

 

All units have a great room and a kitchen adjacent to the morning and dining rooms. Units on the upper floors have both city and Ohio River views. Additionally, each unit qualifies for a 15-year tax abatement and comes with two secured indoor parking spaces and a personal storage facility in the garage.

 

The building also has a common rooftop terrace, along with a common club room and exercise room on the ground floor. Elizabeth Bokon Onthank, the agent who is offering the units for Sibcy Cline, said six have been sold. The building will be available for occupancy in late December.

Overlook at Eden Park photo update, 9/18/07

Cranes were in place and cladding was being applied in these photos of the Overlook at Eden Park taken last Tuesday.

 

This 13-story condo tower will have a total of 24 units.  Prices for the units start at $500,000, with the top price for one of the two penthouse units at $1.475 million.

 

Joshua One is the developer, which is being built on Luray Avenue across from Eden Park.

New condo tower 'Overlooks' river

 

Construction is nearly complete on The Overlook at Eden Park, a 13-story condo tower being built by Covington-based Joshua One Development.

 

Located on Luray Avenue just across from Eden Park's Twin Lakes, the development boasts views of Northern Kentucky's skyline and the Ohio River from its upper floors.

 

Of the 22 units, 13 have been sold, said Paul Zeltwanger, a managing principal with Joshua One.

Yup...this project is completed.  I don't have any photos of the completed structure, but it would be nice to have some.

Overlook in foreclosure

Bank says Joshua One defaulted on loan for upscale condos

An upscale condominium complex in Eden Park has entered the early stages of foreclosure proceedings.

 

Bank of America filed a motion Nov. 12 in Hamilton County Court of Common Pleas for the appointment of a receiver for The Overlook at Eden Park, a 24-unit high-rise completed earlier this year.

 

The motion claims Covington-based Joshua One Development defaulted on its loan, failed to pay its contractors and lost control of the project. A dozen or so mechanics liens totaling $2 million have been filed against the property at 2145 Luray Ave. or its general contractor, Omega Design Build Group.

Joshua One files countersuit over delays, lost contracts

Three months after a Hamilton County magistrate turned down its initial request, Bank of America is still trying to have a receiver appointed for the Overlook at Eden Park condominium project in Walnut Hills.

 

Now it’s also defending itself against a $5 million counterclaim by developer Joshua One LLC that the bank’s own actions delayed the project and caused an affiliate of Sibcy Cline to refuse to close on six condos it had agreed to buy.

 

Magistrate Michael Bachman denied the bank’s motion to appoint a receiver in December, ruling that the bank had not satisfied the requirements of Ohio law. The bank has asked the court to reconsider that decision.
