This is my primary concern as well. However after giving it more thought, I'm now think this could be an improvement--if done well. It will come down to the little things, lighting, landscaping, benches, making good use of the light/shade, inviting and interesting lower level retail, etc. A possibility isn't a certainty, but I'm willing to give the developer a chance.

It does seem like there isn't quite enough space on the north end for what the headline image shows though... Unless they take over one lane of Sokowlowski way (to make it one way) there doesn't appear to be enough room for the stairs.image.png.5ecbd2d609bbc9e9e58ecddba61335a4.pngone lane of 

 

 

Assuming the entrance to the parking is off of W13th, is there any reason to maintain Sokolowski as a vehicle right of way? This would be a fantastic little area to close off to cars! String up some lights similar to E4 and this could be a hip little area!

Ken's article says that the street level parking (underneath the main pedestal) is accessed from Abbey across from W12th... this would be roughly the same spot as Sokolowski's existing on site parking. There's a second level below grade that is proposed to be accessed from those roads. I don't see any curb cuts in the rendering though. Ideally I think you'd make both levels accessible from Abbey though and remove all vehicles like you propose.

Major design revisions to a large mixed-use building planned for West 25th Street at Columbus Road at the south end of Tremont’s Duck Island’s neighborhood have won the project praise and support from civic groups, especially for redesigning an intersection in front the proposed building. On June 7, the Duck Island Block Club voted in support the proposed redesign. Then on June 8, the plans won unanimous support from Cleveland’s Near West Design Review Committee. Next stop is the City Planning Commission.

The developer of a large mixed-use building planned for West 25th Street at Columbus Road at the south end of Tremont’s Duck Island’s neighborhood changed the project’s design and added phasing to reflect changing realities. Redesign of The Pearl is getting presented to various groups for reviews and suggestions. Today it was the Duck Island Block Club. Tomorrow, the plans will be presented to Cleveland’s Near West Design Review Committee and, later, to the City Planning Commission.

I sat on this story for four hours waiting to hear about any feedback from the Duck Island Block Club presentation. Perhaps things didn't go well? Everyone has gone radio-silent...

I really like this redesign.  I'll take taller with a smaller horizontal footprint every time.  And the reworking of the intersection is great.  It should cut down on the "Columbus Speedway" feeling.

Do you think the combination of this design and Intro ups the ante for near west side design where just so-so designs become harder to justify? At this point it seems like Pearl and Intro will be in a league of their own.

Probably. The speed at which Intro leased out and at those high price points is going to change this corridor into a very dense, mixed stretch of road. But it's a brutal stretch of road for peds and bikes. Hopefully the RTA 25Connects project will make this streetscape more appealing.

 

BTW, the block liked the project but loved the intersection redesign. And Near West Design Review just approved the schematic design unanimously. I'm updating the article.

Yeah, there’s simply no reason for W.25th to be 4 lanes wide from 90 to essentially Lorain. And those bridges need a drastic makeover. Even if it’s just more attractive fencing. Incredibly unwelcoming walking stretch of sidewalk.

Wow 😍.  That might be the best rendering I’ve seen since The Viaduct.

Another positive development that’ll help this and other area projects get out of the ground. Lumber prices have dropped dramatically in the past few months. Will definitely help some in offsetting interest rates.

Great article by @KJPwith really cool updates and renderings.  The Pearl is one smart and sexy project. 

 It should be really transformative to the area, which is becoming increasingly urban and interesting. This building should really shine at night, too.  Gonna be exciting watching this one come to fruition.

the planter boxes are really taking hold

When I saw that greenery dangling from the planter boxes for the first time this week I was stunned. At every single design review, planning meeting and zoning meeting, we should be saying "Josh Rosen seems to be able to use better materials and make a profit, why should we allow you to do less?"

Thanks for setting the bar Josh. It's up to us to follow your standards and not just cheer every little infill no matter how disposable the build...

that is very kind.   Thank you.  I have great colleagues and fantastic architects who push us -- they deserve a great deal of the credit.

Josh, I walked all around there on Saturday.  Job well done!!!  You and your partners really do "up the game" for everyone else.  And the trellis work you have set up in the back corner...that will look spectacular once the vegetation starts to grow!!

That canopy at the gas station has been up for about 6 months....They seem to have stopped construction?

Is this project stalled on w14th and clark? The first urban form gas station in Cleveland and while it wasn't really asked for here itd be nice to see this design get built.

Cleveland, Lakewood rehabs corner historic credits

Yet another school property to be revived with the assistance of historic tax credits is St. Michael School, 3146 Scranton Rd., Cleveland. CHN Housing Partners of Cleveland plans to renovate the elaborate Victorian Gothic-styled building into 34 affordable senior apartments. Another dozen housing units are planned for the adjacent convent building on Prame Avenue. The $13,859,632 project was aided today by the award of $1,360,000 in tax credits.

St. Michael’s school is one of the most beautiful buildings in the state IMO. Especially once it gets period appropriate windows back in her. 

This looks nice.

It is what it is.  I compare it to scores of apartment buildings built in the suburbs during the 60s, 70s and 80s that you drive by and really don't notice.  They are just there.  At least it meets a need and adds density to the area.

Was about to post my own pic of this. Maybe having three gas stations on one corner wasn't the greatest idea. Still hope it gets built out, the renderings were real attractive (for a gas station at least haha).

Its an insane idea but given it's location there is so much freeway traffic alone that it could support it.

The sunoco is a dump i used to work there full time but now only go in when i need a couple extra bucks so when i say it deserves to get closed i mean it for a myriad of reasons i wont get into now.

The only value it provides is the fireworks they sell out the back during july 4th. 

The thing is, and you mentioned it, is that since we have to have gas stations this is a great urban-form design that doesn't create desolate holes along the street front.

Maybe they need a go fund me

It is the old Pizza Pan storefront. Let’s not forget about the refurbished building across the street. Dave Ferrante of Visible Voice and Proof bought and refurbished the building into ten apartments. 

The fourth corner at Scranton and Willey/Kenilworth is the only one that hasn't seen investment. It's been owned for five years by an ambitious young man Gustave "Gusty" Molnar who is a partner in a firm called Social Mortgage. He also is part of development teams on some notable projects around town such as the Woodhill development in Little Italy. Considering his lack of activity with this site, this may be a buy-and-hold strategy for him rather than a development play. If the neighboring properties, including one owned by Patsy Kline (not Patsy Cline!), start getting acquired, perhaps we might see something substantial. Or maybe this corner might someday host a small-scale development like a cafe or a something.

A cafe would be nice. It definitely would have complimented Tremont Tap House (RIP). Speaking of which, does anyone know why they closed? COVID?

Tap House closed in April for renovations. It's supposed to re-open this summer.
