Attached townhomes are considered multi-family and it would apply.

thanks.   I will certainly share this w/ the team charged with making sure we are code compliant on all of our projects.  So far, they've nailed it, but I'll double check!  Appreciate your help, Josh

New Tremont townhomes set for West 20th Street

 

A project for new multifamily and single-family housing at West 20th Street and Smith Court received its final approval from the Cleveland Planning Commission.

 

Horton Harper Architecture is the architecture firm working on the project.

 

“We’re looking to match the townhouse code in every instance here,” Westleigh Harper, co-founder of Horton Harper Architecture, told the commission. Horton did not disclose construction costs during the meeting.

Off topic. We complain all day for big towers downtown but no one talks about the immense amount of residential coming to fruition not only on the west side but now around University Circle. It's smaller projects like these that make a neighborhood. 

That second pic really makes me wonder how long it will be before we see something proposed for that vacant swath at 25th and Columbus. Looks like all of the parcels are now owned by Kamis Properties LLC, with the largest parcel purchased in March of this year. Tax bills go to 12301 Sprecher Rd in Cleveland, which appears to be the location of Absolute Roofing.

I've keeping an eye on that area. I'm surprised that there hasn't been any planning to make the West 25th/Columbus intersection cover less area. If Columbus made turn into West 25th to have more of a right angle to it, it would be a lot easier and safer for pedestrians to cross and it would create more developable land to the southeast of the redesigned intersection.

Tremont Oaks II receives city approvals despite neighborhood concerns about short-term rentals

"The second phase of a micro-unit apartment project on West 14th St. in Tremont received approvals this week from the city’s Board of Zoning Appeals despite objections from neighbors over its use as a short-term rental through Airbnb. Although residents argued that Cleveland City Council should limit the development of short-term rentals in residential communities, the property was approved because it is commercial."

 

 

Tremont Oaks II is on West 14th just north of the first phase of the development.

If any building in Cleveland needs trees to cover it, here it is.

I don't particularly mind these. As someone who works in housing, I can say it's sometimes ridiculous the amount of complaints that come about when people want to use a private residence for short term rentals. The demand for them is clearly out there, and the business model is not going to go away. Having something like this to soak up that demand and pull it out of the more residential streets (and into a more central location where activities can hopefully be better monitored) seems like a better alternative to me.

The demise of the Fairfield Food Market and the Abbey Market & Grocery are a rite of passage as Tremont continues its transition from a rough and tough neighborhood of Eastern European, African-American and Appalachian people who worked in the nearby mills and other Cleveland industries. Replacing them in the last few decades are a wide and gentrifying mix of young professionals, service workers and others who live in new or renovated townhomes and apartments.

Used to live across from there. That place was so gross.

Just left a tremont block club meeting. Unfortunately had to have early, but a developer was looking to put a 80-100 unit building on w11 near the pedestrian bridge. It's a very tight area street wise lots of questions on parking/public utilities apparently even current residents feel the city can't adequately provide things like garbage service it's so tight.

 

We'll see how things progress the developers intentionally reached out early according to the presenter so lots can change.

You could put a black can in the middle of a parking lot with no traffic and the city couldn't adequately provide garbage service.  

 

If the City of Cleveland struggles with these kinds of basic services, maybe it's time to get rid of them all and start over.   Hopefully a Bibb administration will figure out how to pick up these current and future residents' trash.

As funny as this jab is the residents on the street specifically mentioned issues with trucks even being able to physically go down the street

In all seriousness, there are much smaller streets nestled in cities all around the world.  Somehow these locations all have trash service.   It's a very Cleveland thing to say "it's not possible."   I'm hoping this changes.  

Density is the solution, not the problem.

W. 11th isn't a particularly "tight" street.  It is a dead end, which could be a problem.  But not insurmountable.

Ya. I walked up it a week ago, that street isn't very tight at all on that side and even has a semi turn around at the pedestrian bridge. Though, I'm assuming we are talking about the south side of the highway. 

I'm assuming that as well as there is nowhere to put an 80 unit apt building on the north side of the pedestrian bridge.

Treo is rising above street level next to West 25th with a shiny Intro beyond. A couple more big buildings are now planned in between these two....

Perfect shot for why a road diet might be necessary to account for new residents and their ability to walk/bike the neighborhood.

This thing seems to be going up like lightening, just like Intro.  More Chicago developers please.

They also seem to be able to find the financing for some big projects without a lot of drama. But not all Chicago developers are as fast as lightning. Stoneleigh's Waterford Bluffs on Lorain at West 19th seems to be taking longer than projects by the Cleveland developers.

Sculptor strikes deal to buy Sokolowski's University Inn property in Tremont

 

A sculptor with deep ties to Cleveland's Tremont neighborhood is the would-be buyer of Sokolowski's University Inn, a beloved restaurant that has been sitting dark since early 2020.

 

During a phone interview, Giancarlo Calicchia confirmed that he signed a contract late last year to buy the 0.41-acre site. He expects to conclude the purchase in March.

I know this should probably go in the Duck Island thread but since it is nearby to Treo...any one know what is going on with The Pearl?  Are they still trying to get the blessings of the block clubs before submitting it to the city?
